I have been a tenant for almost 3 years with this company. Run ! Do not use this company !!!! They are a tenants worst nightmare. I pay my rent on time every month. They don’t have options for you to pay cash at the branch. You only have credit options with a fee. Or money order. I am a great tenant. Hardly any maintenance troubles. But the few I have had lorddddd this people are hard to deal with. I had a screw come loose on my screen door. They came by and attempted to “fix” the problem but didn’t fix the problem at all when I see what work had been done. So I let them know the problem was still there they decided without my permission to remove the screen door. I begged for it back for months they denied it because they didn’t want to deal with it at all. Our house came with a washer and dryer I asked if I can upgrade it because it’s old school. They told me if I wanted to upgrade it I would have to pay them to store it 100$ a month extra!!! Like why would I pay you to upgrade items in the home I’m contracted to live in for two more years !!! That was insane but today literally had the worst experience!!!!! I used the app to send a maintenance message over. Our linen closet doors screws have been loose for a while and now the screws just have wiggled out the screw whole all screws are still in the door frame at the top of the door I send a picture to them about the door and they proceed to tell me I have to pay 100$ for the door to get fixed because it was damage from the tenant !!! Like what???? 100$ for loose screw wholes????????????? INSANE there’s nothing wrong with my door or the frame besides the screws won’t screw into the place they should be at. This is a nightmare I cannot wait to get out of my lease. Please BEWARE BEFORE USING THIS COMPANY HOW THEY TREAT THERE AMAZING TENANTS.

There are so many things I could say but I’ll keep it short. By far the worst landlord experience I have ever had. When you put in a maintenance request, you can expect to wait a couple weeks for anyone to even show up, and the chances are they are going to have to come back 4 or 5 different times before it’s fixed. Our AC went out due to the landlord failing to do regular maintenance on the unit, and we were without AC for a week. In the middle of June. When we moved in, nothing from the previous tenants was fixed. We marked down the paint issues on the move-in check list, but that wasn’t enough. We were charged for a FULL REPAINT of the entire house. This house was not repainted before we moved in, so essentially we are also paying for the damages caused to the paint by the previous tenants. We put in a work order for the toilet, no one ever showed up, when we moved out they decided to charge us for the toilet. There was supposed to be a pre-move-out inspection to let us know of anything that was going to need to be fixed, never happened. When we asked about all of these charges, we were told (after a week of no reply via email and us going to the office) they would “contact the owner” and let us know. They then proceed to let us know the following Friday, at 4:50 (10 minutes before they close) that we “didn’t clarify any of the damages on the move-in checklist” and we were responsible for all of the charges. I immediately replied requesting a copy of the move-in checklist, pictures of the house before we moved in, and proof of when the last time the house was painted. Gave them a week. No answer. So now, 4 college kids who work part time while doing their full-time coursework are responsible for paying $533 a piece for damage WE DID NOT CAUSE because the landlord didn’t want to do the normal maintenance and repairs prior to us moving in. Terrible experience. ABSOLUTELY DO NOT RECOMMEND TO ANYONE LOOKING TO RENT.

Recently I bought a home eric butch built in whispering hills Brookland AR. Yard sodding was awful and I wanted it fixed. I was assured they would bring in sand to fill all the huge gaps and low places. I’ve closed two months ago and they just this week addressed it by bringing in dirt, throwing it Around and leaving it. Didn’t smooth it out or anything. I have spent two days trying to smooth it and throw out all the huge dirt clods they left me me to deal with. Yard is still a mess and dirt is so deep beside my house it will have to be re-sodded at my cost of course. I was told to keep it watered (at my cost also), so that the grass would grow up through it. It’s a big muddy mess!!! See pics attached. Do not buy one of his houses unless everything is fixed beforehand. Remember these pics are after me working for two days to try and smooth it out.
