SAH builds beautiful homes, but their customer service and response times are terrible. They blame subcontractors for almost everything, and take no accountability on quality issues.
It's been over 3 months since our 12 month warranty inspection and there are still fairly simple discrepancies that are not addressed (i.e. paint, squeaking floors, misaligned door, etc).
As a builder you have to take accountability. The buck stops with you.

We purchased a home from Stephen Alexander back in 2011, Alex is very dishonest and unpleasant to work with. Our driveway was damaged before we purchased our home and he tried to repair while we were at our closing without our permission he put a stamped concrete design in the middle of the driveway that looks horrible, and the master bath tub had a hole in it, we put these items on our closing walk thru to be repaired/replaced respectively, he kept sending people to do horrifying repairs. We trusted him that he would stand by his word and integrity. How foolish we were. He drug out the repairs till we could no longer take anymore. We hired an attorney and sought court action to finely get the word done correctly. He knew from the start of his conniving plan, as it was past the statue of limitations due totally to his stalling with the stupid repairs, of which we did not know and trusted his word that they would fix these problems. So now we are living with a horrible damaged master bath tub that looks worse from his "expert tub repair " guy he flew in from out of town, he damaged the tub worse. Please think twice before buying their homes, they have absolutely no concern for their customers

I recently had a contract writing appointment with Michelle and Beth, who are AWESOME by the way. My concern is if decisions are to be made on kitchen cabinet choices, to include colors and styles, samples should be available for clients to chose from. If you do not want all white cabinetry the other choices should be available to see and choose from. Images pulled from a website and shown from the computer does not give a true color representation of what is offered. There aren't any samples to choose from, no granite samples, no quartz samples, no paint samples, no cabinet door samples...nothing. Not having samples available seems to force clients to choose what they see in the model home, which is an all white kitchen. Most people might want an all white kitchen however, I'm not a fan of an all white kitchen. Other cabinet colors available are Shale(upgrade), stained brown and stained dark brown or black, couldn't really tell because picture was from grainy computer picture. Seems like you're in a corner in choosing all white since there is nothing else to physically see to make an informed decision. I can go to a Sherwin Williams paint store and ask to see what Shale paint color looks like. From my understanding if there is a contract change you will be assessed a change fee. I was really perplexed as Stephen Alexander is an award winning developer and would not provide samples for all options available for customers to choose from. Again, Michelle and Beth are AWESOME! Bottom line, there are no samples to preview options offered at the model home for Waterleigh community in Moyock, NC.

The houses are beautiful but the workmanship was lacking. everything had some sort of malfunction with in the first year and warranties were next to impossible. I have been in my house for 1.5 years and i still have not gotten all my items fixed. The main office does not talk to anyone in the field. overall bad management. and the workers don't tell the owners what is going on. would not recommend for the price.

Go elsewhere. Trying to get them to stand behind their work has been difficult right from the start, while they continually denied that they were responsible for any substandard work which abounds. The inferior quality of construction - such as repeated leaks from the roof, flooding walks and disintegrating driveway - is quite aggravating, because they made half-assed attempts at correcting them. By the time we realized how significant the problems were, too much time passed. Cosmetically, they did a great job of passing off repainting much of the semi-gloss patches with flat paint patches on both trim and walls, and poorly disguised drill mistakes on to us ... and once again, did a half-assed attempt at repainting the areas we DID notice within the first few months. They argued - yes, argued - that their incomplete inventory of what was to come standard with the house (as in providing all screens, rather than "most") should be acceptable to us. And definitely the most aggravating is that HAD they been forthright with disclosing vital information, we would have been able to avoid costly repairs now a few years later - flooring, cracked shower tiles, HVAC, placement of hot water heater on the second level, and appliances. There appears to have been absolutely no quality control. There are just two of us, and we are conscientious homeowners. We have to wonder if the inspections passed because of money slid from one hand to another ... . If we could give 0 stars, we would. For the price we paid for this house, they should be ashamed.

We love our Stephen Alexander home! We have lived in our home for over 10 years, have been very pleased with the quality of workmanship (that is still holding up wonderfully) and still regularly get comments on how beautiful the home’s design is.

We built our home with Stephen Alexander in 2010-2011 winter. We have lived in it ever since, and we love it. The process of building the home was not nearly as stressful as we expected because the entire SA staff was helpful. We will be enjoying our home for many years to come!

As one of the first residents in this new subdivision, it has been a wonderful eleven years living in Sommerton, our upscale condominium neighborhood of owners 55 and better. Sommerton is centrally located in the Greenbrier area in Chesapeake, VA and exquisitely built by the award-winning Stephen Alexander Homes. We vividly recall the first time we visited Sommerton. Butterflies and a feeling that our dreams had finally met reality. Our first walk thru saw over the top features with 10 foot ceiling heights that provide an airy feeling accented with large, impressive decorative moldings and oversized, well-placed windows that provide beautiful lighting from room to room. Large room sizes provide multiple furniture arrangements and even with an abundance of family heirlooms as well as our personal furniture there is always room for large family gatherings. The gourmet kitchen has won design awards and has inspired a new Chef in our family. A powder room downstairs, a guest bath upstairs and a spa master bath are all perfectly designed, with the master bath having an oversized shower, separate soaking tub, two vanities and a separate toilet closet. Storage space throughout the house is delightfully adequate with a large walk in master closet, two linen closets, large closets in the two guest rooms, a coat closet downstairs and ample kitchen storage with a large pantry. The natural flow from room to room provides a day to day ease of living. The laundry closet easily stores our over-sized washer and dryer as well as shelving for over-flow cleaning and entertaining supplies. A two-car garage and private, fenced patio were unexpected and a welcome addition. After these initial observations we were eager to purchase our dream home…BUT decided to be reasonable and think thru a new home purchase. We had a home we loved that we would have to sell. We currently lived in the Greenbrier area and Sommerton is also located in the Greenbrier area. This was a big plus as Greenbrier, particularly the area surrounding Sommerton, is statistically a low crime and high safety area, with an over median home value, incomes and education levels. The area is central to a multitude of shopping, hotels, physicians and award-winning hospitals. Greenbrier is located near the Atlantic Ocean and the Norfolk/Virginia Beach areas and close to the Chrysler Museum and many other social, sports and other types of entertainment events. We researched the surrounding neighborhoods of Sommerton and were delighted to find they were stable, well developed and above the area cities’ median value. There is no possibility of land being developed in an unfavorable manner and traffic is managed very well by the city. Lastly, we researched the Condominium Association which would manage Sommerton. The fees associated with the association were reasonable based on the services and insurance provided. The Association provides excellent, tree-lined streets, well maintained lawns, ensures standardization and well-kept homes as well as a community which meets the lifestyle of a 55 and better community. We confirmed thru reviews and word of mouth that Stephen Alexander Homes was known for providing “good bones”. Finally, we were through with our research and ready to make a purchase of our new home. From start to finish, the builder was on-time (which became extremely important as our home sold in two weeks) answered any question we posed and celebrated with us when we moved into Sommerton. We continue to have a wonderful relationship with Stephen Alexander Homes and their staff. Unfortunately, there are very few remaining new homes available and rare re-sales from current residents. We wish all folks interested in living in Sommerton the very best luck with finding their dream home (although we can’t imagine anything better than Sommerton) and we are confident in recommending a Stephen Alexander Home to fulfill your search for your dream home.

We shopped for nearly 2 years to find the perfect house for our blended family in either Chesapeake or VA Beach. After exhausting our search, we decided to look into the possibility of building our home. As a Realtor myself for over 10 years, I saw new construction homes all the time and knew of builders in our area. The more I saw homes built by Stephen Alexander Homes, I knew that was the route I wanted to take. I introduced my husband to SAH and he said he didn't want any other builder. We found the beautiful neighborhood of Ashby's Bridge off of Sandbridge Rd in VA Beach, chose a lot and sat down with Stephen Quick and the architect, Tom, numerous times to get the exact home we wanted. They worked with us from start to finish with professional suggestions and advice, but most importantly listened to what we wanted in a home. We chose one of SAH's "older" models because we wanted a more traditional floor plan for our large family with every child having their own bedroom and space. The adjustments made to the floor plan and the addition of a downstairs master bedroom turned out incredible and is exactly what we expressed to SAH's and more. Our home even qualified for a VA Beach property tax reduction because of its energy efficiency rating. We have had so many complements on both the exterior and interior layout of our home because it is so different. To us we have the best SAH model out there :) We knew it would take time because we were building at the start of a new neighborhood, but it was so worth the wait. We love our home and we truly appreciate the professionalism of the SAH office and staff. We highly recommend the quality, craftsmanship, and support of Stephen Alexander Homes and their product. When you see a Stephen Alexander Home you know it because of the aesthetics and uniqueness. Not many builders can say that.

Beauty is more than skin deep in a Stephen Alexander Home!

When my husband and I relocated here not quite 15 years ago we took our time finding a new home. We rented for about a year while we searched for the right neighborhood as well as the right house. We were not expecting to build new, but that’s what we ended up doing, and we’ve never looked back. Stephen Alexander Homes made the process seamless, painless, and a breeze!

When we moved to the Tidewater area we had been together for several years, but had not yet married. This new home was going to be our first that we owned together. Shortly before closing on the house we decided to get married, and since we didn’t know many people in the area, we thought it would be perfect to get married on the front porch of our new home while my parents were visiting. We would have memories of our house almost finished, and memories of the wedding as well. We asked Stephen Alexander if it would be possible... we explained that it was going to be a very low-key civil service and that only a handful of people would be there. They agreed! We confirmed the date and made arrangements...

Wedding day arrived, and it couldn’t have been more beautiful! Even though it was winter it was shirtsleeves weather; a gorgeous sunny day! We arrived a little early to show off our new (but not yet ours) home to my parents, and to our surprise, SAH had pulled out all the stops and had the house painted, shutters put on, and landscaping done a week or two ahead of schedule!! What a lovely surprise!!

We found out later that day that they had actually gone even more above and beyond than we thought: a day or two before, when they were putting the shutters on the front, they discovered that one line of windows and a dormer had been improperly placed too close to the corner of the house. The shutters didn’t fit... they had actually taken out the framing, moved the windows and dormers to the correct position, reframed, re-insulated, drywalled, sided, repainted and put the shutters on, all in the 24 hours before we were to be married! They did such an excellent job that to this day you can’t tell!

We have been in our SAH home for about 12 years now and we love it today every bit as much as when we first moved in! Our home is beautiful inside and out, and the build quality is exceptional. We’ve made a few upgrades over the years: hardwood flooring where there was carpet, remodeling the master bathroom, etc, to address things we could not afford to do in the beginning. Almost every handyman / contractor / installer, etc. we’ve had in our home has remarked on the attention to detail and the quality. Even those who’ve gone under the house or in the attic have remarked on the superior quality of things most people don’t see!

Stephen Alexander Homes makes a premium product at a reasonable price; the ease of process, the quality of workmanship and the beautiful living environment in their homes are priceless!

We absolutely love our Stephen Alexander home! We built the home from across the country and the process was smooth and straight forward! We were given pictures and virtual walk throughs every step of the way! We have had the house for 5 years and the customer services has been exceptional! They have gone above and beyond and even fixed a few minor issues well outside the warranty period! John has been a fantastic construction manager helping with post build questions! It has been a great experience and I would not hesitate to work with Stephen Alexander Homes again!

Five years later, I am sitting in my Stephen Alexander home and still loving it as much as the first day. The entire building experience was enjoyable and fun. When you finally get a chance to design and build your dream home, the builder has the biggest influence on the outcome and the overall experience. The builder will be the one that ensures that the quality of your home is enduring. We paid a good price for a high quality custom home that we love coming home to and showing off to our friends and family. By the way, we have "dreams" of expanding by adding another Stephen Alexander home as a guest cottage on our property. God Bless and please tell your Dad we say "hello." The Cushing's.

The team at Stephen Alexander Homes is top notch. They were instrumental in helping us select features that made our home such a pleasure to live in. In the initial stages, we were able to give input to the design. The SAH team was more than willing to work with us. The most critical stage of the building process is at the end. SAH could not have been better at ensuring our house was perfect. Their attention to detail was evident every step of the way. We had a few follow up items and they were taken care of immediately. I would certainly recommend SAH to anyone.

Stephen Alexander Homes built eight St. Jude Dream Home Giveaways from 2009 to 2016 during which time they help raise $9.3M for the lifesaving work at St. Jude Children's Research Hospital. As the Director of Construction for the St. Jude Dream Home Giveaway, I consistently found a high level of attention to detail in their construction, design, and craftmanship in the homes they built for us. Additionally, everyone at Stephen Alexander Homes was fully engaged and willing to help with these eight homes and the fundraising campaign overall.

Pricing questions
1. What is the average roof replacement cost for a residential home?
+-

The average roof replacement cost for a residential home typically ranges from $7,000 to $15,000, depending on factors such as roof size, chosen materials, roof pitch, and labor rates in your area. Premium materials or complex designs may increase the price.

2. How much does it usually cost to replace the roof of a commercial building?
+-

The cost to replace the roof of a commercial building typically ranges from $5 to $12 per square foot, depending on several factors such as roof size, material, labor rates, building type, and local code requirements.

3. What factors affect the overall roof repair cost?
+-

Several factors influence roof repair cost, including the extent of the damage, roof accessibility, material type, labor costs, and whether it’s a general repair or an emergency fix. Minor repairs can start around $150–$400, while major repairs may exceed $1,500.

4. What is the typical roof leak repair cost, and how is it calculated?
+-

Roof leak repair cost generally ranges from $300 to $800, depending on the size and location of the leak, the materials required, and labor intensity. Complex leaks involving structural repairs or interior damage will cost more.

5. What is the average flat roof repair cost for commercial buildings?

Service questions
1. Should I stay home during roof replacement?
+-

It's not necessary to stay home during roof replacement. Roofing work is noisy and can cause vibrations inside the house, which might be uncomfortable. Most homeowners choose to leave during major parts of the project, but our team ensures safety and keeps you updated, whether you're home or not.

2. How long does roof replacement take?
+-

The timeline for a roof replacement typically ranges from one to three days, depending on the size and complexity of the roof, weather conditions, and material type. Larger or more intricate roofs may take a bit longer, but we always aim for efficient, timely completion.

3. How to hire a roofing contractor?
+-

To hire a roofing contractor, start by researching local companies with good reviews and proper licensing. Request quotes from multiple contractors, verify their insurance and certifications, and ask for references. Always ensure you get a written contract that outlines the scope of work, timeline, and payment terms.

4. How to check if a roofing company is legit?
+-

Check if a roofing company is legit by verifying their business license, insurance, and local certifications. Look for memberships in professional associations, read customer reviews, and ask for recent project references. A legitimate company will be transparent and provide all documentation upon request.

5. How to choose a roofing company?
+-

When choosing a roofing company, consider their experience, customer reviews, warranty offerings, and quality of materials. Make sure they provide clear communication, detailed estimates, and a solid portfolio of completed projects. Local expertise is also a major advantage for understanding regional roofing needs.

6. How do you know if your roofing contractor is ripping you off?
+-

Warning signs that your roofing contractor might be ripping you off include vague contracts, pressure to pay large upfront deposits, lack of proper documentation, and unexplained price increases. Always ask for itemized estimates and written guarantees, and avoid contractors who avoid answering your questions directly.
