I’ve waited about a week to write this in order to give a fair review of Mr. Shimanski of Top Notch Contracting. Things started out good. During our initial meeting he seemed very friendly, flexible and overall very helpful. He provided us an estimate and everything made sense. A friend referred him to me and based on their experience (and others) Mr. Shimanski was good, but he was very busy. He was not very responsive nor was it easy to actually get him to start the job but they were happy with the final product.
We chose to go with Mr. Shimanski to finish our basement. After Mr. Shimanski gave me the initial estimate he asked me to make product selections so he could give me a final quote. I did that through a series of emails and that wasn’t going well. This wasn’t an effective way to communicate my plan that was my fault, although he offered no better way to communicate. I decided to make a slide show with all of my selections. That slide show included pictures, examples, and links to actual products. He still wasn’t giving me the time of day. He came up with delay after delay due to being busy, sick, and another delay from one of his contractors that Mr. Shimanski insisted that I contact directly.
He then insisted that I hire a Designer associate of his. I was very reluctant to pay a designer, but in hopes of getting the project moving in the right direction, I agreed to a consultation. She reviewed the slideshow that I put together and she said that she really didn’t have anything to offer. She stated that I already had everything well organized and the products selected. I’m very thankful that she had some integrity and didn’t charge me.
In an additional attempt at speeding up the process, I offered to purchase all of the materials myself and bring them to my house. I also reached out on my own for another cabinet subcontractor when one of his failed to respond after several weeks (he was also very impressed with the slideshow).
I finally received the final quote and it was beyond disappointing. It was full of errors (incorrect floor, ceiling, lighting...etc) and it did not have any of the selections that I chose. Not a single one. On top of that it was at least $10k higher than his initial quote (removal of several items plus a substantial increase of final price), despite us eliminating several items. He put absolutely no effort into generating this quote. It was essentially the same as the initial quote, just much higher price.
When I asked for an explanation, he essentially said that he’s too busy to provide additional details and he was too busy to take on my job. His subs were busy and materials had gotten more expensive since the initial estimate. Despite committing to my project, he agreed to perform 12 other projects.
I don’t think that Mr. Shimanski is a bad person. I fully understand the current crazy market. I think he is just greedy and got caught up in the current construction market. He sees all of the money that he can earn from the glut of projects coming his way, and the quality of his work suffers because he doesn’t have the time. If you choose to hire him, don’t expect any guidance from him. Don’t expect any level of detail on his estimates (nothing itemized) and don’t expect them to be accurate. Expect to overpay. If your build is not a standard/cookie-cutter project, expect him to drop you in an instant when another project comes his way.
