My experience with Patrick Butler was that he is straight-forward, honest, and very thorough. As a military retiree, I was relieved to know that Pat was, also, a military retiree. Having that common ground added to my relief! His willingness to make himself available to communicate to my spouse in the event I couldn't remember any certain aspects of the inspection was very welcomed! Thanks for providing me and my wife with the knowledge of what we are heading into as first time home buyers!

WOW! I can't say enough good about this place! I would ABSOLUTELY recommend going here for any home inspection. ESPECIALLY if you're a first time home buyer - like myself. Patrick is extremely professional and knowledgeable and you can tell he takes pride in what he does. Their prices are fair, and should there be anything along the way, he will be more than happy to work with you on it. It's very rare you find someone like this so I'd absolutely recommend working with them. Will definitely be using them in the future for other home inspections. Mr. Patrick Butler performed a very thorough inspection going far beyond expectations, offering several useful tips and opinions that really made me feel that he was genuinely concerned with my knowledge and awareness of the house. He answered all questions asked by me and gave me an in depth explanation as to why the issues occurred and how to cost efficiently fix them. The report was very detailed to include pictures with explanations and level of concern.

Please pass on our most sincere appreciation to Mr. Butler. My Family and I are greatly appreciative of his attention to detail and unbiased opinions and recommendations. I would highly recommend Mr. Butler's services for any home buyer wanting to gain knowledge and confidence in buying a home.

It’s a real shame I have to only give pat 5 stars, If you are going anywhere else to get your home inspection then you’re honestly short selling yourself. Trust me do yourself and your home a favor and book pat.

I can't say enough about how incredible my experience was with Tallgrass Home Inspectors. I was trying to buy a house that I currently rented, and was coming into this situation with literally no experience and no idea what was going on - I was fully expecting to pay an arm and a leg for an inspection that would be moderately useful to me. Instead, I feel like I got such an incredibly good deal with Tallgrass for results that were above and beyond what I could have asked for. The fellow that came by was incredibly professional and thorough - he was at my place for multiple hours making sure that he noticed and fully documented everything. I can't recommend Tallgrass enough, as the fellow that did the inspection was also incredibly thoughtful and considerate, and I get the sense that they will always go above and beyond to help a client.

Pat at Tallgrass Home Inspectors did an extremely thorough inspection. He was quick to answer all of our question and walked us through all of our many questions. When working with them my wife and I felt very well taken care of and felt like we could continue to move forward with our home purchase with confidence that we weren’t going to have any surprises show up after our purchase. He was also extremely helpful and knowledgeable in helping us to expedite further inspections with other well trusted businesses in the local area. Overall we couldn’t recommend them more and having purchased multiple homes in the past this was the first time the inspector had taken significant time to talk and discuss with us his report and pertinent findings as well as his specific concerns, letting us know we could reach out at any time in the future with further questions or concerns.

Pat was great. Our inspection was thorough & gave us confidence to pull the trigger on buying our first home. Loved the experience.

I scheduled my home inspection with Tallgrass and even signed their 'contract'. Everything was confirmed, they texted me the morning of the inspection to confirm. It wasn't until I arrived at the property to review the findings did I find out that they never showed up. No one called me or conveyed anything in the prior 4 hours that they were not going to show up. When we called to find out why they did not show up - they claimed that they went to the property and were not given instructions to access which was a blatant lie. They were given instructions in the email as well as given the seller's agent, the buyer's agent and my contact info and none of those individuals were contacted. The sellers also have a ring doorbell and the inspector never even appeared at the property on the morning in question. The complete lack of professionalism is unacceptable. Do not work with this company. Do not rely on this company. When you are under contract you are bound by strict timelines and you cannot have these types of issues. I went with a different inspector who was on time and professional. I will never again recommend Tallgrass for any service. Avoid at all costs.

Pat was incredibly helpful, knowledgeable and responsive with questions we had about a problem area in our basement. He kindly offered to come over to look things over free of charge and gave us great peace of mind in how to move forward for the time being. We will definitely be calling him in the future for all future full-inspections needed. We greatly enjoyed visiting with him and learning more about his passion for the business he’s in as well!

Patrick completed a home inspection for me on very short notice so we could get moving forward on a contractor remodeling project. I really appreciated that. He was easy to work with, very easy to contact and returned messages and emails quickly.

Patrick did a home inspection for us on a home we are under contract on. He was very thorough and took time to truly do an inspection. He even took time while working to explain to me the problems that he saw, and what it might take to fix it. I will definitely recommend him to my friends as they buy homes.

We had a flood and after a few months thought we may have mold. Tall grass got back to our inquiry the same day and even booked an appointment for the following day. Patrick Butler came out and really went above and beyond to make sure all our concerns were address on items we wanted investigated. When the report came in he not only forwarded it to me but called to discuss. On top of that he provided information that wasn’t even part of the service we paid for just as a courtesy. I highly highly recommend this company!

We had a really good experience working with Tallgrass Home Inspectors. It was an incredibly cold and snowy day and we were on a time crunch to get moving and our inspector did a great job listening to our concerns and plans for the new home and then doing a very thorough inspection. He did a mobile home inspection and it took him 4 hours to do it. Very reasonably priced too. Couldn't have been happier with how much he invested in our home's inspection and getting us ready to be new home owners.

Patrick Butler did an incredible job inspecting our new home. He was very thorough, took his time explaining what he was looking for an any concerns that he had. His report was very detailed with pictures and explanations. He gave helpful referrals for things that needed attention. We appreciated his professionalism and would recommend him!

Being a first time home buyer I was extreemly nervous about making sure the house was in good repair. Pat came out to do the home inspection and spent 4 hours walking me through things, answering questions and showing me simple things I can do to keep the house in good working condition. A few days after the inspection he followed up to see if I had any additional questions that I didn’t think of during the inspection or things I needed clarification on. I also received a 50+ page detailed report including photos of the house with ratings of the condition for different aspects of the house. After getting a home inspection done with Tallgrass I felt 100 times better and more confident about purchasing the home they inspected. My home inspection was over 4 months ago and Pat is still a great resource, he is willing to answer any questions I have about recommendations or things he noticed during the inspection. I can’t recomend them enough, I wish I could give them more than 5/5 stars. (Also his prices are extremely resonable for the quaility and volume of work he does.)

This isn't just his job, this is Patrick's passion. He cares about his clients and goes above and beyond to make sure they aren't stuck with someone else's negligence or mistakes. He is not concerned with rubbing elbows with Realtors and getting houses sold. He is 100% focused on his clients being taken care of.

The Tallgrass Company vehicle was very clean and all their tools were organized; Both inspectors had a clean and professional appearance.

Pat and his assistant were very thorough in their inspection. Pat answered any and all of our questions and explained each and every issue in terms of severity, urgency, cost or difficulty repairing.
His assistant took many detailed photos and pointed out locations of water shutoff valve and alike with a picture of him pointing at it.

Most importantly, my wife and I felt confident in their work.
