Buffalo Mountain Managers

I’ll be honest. I was hesitant to buy my condo managed by this company becuase the reviews scared me. I wanted to share a positive review becuase I’ve had nothing but a positive experience so far. They were responsive when my water needed to be shut off for a remodel in my unit. They’ve also been transparent and communicative about other happenings around the building. I will change my review in the future in anything changes, but for now I think they deserve 5 stars. It’s really tough to find a “fantastic” HOA in general, especially up here in Summit County.

BEWARE this company - it is the parent company for Ortiz Brothers Construction and they over-promise, over-charge and under-deliver. We hired them to rebuild a deck and pour a concrete slab, they delayed from the promised date of Oct. 2022 to Aug. 2023 with no reason given. And when the work was finally completed, it was okay but there were some parts that were very poor quality. When I refused the final payment, they did come back to fix things (after 2 months). Don’t trust them, Don’t hire them. There are other people out there who will do the work for a fair price in the time promised. Kori with Midwest Concepts is one of them.

I can't tell you how glad I am that we finally got rid of this management company. They took over the "management" of Buffalo Ridge/Village several years ago and have been for the most part inept and non responsive the entire time. I won't waste anybody's time writing more. You can read the other reviews and get the gist.

For the past 5 days, Our Complex has had absolutely NO hot water, We were not notified about any issues or whether or not the problem was going to be resolved quickly, 5 DAYS. Under colorado Tenant laws they have 24 hours to fix the issue as it is deemed a safety concern. I do not understand how Buffalo Mountain Managers is allowing this issue to go unresolved. We never had issues like this until they took over. I will be reporting to the BBB and the Colorado HUD. They should not be allowed to manage properties.

This organization should simply not be allowed to operate in Colorado. Here is what the so-called property manager/community manager for our HOA has done to me and other homeowners in our HOA: a) accused several of us of either lying about issues that we raised, or accused us of making up problems; b) wrote an email to one homeowner when she raised a problem about his lack of response that she "must have a terrible life," c) violated recommended procedures by the County that dictate that if boiler rooms are locked that the Fire Department must have access via a Knox box at each door; d) repeatedly replied to requests for documents by saying that he would provide them (again and again) until the requests had to be elevated to our HOA President (after like the 6th time?); and e) challenged me for proof that I had actually alerted him about an alarm going off (when of course I had the email to show that I had relayed the alert to him)! This man should simply not be a property manager, and as far as I'm concerned, this man that Buffalo Mountain Managers employs should not even be allowed on our property. Additionally, Buffalo Mountain Manager's owner operated without the required Colorado business license for many years. To repeat, in my view (and I have been on multiple HOA boards in Colorado and in other states, including as a VP and Pres on another Summit County HOA Board), this business should simply not be allowed to operate. I will be contacting the Secretary of State to lodge my complaints. Perhaps we need to bring back property management licenses to Colorado.

Worst property managers ever. They don't tell us when we don't have hot water. They don't do anything about the ice problems at our building. They don't plow the parking lots. They don't check for people who don't have parking permits. Do yourself a favor and don't use these bums.

My place flooded over a week ago, there has been no attempt to fix the problem. They genuinely do not care about you or your property, this review doesn’t matter though because property management in Summit County is a racket.

Update: Went into there office after 8 days of not having a home and the owner accosted me for writing a bad review. After some back and forth they finally agreed to come out. They showed up at least an hour after the agreed upon time. That was yesterday. This morning they never showed up to finish the work. It is downright criminal how they treat people. I am now on day 11 of not having a home.

Our place flooded on 3/4. It’s now 3/12 and they still haven’t sent an accessor out. We haven’t been able to stay at our place because the water went underneath our tile and carpet flooring and it needs to be pulled up. The whole places reeks of mildew. They don’t care one bit. Why would they? It doesn’t affect how much money they make.

Went into the office on 3/13. They totally disregarded that nothing had been done for our house. The man laughed at me when I told him it was our only place to live and that I work ten hour days in this county. The really don’t care about us.

As a owner please know properties have maintenance needs. Buffalo Mountain bldg CCDD carpet stains, 2ft x 2 ft stain in front of elevator 4th floor since last August. Broken and dirty floor heaters in pool , ping-pong area.
Bldg AABB has filthy buildup mold and mildew in shower tiles, floor and walls in pool shower, as well has jets broken for months in hot tub.
Minimal plowing done post snowfall. So sad as these are nice condos.

Although I wouldn't give the organization a great review, but I must give Maria 5 stars for her quick and thorough response.

Woke up this-morning (Sunday 10/3) at the treehouse condominiums with a boot on my car.

No notice given, I’m renting the place I’m staying at and was never told I had to register my license plate, nor was there signage to inform me of the policy.

Conveniently for Buffalo Mountain their office is closed Sunday mornings so there has not been opportunity for me to clear up the situation. Frankly the whole thing reeks of predatory business practices- at the very least a huge inconvenience. These guys are crooks.

I don't like that I have been renting a unit in Treehouse condominiums since July 2020 and now one of my license, insured, running vehicles was towed on December 27th and now I have to pay $293 to get it out of impound and drive to Breckenridge to get it.

I have severe PTSD, and Buffalo Mtn Prop Mgrs has violated every right I have under the ADA and FHA to the point that I had to file a complaint with HUD. They are TERRIBLE. I call about noise complaints, they retaliate by calling my landlord to complain on me for making the complaints! They made fun of me for having PTSD last night and mocked me and dared me to complain to HUD under threat of calling my landlord, so I complained. They are a horrible company, read their yelp reviews.

My husband and I own a condo in buffalo ridge and had an issue with my bathtub and kitchen sink. I called bmm and hazell at the front desk was very helpful, informed me it was an owners responsibility but helped me anyways. She called maintenance who came right away and fixed my backed up bathtub and sink. Very responsive and helpful. Thank you!

Wonderfully thorough and straight forward when going over my documents about my property. I had submitted some repairs for my home, and Anthony over the repairs was great with communicating and following up, also Julio the technical, did a professional and clean job.
