I can't say enough positive things about John. The web tool he has developed for scheduling inspections is easy, quick, and reliable. He communicates really well both in the set up and execution of the inspection. John identified items in a house I thought was perfect and THAT is the role of an inspector. His advice gave me the leverage I needed to get the items fixed by the seller...and I got the 35 page report the same day! The report quality is the best I have seen. I have owned many homes over the years, and this is the best. I think one of the best parts of the report are lists of contractors John has worked with that he vouches for! THAT is fantastic as sometimes it's hard to really identify a great contractor. I would recommend Amelia's without reservation. John is the best!

John was great, he showed up on a Sunday on very short notice. He was very professional. He caught everything that was an issue or could be a potential issue, many things I would never have noticed or thought of. He was very knowledgeable and helpful with solutions that could help our home issues. We were very lucky to have him. It was also much cheaper than others we looked into. Thank you!

The inspection was very thorough and detailed along with pictures. It was very easy for us to understand and if we ever need another home inspection done in the future we will definitely be using Amelia’s home inspection again!

John delivered on his promises by putting his vast knowledge into practice, providing us with a very thorough examination and well documented report. My realtor was pushing us to use her inspector and I'm so glad we went with John at Amelia's Home Inspection. John was able to get out the day after I called him. A few hours after our inspection we had a 50+ page detailed report with photos and suggestions for future maintenance as well as items needing replacement and repair. This report made it very easy to request further quotes from contractors while negotiating repairs. The report he uses has a very handy tool to help you make your negotiations.

John went above and beyond anything I've ever seen in a home inspection and ultimately uncovered big issues and enough neglected maintenance that we walked away from our deal. Money well spent! We will definitely be using him again!

Mr. Balian is a very knowledgeable inspector who was willing to take the time to let us know (in layman terms) what he found as he went through the property. He did a very thorough inspection and report. We were very happy his report backed up what we thought of the property.

John was EXTREMELY personable and efficient with providing my husband and I with a house inspection for a rental property that we currently reside in and our moving forward with purchasing.
