I was given the name of Top Notch Home Inspections by the RE Agent handling my possible purchase of a house just outside of Hilo,Top Notch was referred to me by the Listing Agent. Although, I have been an RE Agent in California, for over 52 years, and I specialized in renovations of distressed properties throughout California, I had never purchase a property in need of major repairs in Hawaii. I needed a company who would look at the details of this very deferred maintenance property.
They fit me in to their very busy schedule knowing that my time in Hawaii to conduct inspections was limited to five days.
My inspector did the job on an extremely rainy day. She called me that night to go over the big problems that I would face. Her report , very detailed , was written late that same night, and sent to me by email for my review. I had some questions, and several folks at the office, including the owner responded very quickly.
RESULT: Based on the very detailed inspection of the knowns, and my estimate for the renovations, I canceled the contract.
My decision to cancel was based pretty much on the written reports and verbal answers that I received.
I never knew of this company prior, and should I decide to consider another purchase, I will call them again. I very seldom write reviews, but I felt compelled to do so this time. A more appropriate name for a company does not exist. I truly do not recall a company that I have ever dealt with in my over 52 yrs of being in the renovation business, that I can say gave me truthful,and quick answers, in addition to their most detailed report. I canceled purchase based on the know problems-what was even more scary were the possible unknowns.

Quick, courteous and precise, Top Notch snake-scoped and evaluated the septic system on a home we aim to buy in Ainaloa. They included the video of the snake camera as it navigated the drainage pipe, so I could check their work for myself; and magnetically located the (buried) septic tank.

I have used Top Notch inspection twice. Once when I bought a house and the second time a few years later to check up on the same house to see if there's any new items. Both inspectors were very professional, and we love the detail report that are ranked by urgency and clearly marked for which items are important to fix.

Top Notch and Ben Thomas specifically provided the best inspection I could have imagined. He covered just about every possible concern and contingency in a way that fair to the seller and highly valuable to the buyer. I now have highly detailed list of not only basic maintenance items but also a few concerns that paid for their (very) expensive service. It was well worth it but for any house over 3000 sq ft the website listed cost is about half what you actually pay.
