Seal-Tite did an excellent job securing the foundation of a multi-story apartment building in Roanoke. They participated in a competitive bid process and submitted a proposal that best fit the application. They obtained applicable permits and performed engineering for the project. I was very impressed with their communication leading up to the beginning of the project and overall execution. I would definitely use this company again for future projects. Thank you Seal-Tite.

I had a unique bowing and cracking issue with my exterior walkout basement wall. Seal Tite was able to provide me a solution to my specific issue far cheaper than other contractors that came to look at the problem. The staff was courteous and professional. I would like to say that the team that came and worked on my home and installed the sump pump were very professional and knowledgeable. They arrived when they said they would and they cleaned the work area every day before they left. The guys were super nice. They also gave me a very comfortable feeling of trustworthiness. They were very approachable and because I’m a very curious person, I would ask questions and they were just super nice and eager to explain everything. We ran into an unrelated issue and they helped me secure a company to work with on that issue and even called to arrange a meeting for me. Who does that these days? This team of professionals is who!!!. From the initial meeting and estimate, to the delightful office staff, to the men doing the work, nothing but good’ol customer service. WE HAD A SMALL LEAK IN OUR BASEMENT FOUNDATION FOR MANY YEARS AND JUST LIVED WITH IT WHEN IT RAINED ALOT. FINALLY WE HAD ENOUGH OF MOPPING WATER AND CALLED TO GET ESTIMATES ON REPAIR. SEAL-TITE WAS ONE OF THE THREE. THEY WERE VERY QUICK TO MAKE AN APPOINTMENT AND EVEN QUICKER TO MAKE THE REPAIR. THEIR COST FOR THE REPAIR WAS EVEN AS MUCH AS FOUR THOUSAND DOLLARS CHEAPER THAN ONE OF THE "NATIONAL" COMPANIES. PLUS THE OTHER TWO COMPANIES DID NOT GIVE A GUARANTEE. SEAL-TITE IS A LOCAL COMPANY WITH GREAT EMPLOYEES WHO ARE KIND, CONSIDERATE, AND READY TO ANSWER QUESTIONS OR CONCERNS. WHAT OTHERS ESTIMATED TO BE AN ALL DAY OR HALF DAY JOB, ONLY TOOK AN HOUR TO REPAIR BY OUR SEAL-TITE REPAIRMAN. WE WERE VERY IMPRESSED WITH THE WHOLE OPERATION AND THE SAVINGS. Jan, Stacy, and their crew at Seal-Tite have done some work in our basement twice, first in 2008 when they put a french drain down the length of one side of the basement, and again last week when the rest of the basement was done. Both times, I was very surprised at both the low cost of the drains and the quality of the work performed by the crew. Not having to work about water ever accumulating in the basement or damaging the walls allows me to look at those hard rains much differently now ;)

Highly recommend! Locally owned and operated, Jan the owner of the company is extremely kind, professional and knowledgable! It is a stressful time to need to call a company such as this but they gave me complete confidence that we were doing the right thing for the health of our home. They came on time, worked hard under difficult conditions--it was in the 90s the entire time they were here--and did a really nice job in my over 130-year old cellar. Seal-Tite provided water-proofing in the basement of my nearly 80-year-old home where water had seeped through the floor for many years. Jan & Stacy were a pleasure to work with as well as their crews, Mike, Travis & Alan (and others), who were all professional and cordial throughout the repair process which took several days on site to complete. Jan made his recommendations, so we hired Seal Tite for my personal needs to repair a major foundation crack in my personal home and successfully made the 43 foot wall structurally sound for less than half the cost of two other proposals. We sold the home in one day and there is no question that the home is perfectly safe now for the new owner!

We also hired Seal Tite for another foundation repair on a professional level (a real estate transaction) for an owner who was selling his home and Seal Tite did a fantastic job, the buyer was ultimately pleased, and the home sold and closed on time thanks to Seal Tite getting the job(s) done right!!

Michael arrived on time and was very professional. He repaired a leak caused by a crack in my foundation that stretched from the ceiling to the floor. A portion of the crack was behind built in shelving. Michael removed the shelving and properly repaired the crack. He also put up most of the shelving; except for a portion that blocked the crack. The work has a 10 year warranty. Michael also did a great job cleaning up. I'm extremely happy with Seal-tite's work.

Just moved back to the area and had Seal-Tite do the complete renovation of our foundation and lift the front of our house, which had started to sink over the years. The workers were on time every day and professional. They did quality work which has totally transformed our basement. They answered any questions we had and were very knowledgeable about the process. It was pretty amazing watching them lift up the house on the jacks. We are super happy we chose them to be part of the renovation of our old house. Thank you!

Also, NEVER plant trees close to your house. Eventually they will have to be cut down and the rotting roots and stump will make your house sink. Don't ever do it!

He gave us a free estimate and time frame when work could be done. We expected the terms the work was completed on time by Mike and his crew and they even cleaned up. You don't see that much these days. I will definitely use them again and I will request for Mike and his crew.

I do not recommend Seal-Tite in Troutville, VA. I was told before hiring them they would do a great job & clean up area so well I would not know they had even been here. That is the complete opposite!!! I have attached pictures for reference of what my finished basement & cedar closet looked like after they were done. The estimator that came told me they would hang plastic cloth to protect all of my things from dust & damage. My family & I spent 48+ hours cleaning up from the mess they left behind. When I called seal-tite about the mess, I was told someone could come out in a couple weeks to look at it. Who the he** would leave their house a mess like this for a week waiting on someone to maybe show up!?!
They tore up the cedar wall in my closet, scuffed up paneling & left a mess everywhere.

Contracted Seal-Tite to level, insulate walls, and encapsulate my crawlspace in Pulaski. From start to finish communication was spot on, workers arrived on time according to schedule, had all required materials, and work ethic of company employees was impeccable. They ran into some concerns being a 70 year old home, but the team lead Josh reached out to his leadership and got advice, developed a plan, and made it happen. Throughout the week long project, I continuously reminded both Josh and Chris who were the regular employees on the job how much their work ethic is appreciated. This day and age help is tough to find let alone people who want to work in such difficult environments, as such I hope the company notices and rewards such dedication. The day labor that was brought in to assist the regular employees wasn't the best, but that much can be expected from such people. Josh handled the "train on the job" aspect as well as the coordination between company and job site better than many leaders I've seen in years. Every morning there was a "hello" and hand shake, very respectable impressions which does matter. The crawlspace and property were cleaned and buttoned up with no stone left upturned. The attention to detail put into the work under the house was top notch, the appropriate amount of time was taken to perform the work properly. As they say good work is not cheap and cheap work is not good. I have little doubt that this encapsulation will long outlive me at the property. Pricing was very reasonable, contract terms were upheld on both ends, there were no surprises or hidden fees. Stacy in the home office did a masterful job coordinating the work, their company, while still small and local, has a large impact and clearly out performs big name competitors. I cannot stress enough the caliber of employee character and work ethic that I saw for such a tough work environment, this alone deserves five stars. I would highly recommend Seal-Tite to anyone needing foundation, crawlspace, or drainage work.

Seal-Tite came and sealed all four walls of my basement and installed a new sump-pump with battery backup which is quiet and efficient. The job was done in the late spring and I have experienced several storms with power loss and both times, the battery backup worked as advertised.. After enduring several years of a flooding basement and the odor and inconvenience of getting everything up off the floor, I now smile every time I go down those stairs in the middle of a rain storm. I am starting the project of finishing my basement and increasing the finished square footage in my home, which is what prompted me to write this review. I realized that none of this would have been remotely possible before contracting with Seal-Tite. I could not be happier with the quality of work and the professionalism of the staff. They did an excellent job and worked efficiently. I highly recommend their service

We were given a fair estimate 12/20 and was told the work would start in 1/21. Work was canceled once due to rain. It's now March. We've had several days when the work could have been done and called hoping to get on the schedule. We were treated rudely and told our job was not priority. Our deposit was promptly refunded when requested. We were hoping to have a dry basement when the spring rains came this year, and were disappointed to have to start over.

Had extreme flooding in my area, most homes underwater. They were booked solid, but a year later got them out and it was worth the wait!! Great work, great company, and great value. They dug up my entire foundation and installed french drains, in a week. It's been a year, and I can highly recommend this company. They are booked solid because they're worth it.

The crew arrived on the date/time promised. They were polite, professional, and worked non-stop (except for 2 short breaks and lunch). Because of my landscaping, the crew determined the best way to get to the bottom of the foundation was to dig a hole—24” x 8’. It was truly impressive—perfectly squared off. They sealed the wall, replaced the dirt, and replaced decorative stone. They then installed a 50’ French drain—trenching, refilling the trench, and removing excess debris. The crew worked as a team, did a top-notch job, and left the job sites better than they found them. It took them 4 days—and they never wavered from an extraordinary work ethic. That was last week. This week? We’ve had torrential downpours and flooding—but my basement and garage are dry. I’d hire them again in a heartbeat.

Since then we have had epic rainfall here in Roanoke, VA and my basement has remained dry! And the workers were neat, respectful of my property, and finished in the time they said they would.

This company was hired to install french drains in our backyard.The employee that came for the estimate was professional but it went down hill from there.He qouted 4 grand and said it would take 3 or 4 days.When the workers arrived theyfinished in 1 day and left a muddy sloppy mess.We called the company and they scheduled for someone to come and remove the mounds of dirt in the back yard.This time we were satisfied with the way the yard looked but the first time it rained our basement flooded like it had never flooded before .We called the next day to explain what had happened and they sent a crew the same day.When I explained to the crew how upset we were ,they blamed our gutters, and one crew member laughed when I said that it flood our basement.They never offered money off for inconviences or water damge in our basememt the took many breaks and two of the three man crew spent alot of time leaning on a shovel.If you need french drains look elsewhere this is not the company to call.

As of July 2017: We got our quote back in April. Job was scheduled for July. The contractor that quoted us was extremely nice, and informative. No complaints there. He quoted us a price on getting our interior basement waterproofed, which would include using our existing french drain, no sump pump. About a month later, the same contractor gives me a call saying that they can't guarantee the french drain according to his supervisor. So, I asked, can we include the sump pump at no additional charge? The answer to that was, yes. Five days before the scheduled job, which was scheduled 3 months in advance, I received a call saying that we are going to have to reschedule to a later day. Little inconvenient after planning my off days, 3 months in advance, to be at the home while they performed the job. The job is pushed back 2 weeks. The crew arrives on 7/17/17. Nobody greeted me, nobody came to the door, so I just walked down to the basement. Their first words were "How you get in this place?" Maybe I am nitpicking, but I work for a company who puts customer service at a top priority. Definitely did not get that. I then tell the main guy, older gentleman, the contractor told me over the phone that he was going to give us an option for a sump pump at no additional charge. He responds with "He didn't say anything about no sump pump". At this point, i am only left with one option. I ask the main worker, so will this be covered under your "lifetime warranty" he tells me yes. Just a very rude first impression from him. After the crew finished & left on 7//19/17, I notice later that day that the concrete was very sloppy. Had wet concrete splattered on the walls, uneven in a couple different locations. Not bad enough for me to want to file a complaint, but from a professional company I expected better. Giving my experience a 2 overall. As long as the water issue is fixed, I would consider giving it a 3. The only good experience out of the whole deal was with the contractor that gave us the quote.

Great service from Jan and Sarah (I believe that's her name), and the installers worked really quickly. Instead of installing a sump pump, they dug a trench (my yard is sloped enough, I guess) and the day after they were done, I barely noticed it in my yard. The work just finished last week, so I can't state yet whether or not my basement will leak (we haven't had a hard rain to test it), but if it does, it was worth every penny.

***update after 7 years: I still have a dry basement every single day :-)

Had my basement sealed up inside and out. First crew arrived and seemed very unsure of what they were supposed to be doing. They got under way, jackhammered through the septic for my kitchen sink, even though I was begining to have issues with that it was still usuable until then creating an immediate need to upgrade the septic, a secondary cost I was not ready for. Second crew came in, had to fix several things done wrong by the first crew. Crew got pulled, was told due to weather, come to find out later it was another contract, mine was put on hold for that week, prolonging my construction. Second crew comes back, digs up the outside to wrap the house. Busts the main septic coming out of the house. Im assuming it was fixed right as they had already buried it when I went to inspect where it was previously leaking at the boot they fitted. They filled everything back in and the wires for my well were pulled apart, no water for 2 days, I dug the wires back out myself. They put the boulders on the top soil so now I have several large rocks sticking out above ground and throughout the yard, the grading was not done evenly, their trailer sank in my yard leaving about an 8" drop off that was never graded back in, I have a cave in under my porch where it was not filled back in properly and my gutter in the back was hit with the backhoe. Just seems very little care was taken or simply no pride in the work being done. The contract covers itself too well in stating the owner is responsible for "hidden pipes" and there will be charges for them to come back out for some things leaving me fixing their work in places they did not seem to care. If they can't fill a hole in right it makes me wonder about the primary work that was done.

We had a problem with water in our basement after a very rainy spring/summer. We got three estimates and seal-tite was one of the more economical estimates and also had great customer service. They were able to accommodate scheduling the job earlier then they initially thought and the team got the work done quickly and cleanly. Many neighbors that had similar jobs done talked about the "mess," but with seal-tite we were very happy with the outcome and lack of mess after the job was complete.

Before we could remodel the basement of our 50-year old house, we had to do something about the water intrusion. We are about 40 feet from a large pond, and the basement had so much moisture in it that it wasn't habitable... it wasn't standing water, but moisture in the block wall evaporating into the air. We talked to several contractors about options, and chose Seal-Tite. They seemed to have the best option, with the most bang for the buck. Since we've had the work done, the basement has become livable again! The guys that installed the system were very professional and were ready to answer any questions I had. Would I recommend them to my friends? Absolutely!

We had water coming into our basement which caused mildew on just about everything stored in there. Seal-Tite first sent an Engineer to determine what needed be done to correct the problems in two (2) basement rooms. Soon afterward a crew responded and worked for two (2) days, re-routing downspouts, digging through a slab for and installing a sump pump to capture any further water that may come in and redirect it outside. Additionally, they installed a dehumidifier which removed any moisture from the air to prevent any further damage from mildew. The Seal-Tite Engineer and Technicians were very knowledgeable and professional. I would not hesitate to recommend Seal-Tite Basement Waterproofing Company.
