Nice company. The personal is really friendly and mostly helpful when you have issues at a property. Maintenance request are quick. For us it usually took 1 day to get everything fix. We really liked the property. They really take care of them. The only issues was payment system for rent and maintenance. The portal is really outdated.

Olivia, Olivia, Olivia...I had the wonderful opportunity to spend a little over a week with her as she showed me several properties. I was shown a property yesterday by Abbie and she did a PHENOMENAL job. She completely sold the property and did a great job answering all the questions I had.

I gave her all of my “must haves” and she helped me pick the perfect one. There were a 3 to choose from and she sent me a link to all 3 but recommended the one that she thought would work best for me. It was perfect!

The thing that really stood out to me was how enthusiastic she was! She made me excited thinking about living there.

She also reminded me how close the property was to schools and all the restaurants as well as other stores.

If I could give her a 10 star review I would.

I look forward to working with Advanced Property in the future. I will most definitely recommend the company to anyone I know who is looking for a place to live, but specifically mention Abbie.

Thank you for all your hard work! Keep doing what you’re doing and you will be extremely successful.

They are a good company. I can't remember the name of the lady that works there but she is always on top of her job. You call her she will call you back, if not same day it will be the following day. Their maintenance crew are the same way. I can not complain about them. The home owners on the other hand are a whole different story.........

They owe my mom 1450.00 so they wrote her a check and my mom deposited it and it bounced now her bank is all messed up and they still haven’t sent her a new check and when my mom calls they give her a bunch of run around also I reported them to better business bureau and now the bank is going to come after them ….. next stop will be to let the news station know so they can maybe let other people know so this don’t happen to them …. My mom is 75 and a widow to a 26 year Army Vet who gave there life for our country and this is what we do to take care of our elderly….. Do better advanced property management

Not horrible in the day to day maintenance but are unethical in the way they handle the security deposit. We left the apartment in better shape than when we moved in but Advanced made up charges to keep most of our deposit. They said we had the wrong color light bulbs. Charged a "cleaning" fee from 2 different people. They charged for removing cabinet liners which were there when we moved in. Charged for something left in freezer but could not tell us what that item was. It also took 3 months to get the small amount left after all these made-up charges. They work with the owner, VillaFay Development, to rip you off.

I really appreciate how they respond to maintenance issues quickly and they always follow up. I also find it very helpful that they will text message me because I'm not good at checking email or answering my phone.

Will never rent from again. Maintenance wasn't done in a timely manner, kept half of the deposit for repairs/cleaning that weren't needed. I was even charged for leaving toilet paper as a courtest. I have always left a place better than I got it, but they definitely don't care about the residents.

Where do I begin… First I will say that my family’s over all experience with both the moving in and moving out process lacked due diligence all around. This ultimately concluded in several discrepancies when it came time to end our lease with the company.

Prior to move in we were NOT shown or walked through the home in person nor in a video. We were never shown what areas (behind the backyard fence) that we are also responsible for. So ensure you have a FULL walk through, ask A MILLION questions, take pictures and videos of everything, have everything in writing/screenshots, and READ YOUR LEASE CONTRACT. We were told by Advanced the we “must” front half of a quote that was calculated for floor damage when it does not state anywhere in the contract that this is the proper procedure. However If it was we would have happily done so. We brought this to their attention and heard nothing after the fact.

Upon moving in we were given a check list for every room. We were instructed to go through and annotate any deficiencies we found. There were several. Upon move out, we (the tenants) were held responsible for damages/missing items that were already there before we moved in AND we had also specifically annotated them on our move in inspection sheet. We had also put in two work orders for some minor things to be fixed in the home (still have screen shots), and upon move out they had us pay for it, seemingly denying that we had put in the work orders in the first place.

The communication via Advanced to the homeowner and back to us was so bad and took so long that we actually had made contact with the homeowner through an outside party to get the ball rolling in order to get these discrepancies resolved. Even still, the move out process was a mess. In fact after several days, sometimes weeks, of no response to our emails, we were threatened to get sent to collections for not paying all of what Advanced said we were “responsible” for. These are just a few examples. I can name several more in detail but it would be too much to type.

This is by far the most stressful experience we have ever had with a property management company, and unfortunately I would not recommend them even if it was a last resort. I would love to give them the benefit of the doubt that they are very busy and just overlooked some things but it has happened too many times to my family, and to others for me to believe that this was just a one time mistake. (This is the second home we have rented with this company)

Very hands off throughout the lease term - which wasn't really a problem. They would respond to questions and maintenance calls, but the biggest problem was at the end of the lease term. They took about 60% of the security deposit for minimal things, such as small 'scuffs' on the walls, stains/nails that were already there prior to our lease, leaving 'personal items' in the house that were already there prior to our lease (maintenance items, light bulbs, etc). Then on the check that we received, it listed all 3 tenants. This wouldn't be a problem if the other two didn't leave out of state. WE cannot cash or deposit the check at all without the other two tenants physically present at the bank. All 3 of us have emailed the company asking to rewrite the check to just one of us so we can cash it. None of us have heard a reply. So now we're just sitting and waiting for a response - out of a few hundred dollars and with a useless piece of paper.

My wife and I rented our house out through Advanced Property Management for 3 years. At first hiring this company seemed like we made the right choice. However, after the first year it seemed as if we were wrong. This company has huge problems with accountability. When I say accountability i mean literally everything that they should be accountable for; money, work orders, new work orders, completed work orders, not completing work orders but saying that they were completed. Our biggest issue with this company was their lack of attention to detail when it comes down to move in and move out inspections. This company is terrible and holding their renters accountable for the tenants responsibilities. The list of damage to our home that Advanced property management did not account for was ridiculous and very unprofessional level. I do not recommend this company for any military families that are moving into this area. Probably 10 times more stressful than renting out our house should have been.

When all was said and done my wife and I should have been receiving our last months rent on top of a pet fee, nope advanced is saying that we owe THEM money! I went in there today to try to work the discrepancy and was basically told that my situation was not a priority! Do not do business with this company. I wish there was a half star rating button.

If you want your deposit back, look for another rental agency. If you want your maintenance requests completed in a timely manner, look for another rental agency. If you want good customer service, look for another rental agency. I would not recommend renting out any homes/apartments through Advanced. Many of the other recent poor ratings describe our experience with Advanced perfectly.

Good maintenance speed. Bad everything else. Avoid if possible, although it’s hard now. Just like everyone else here says, they’ll take all of your deposit and then some, even if you leave the home better than when you got there. Just read the reviews on here. An egregiously dishonest company in an already stereotypically dishonest profession.

This company is a joke. They sent us a lawn violation at the beginning of last month and I explained to them that I was pregnant and my husband is 100% disabled veteran and we would hire someone as soon as we could. The next violation that was sent we explained that we were in the hospital delivering our stillborn son and I would take care of it as soon as possible. This was Rachel Mace's response:

"I am sorry for your loss and sympathize with your current situation. We
will look past the lawn this week but we do have covenants that must be
enforced.
We expect the lawn to be taken care of by the end of next week."

We had our nephew mow our lawn that week and hired someone who started mowing for us the following week. Today I recieved another lawn violation (by mail for some reason?) that "this will no longer be accepted", despite our lawn having already been professionally mowed prior to the date of this letter.
If you want a property management company who is going to add value to your HOA, rental property, other community? Find someone else.

My roommates and I were veterinary students that rented a home through this company for 3 years. We never missed a payment and would actually pay months in advance. When we moved into the house, APM left paint in the garage for us to patch any holes in the wall that we created (this was in the contract). Upon moving out, we patched the holes and painted over them with the paint that was provided. When we left, the paint was wet and didn't match perfectly, but we figured it would once it dried properly. It didn't match enough and APM charged us to repaint the entire inside of the home for $1,600 (this is our entire deposit). This doesn't even cover the carpet cleaning, cleaning service, and lawncare company that they hired on our dime. We had to pay an additional $855 after they used our $1,600 deposit. After our lease was up, the home had been sold and would no longer be a rental property. Our lease ended May 31st. We had mowed the lawn the day we moved out, but was then charged $50 for a lawncare service to mow it again in June!! How are we responsible for the lawn after our lease was up?? These are just a few of our many issues with this company. Not to mention the staff and specifically the accounting manager are horrific to work with. We attempted to dispute these charges and the accounting manager was rude, unprofessional, and even had the nerve to hang up on us and not return our calls. I wouldn't recommend this rental company to anyone. You'd be better off anywhere else. Also, before you respond with “we’re sorry we can’t find you in our renter database” like you do with every other negative review you have, I called today and your company seemed to find me just fine! :)

Renting here will, without a doubt, be the worst leasing decision of your life. Their entire business practice is centered around snatching each and every dollar of your hard earned money. Save yourself the headache and rent elsewhere. Also I’m pretty sure the owner was tweaking out one time we talked to him.

Leasing team is great. Despite that, I wouldn't want them as my management company as an owner or a renter. The maintenance team is dishonest, dense, and terrible at communicating with clients and each other. I don't know who their vendors are but the quotes were consistently too high so property owners declined to make needed safety repairs resulting in general deterioration of the property. Renters, if you must use this company take the time to photograph EVERY SINGLE IMPERFECTION when you take possession as they will charge exorbitant amounts of money for preexisting flaws and normal wear and tear. Basically a thinly veiled attempt to scam you out of your deposit. Hands down the absolute worst experience I have ever had.

As sleezy as they come. They not only will they make up a reason to keep your security deposit, but they will make up a reason to claim that you owe them more money on top of that. If you see an Advanced Properties Rental sign in front of a house, turn and run.

I rented a basement studio apartment through them. The shower cracked in February due to old age, not supported properly underneath, and the extreme cold that we were experiencing at the time. It was never fixed. After over 4 months of not being able to use the shower, I moved out in June, lease was up in July. I was charged for July rent with lots of late fees because I didn't file some paper stating I moved out due to repairs not being done. I wasn't made aware of the needed paper work until the end of August when I finally got a tiny bit of my deposit back, at which time I called to complain again. I was told at that time I needed to read the renters handbook to learn about the paper(form), which was supposedly available online? I was also charged for removing personal property when there was nothing to remove, and unnecessary cleaning fees.They are a very dishonest business; which is to be expected of most businesses these days, making a dollar is all that matters. There are an infinite number of loopholes for them to use legally so they always come out in the right, even though they are in the wrong. Get help from someone who knows a Tennant's rights a responsibilities before dealing with these guys.

Michael Wiseman was our land lord, He was super nice and very professional. If we had any issues with the rental, he had someone over the next or even the same day to help resolve the issue.

If I could give them 0 stars I would.. my roommate and I rented from them and they were not friendly towards us. They spoke rudely to us(specifically Hillary) and definitely played favorites. They didn’t take care of what we asked them to. They gave false word; scammed us in the end and charged us for things that went against what they said and agreed to. Completely took advantage of us.. they also don’t give you back any of your security deposit even if you have done everything they have asked and left it spotless and fixed up. Would never recommend them to anyone and definitely would never rent from them again.

The absolute worst property management company I’ve ever had. The property wasn’t ready to move in when the move in date was. They never fixed anything in a timely manner or professionally. They took all of the security deposit despite for items that were broken before we moved in. Will definitely take advantage of you. I can’t recommend them any less.

Our Home Owners Association has worked with Advanced Property Management for over a year now. They help our members by answering questions as well as guide residents through the process of working with the HOA. They monitor our finances and keep our vendors up to date with payments and invoicing. This allows our volunteer executive board members to not spend an overwhelming amount of time working on HOA related tasks. They provide these services at an extremely affordable rate and help the HOA maintain a professional relationship with our residents. I would highly recommend their services.

We have had a great deal of success with Advanced Property. They are able achieve competitive rental rates, even when the market can be saturated at times. They not only utilize a great tenant screening process, the communication between management/tenant/landlord has been beneficial to us. We have really enjoyed working with Advanced Property Management. They have a great inventory of properties to look at in Manhattan, there were no surprises in the rental process, and they took care of any issues that came up. The check out process was fair, and the head of maintenance came out for an walkthrough with us to help us get as much of our deposit back as possible. That was really helpful.

So far everything with this company has been alright. They are quick to respond to maintenance requests, and they seem to make an effort to be fair to both tenants and homeowners. My property manager responds quickly to any emails I send as well. I have not gone through the move out process with them yet, and that may or may not change my opinion regarding the company when the time comes. But as of the time this was written, my only major complaint would be that the cost of my rent does not seem equal to the property I am occupying. To me, it's rather high for the size of the house (which also has no garage and I can't get to the basement because of its trap door set up--I can't lift the door to go down there), and I often think the only reason for the high rent is because they allow pets here. But I do not know how the rent is decided exactly, so perhaps there are other factors.

Tl;dr, Advanced Property has been a fair and good rental agency so far.

We have moved quite a bit over the last 15 years, and Advanced is the most proficient and efficient Property Management company with which we have dealt. They were fair and attentive during the move-in and move-out process. The maintenance department’s use of Property Meld was fast; they always had someone out within 24 hours of any issues. We only lived in the property less than a year, but it was a pleasurable experience.

On Thursday I saw that someone in the area moved out. I called Advance Property Management and informed them that the previous tenants left trash out by the curb and if they could figure out if someone could pick up the trash. I informed them that the trash was blowing everywhere. Today the trash is still there. Trash come a Monday for this company and that's IF the previous tenants paid their bill. I shouldn't have to clean up my yard becaus there is trash EVERYWHERE.

I do have pictures, unfortunately it was after I saw my daughter picking up the yard.

Truly a below average experience from the team at Advanced Property Management. Moved us into a house with large piles of garbage on the property. Took over a month and multiple phone calls to get removed. Maintainence is a total hit or miss with next day service or next month service. Doesn’t always give a 24 hour notice for showings or entering the house. Their transitional maintainence plan takes advantage of renters using in house “companies” which doesn’t provide a fair priced service. Strongly recommend to try a different company, I’m very glad I did.

If I could give a less than 0 review I would!!! These people are crooks!! Not only did they not return our deposit ,they charged us an extra $785 . There was normal wear and tear then maybe about $500 extra on top of that.. They charged us $1500 to replace a 2' X 2' square of carpet that didnt need replaced anyway.They also charged us to repair a crooked cabinet that was crooked when we moved in, that they have the evidence on their own video. Not to mention trying to get a maintenance call answered is like pulling teeth. We also had a proffessional cleaning lady come in when we moved,but they wouldnt accept that because we didnt use their overpriced one.So everyone beware of using these crooks.

They managed my house for a couple of years, the only thing I am sure of is that they don't do what's best for owners. I paid $300 for dishwasher latch replacement when I could have bought a new one for same amount or even less. And when I questioned the person who took the decision when he didn't ask me or even just bought a new one for the same amount I got no answer. A couple of months later they asked me to replace that same dishwasher...this incident among others. Please look for somebody else who will work for you not against you.

Advanced Property Management has expertly managed both of my rental properties for years. They always kept my properties in great shape and made quick repairs when issues were found. Their staff is always courteous, polite and easy to get ahold of. They are experts in turning over properties and getting them ready for sale. If your rental properties are investment properties this is the property management team to use.

Kendra, Kendra, Kendra :). Kendra was the most fun-loving agent when it came to home showings. I truly appreciated her professionalism and input from the time I walked in the door til the time we left. She answered all questions and even assisted on a counter offer from me to a homeowner. I know she did not have to oblige me in doing so. I want to say thank you again. Kendra's laugh is quite infectious I liked it so much I went home and tried to practice it lol...just kidding I knew it was original. Thank you and the staff at Advantage for assisting me with my search for a comfortable place to live in Manhattan :).

One word: terrible. If you are a college student they will do everything in their power to take advantage of you. Take your OWN video of the home you are renting before you move in! They don't return calls or emails. I lived with 4 other girls last year and it got to the point where we had to have our parents call- and not just once or twice- but MULTIPLE times! Unfortunately, they bought the current home we are renting this year and the same thing has happened. COLLEGE STUDENTS: they will not take you seriously. Don't get taken advantage of, or better yet, find another company to rent from.

I was a tenant for Advanced Property Management for 15 months, in that time I delt directly with this company.

Overall they were an above average property manager, but their systems of processing and returning payment I felt could use an update.

I would rent again from this management company if given the opportunity.

If I could give 0 stars that would still not be low enough. I have had a very very poor experience with Advanced Property Management, when I moved into the house there were MULTIPLE things wrong that we filled out maintenance request forms for that were ignored for weeks, months and then some were ignored up until we moved out, but now that we have moved out they are on our security deposit as deductions, acting like we were the tenets that did the damage when it was like that when we moved in. For example, the washing machine didn't work when we moved in and it took over a week to replace, the water heater didn't work when we moved in, luckily that was fixed within a day or two, there was an abandoned car in our parking lot that took 6 to 7 weeks to get moved, the screens were destroyed in almost every bedroom and we reported that, those never got repaired. The oven handle was broken off and we told them about it at CHECK IN, AND made TWO different maintenance request forms about it and were once told that the handle had been ordered and would be replaced in a week or so.... that never happened. The carpets smelled and looked like a dog had been locked in the house for days, stains and the smell of urine and dog odor throughout the house. The house was VERY obviously not painted before we moved in, scuffs and holes and nails were still left on the walls. The front door didn't latch or lock properly it was almost 3 months before that was repaired. And they were just unprofessional in general, when you work for a business do not say you will do things that you either cannot get accomplished or you have no intention of getting accomplished. Overall in the one year I lived in a property with Advanced Property Management I had a VERY VERY poor experience and I will not be recommending them to any of the many many college students that I know moving to Manhattan.

Like Ty Vaughn stated this company will try to hit you with all kinds of bogus cleaning and maintenance charges after moving out. We had throughly cleaned the property took pictures before move in and before checkout and they tried hitting us with $240 cleaning bill and $400 of maintenance charges that they had no proof for. They said house was dirty without proof and we had to take in video and pictures to prove it was spotless and got them to remove $200 of the $240. We put in brand new air filter right before we moved out and they charged for saying they had to replace it, they charged for saying bulbs were burnt out that were not when we checked out and the list goes on, as well has trying to claim pre-existing issues to floors, walls etc were our fault. When they do give you list of charges they wont even itemize it to show you what they are actually charging so they can just make up any amounts they want and wait to even give a total cost until they wait to cut a check 30 days after move out which is in violation of the contract.

DO NOT LET THEM STEAL YOUR SECURITY DEPOSIT, take pictures video and document everything! They do take video themselves at check in, but it isn't used to protect you and they won't use it when you want to show them issues that existed prior to you moving in. They will drag their feet on responding and they just hope people will not fight their charges. Shame on you Advanced Property Management!

I would like to speak to APMs professionalism from the property owners point of view. APM has managed my town home for almost a year. They are professional and meticulously document interactions and work orders. They coordinated some minor re-models that were needed and handled the installation of a new air conditioner. They keep me informed about my investment in a professional and digitally savvy way. As a property owner you might be able to find cheaper managers- but you will not find a more transparent organization. I highly recommend APM, especially if you are a property owner who does not live in the immediate area.

Advanced Property Management has had some issues with timeliness of repairs and we've had to contact them multiple times to fix some repairs. The communication wasn't always there which caused some confusion and led to me having to re-apply to live at the house. While we had our share of inconveniences the CEO is approachable with problems and always available to contact with issues. We are confident in this companies abilities moving forward and it seems they are making steps towards fixing past problems and making sure they don't happen again.

If I could post fewer than 1 star I would. Definitely don't rent from Advanced Property. They're easily the worst company I've ever rented from. We put in a request on March 9th because we were missing screens on our windows (against Manhattan housing code). They took off all our storm windows (and all the remaining screens), and then left it until June, even though we called and put in maintenance requests. A window broke during that time (because of a storm) and they tried to charge us for it.

Then, when we were moving out, they "lost" the check-in video they had taken, and tried to charge us for damages we recorded on our check-in sheet. Luckily we had also taken photos, so we had proof of the existing damages.

These are only a fraction of the issues we had when renting from Advanced. The only time we actually had problems solved in our rental was when we took it directly to the COO of the company, otherwise we were told that they would contact us with an answer, which never happened.

If you feel like you need to rent from them, document EVERYTHING with photos and photocopy all documents you give to them with dates.

I have used Advanced Property Management to manage my rental property for the last couple of years, and have had an exceptional experience with their company. Their staff is very courteous and polite. They worked nothing short of magic when I handed the property over to them at a bad time of year and they immediately rented it at a great rate. They leave nothing to be desired, stop your search here.

I had an excellent experience with Advanced Property Management Inc starting with the leasing division was pleasant and professional as well as the maintenance was on point and took care of every need in a timely manner, ending with the accounting department which is well managed! My roommates and I have been with Advanced at two properties and Craig and his staff have always been helpful, professional, and friendly at all times. I have been with almost every management company in Manhattan and Advanced is the only one I recommend. I will continue to stay with them as long as I am in Manhattan

I appreciated the friendly helpful front office staff. Sadly, I would not recommend this company to anyone. I am a very private person and do not appreciate people in my family's space. I absolutely hate that we had to allow them to do showings while we were still living there.

I had a great experience with Craig, Killian, and all of the staff at Advanced Property Management. Their online tenant application was convenient and I could scan and send them all the follow-up information through email. Their website it super easy to make monthly payments. If I emailed anyone they were super quick to respond. At the end of our lease, their agents were really good about letting us know when they were showing the house the day before. Never had a service issue during my one year lease, so can’t comment on the maintenance aspect.

Overall a wonderful experience leasing from Advance Property Management. My one little complaint was they charged me for not replacing the batteries in the smoke detector, but they did not test during checkout out, and did not see it stated anywhere in the move out cleaning expectations. If it would have been then I would have taken care of it and not have it deducted from my deposit.

Currently renting in Manhattan due to owning property in another state. I can say as a tenant I have never had any issues with Craig or his staff. I have rented numerous properties all over the country in the last 20 years, and I have never dealt with a more professional management company than Craig and his staff at Advanced. Anything I have needed over the past year has been dealt with in a prompt and courteous manner. Craig even went above and beyond to find me a larger house his company manages which better fit my needs. Even with a narrow set of parameters, Craig delivered in an extremely professional manner. I could not be more happy renting from Advanced. I would not even hesitate recommending this company to anyone, no matter if they were looking to rent or have there house professionally managed in their absence.
