We had Big River Home Inspections inspect our house prior to purchasing last month. The inspector was very detailed and thorough in his inspection process. After the inspection he took the time to discuss the critical finding with us including minor termite damage that was found saving us money and potential further damage. We could not be happier with their inspection process and professionalism. Highly recommend!!

Omg....AVOID AVOID AVOID, truly cannot believe these crooks are in business. Absolutely missed major problems with the home we are now in,I do not even know where to start, this company seriously needs to be shutdown. Foundation issues,termite damage,furnace that is dangerous, on and on what they missed.DO NOT USE THESE INCOMPETENT,USELESS people.

Incompetent, unethical, and unsatisfactory are the three words I would use to describe our experience with the home inspection we received! We were moving from over 300 miles away and were relying the home inspection to give us a heads up about any major issues. The report went into detail about lesser items like not having enough smoke detectors or a tree branch brushing against the roof, but completely neglected to mention that the furnace pipe was cracked and unsafe (hvac company we hired for routine maintenance actually shut off and condemned the furnace because of the cracks that should be clearly visible to any real professional), foundation piers that were not up to code and showing damage, a garage door that didn't work and was damaged, active carpenter ants and termites on the property, an electrical panel with loose circuits...and the list goes on and on!! How can a company consciously omit or glaze over such important problems?? AVOID THIS COMPANY AT ALL COSTS.

They inspected my home prior to purchase and completely missed the sagging front porch. This was an issue very obvious in person. Since this was missed I purchased the home only to find out there was extensive rotting and termite damage - costing me over 8k.
They have refused to return my calls or respond to emails.
Terrible.

Hire someone else.
We paid for all the inspections they offered.
If we had known about all these issues we could have asked more off the offer price on the house. We were initially happy with with experience, but quickly after moving in we have had to hire So many contractors to fix issues that should Have been disclosed on the report. There are many serious issues such as squirrels living in the attic, water damage, and squirrel damage on all sides of the house near the gutters, hvac duct had a dead squirrel just inside the duct past the unit, a Serious water leak coming from the upstairs shower and dripping through the downstairs ceiling, and several damaged electrical switches. We are sadly now going to be paying for fixing these problems for years to come and we really can’t
Afford to fix all these problems. I wish I had skipped paying this inspection company over 600 dollars and used that money to fix issues they did not find.

I am going to save you the trouble of reading a LONG review and sum it up in a few sentences. This inspection agency missed the following: signs of water damage, mold, drain failure on a bathtub, and a bug infestation. These are all MAJOR problems that buyers get home inspections done specifically to avoid buying problem homes. When I called to complain, I was basically told that they aren't responsible for any changes in the home after the home inspection before closing...sorry but none of those problems showed up overnight. Please, take your money to a more reputable and HONEST company that will actually do the proper inspection. We've spent thousands of dollars in a few months after closing our first home to fix problems that everyone says "did the inspection company miss that too?" Best of luck to you if you do use this company!

We used big river inspection when we purchased out new home. We opted into every inspection.

We paid for an AC inspection, and our AC ended up not having any freon.

We paid for a termite inspection, and ended up having a huge termite colony well settled into an easily seen place. He said we were clear on termites.

We paid for a well inspection, which apparently consists of taking a water sample to the county. No inspection of the actual well and it's functionality. Our well ended up needing replaced.

We paid over $20,000 in repairs that could have been prevented by Big River. I would avoid at all costs.

Would recommend Big River Home Inspection to everyone. Professional., courteous, and thorough. Jason explained everything in depth and was very knowledgeable.

Mandy was prompt and friendly when I called even though it was a Friday evening. Then Chelsea followed up on Sunday for our inspection on Monday. Jason arrived early and started immediately. He's communicative and personable but what we loved most is his personal work experience with flooring and roofing and other general contracting services. He really knew what he was talking about and when our mold test came back positive, he talked to us about our options and gave us direction. And he's a good guy on top of everything. You can't go wrong with Jason!

STAY AWAY FROM THIS COMPANY!!!! Derek Cook was there about an hour-stated he got there before appt time but never contacted Realtor or Buyer. He missed visible mold, visible water damage and that the AC unit was too small to properly cool the house. Home Warranty will not cover new one because it is pre-existing and should have been caught at inspection. We are now stuck with mold filled basement and no AC. Big River Home Inspections said they are not liable for anything missed during inspection. We are now out over $21,000 due to their negligence. Awful people to deal with but happy to collect your money!!!

I have utilized other home inspection services and none of them compare to the level of professionalism and attention to detail that Big River Home Inspections has. When I arrived at my inspection Jason was already on the premises checking on the roof. The inspection was almost 3 hours long when considering the time Jason was there before I arrived, which I appreciate because I feel that the inspection was thorough and complete. The results of the inspection were promptly emailed to me by 8 PM the night of the inspection, awesome turnaround! Additionally, the warranty they provide at no cost ensures that any issues that they may have overlooked will be covered in the event that they occur.
