Schembri Engineering helped my Mom with a Structural Inspection of the roof for a Home Inspection. Phil was able to come the day after my initial phone call. He answered all our questions regarding the directions we could proceed. He provided with us a Certified report to attach to the truss in the attic detailing his findings. I was grateful for his quick response and making complicated information user friendly.

I needed a foundation inspection and Phil Schembri was responsive, easy to work with, and his knowledge and decades of experience in the valley spoke for themselves. He was able to give me a no-nonsense risk analysis and some reasonable action items to take, a far cry from the "sky is falling" stories foundation repair companies were telling me. I engaged Phil Schembri to evaluate a problem involving a crack in my concrete floor slab. During the conversation, I told Phil that a plumbing inspection had been performed and no leaks could be detected in the supply or sewer lines. He strongly advised a 2nd plumbing test by another company because he firmly believed the slab crack was a result of wet and expansive soil under the slab. He was CORRECT. A 2nd and 3rd plumbing test were done with inconclusive results, but enough evidence to warrant cutting open the slab. We found muddy soil and an improper plumbing repair from years earlier - before we purchased the home. SPOT ON assessment that has started us on the journey of remediating the problem. Thank you!

Requested a home inspection to include foundation. A Arizona foundation repair company had told me I needed to spend $55,000 to repair my foundation. Phil, from Schembri engineers, examined every single room, wall, ceiling and floor. Including all exterior walls and garage. Phil did discover I had a trust in the roof that needed repair. No foundation issue at all. If you plan on having any serious work done on your home, I definitely recommend a structural engineer review. Phil is honest and straightforward. He did a great job.

We hired Schembri Engineering to complete our special inspections on our custom home build. Our previous engineer had placed the special inspections on our building permit, but told us he would no longer complete the inspections. We contacted Schembri Engineering and they really stepped up to help us. They were able to accommodate us right away in a very professional manner. We would always use them on any construction projects. Dave and Phil are both highly qualified and very knowledgeable. Highly recommend!

I am a Mortgage Broker and recently had a loan that required a Manufactured Home Engineer's Structural Inspection report. I had the pleasure of being connected to Philip Schembri, and he was not only professional and friendly with my borrower and Realtor, but he was very speedy in turning around the report as well. He was able to fit us in on a weekend when other inspectors were quoting 3+ weeks!! We were in a tough spot with this transaction as the requirement for the inspection came up at the last minute and we were going to miss our closing had we gone in the other directions. Philip is a professional engineer. He did a great job on our house foundation inspection. He explained the reason for why the cracks occurred, solution, and a rough estimation to treat it.

Phil helped us out a great deal and came to inspect a roof truss repair on a Saturday. He was very courteous and respectful and took the time to explain the repair and was extremely helpful given the time sensitive nature of our inspection. I called Schembri Engineers when I had a vertical crack in my living room wall that was quickly getting worse. Philip got back to me quickly and got me on his schedule in short order to do an inspection. He was very thorough, inspecting inside and out, and provided a detailed report with pictures. Philip’s report got my roof defect (that I didn’t even realize I had) fixed at no cost to me. He also noted a possible leak under the slab as well as yard grading issues. The leak detection company I hired shortly thereafter found a pretty good sized leak coming from my master bath shower drain. I’m so glad I called Schembri Engineers to figure out the source of the problem.

As a Real Estate Broker I have called on Schembri Engineering to handle a number of inspections and projects. Phil and his team have always been professional, informative, and cost effective. Recently I had Phil come to my daughter's home to open a load bearing shear wall. They handled the design, referred us to a very good framer and followed up with a safety inspection prior to drywall. At completion they provided us with a report that will be needed for Resale down the road. This is a five star outfit!

I hired Phil Schembri Engineers to review and evaluate my roof structure for possible truss failure due to monier tile install. This was an accelerated schedule, due to time constraint's on the sale of the house. I called him on Thursday, he showed up Saturday and did a full inspection of the roof system. I had my report the following week. They are customer orientated, prompt, and thorough. I highly recommend them for any engineering needs. I have been in the commercial construction field in Phoenix for 40 years, and they are high on my list.

I called 14 other companies, struggling to find anyone that would even call me back. A few did return my calls and weren’t interested in helping me at all. Until I found Phil. I called him and he met me at the job site that day, assessed the stituation and he lined up someone to repair it the next morning. Talk about customer service. I was referred to Phil Schembri, Schembri Engineers, by a local general contractor. I typically don't make the time to get online and write reviews but I felt like this company was worthy of a few extra minutes of my time. I'm a valley Realtor and had an issue with a client's property. Phil went above and beyond to get this problem resolved. He was extremely knowledgable and thorough in his explanations and super fair and honest throughout the project. I would recommend Schembri Engineers in a heartbeat.

Customer service was terrible. I spoke to Phil by phone a couple days ago. I took notes during our conversation. He told me the inspection would be $550. Today, we spent several minutes just trying to help him find the property on Google maps and he kept telling me that he didnt think I had the correct address (because Google had the pin on the fence of the property). After resolving that, I spoke to him about what I needed and asked if he was available Saturday, he didnt give me an answer.. just hmm... well... when do you need the report by. Didnt sound like he wanted the job. I told him I have a week left in my inspection period. He started to tell me that he charges $750 to go to Prescott. I told him that's not what I was quoted by him the other day. He told me $550 (I wrote it down as he said it). Rather than admitting that he misspoke, or maybe he misquoted because he didnt initially realize that the house was in Prescott.. he just kept saying "that's not true. that's not true. thats not true." So I hung up, because he didnt really seem to have any customer service skills, or desire to take on the work. He followed the conversation by texting me to tell me that I am extremely rude. I would never work with this person. I'll be sure to pass this information back to the realtor that referred him, so she can take him off her list. I wouldnt have even written this review, had he not taken the time to send me a rude text. I had already walked away from his negative energy.

I have used Phil Schembri to inspect all my residential and commercial properties over the last 30 years. His thoroughness has saved me many times from entering into contract for sub-par properties. I would NEVER enter into a real estate contract EVER without an inspection from Schembri Engineers.

A friend of my wife's had given us Phil Schembri name for a house inspection. We had Mr. Schembri complete the inspection for a house we are purchasing in the Phoenix area. We are out of state so we were not able to be there for the inspection, however, that evening, Phil called our home to go over verbally what he had found. We were very pleased with his thoroughness. In a few days he followed up with a written report as well. We highly recommend Phil Schembri as he is knowledgeable, easy to work with, friendly, and truly a professional. We highly recommend him and would use his services again.

We have used Schembri Engineers to evaluate several properties over the years. We recently used Schembri Engineers to evaluate a home we had placed an offer on, their report saved me from a $450,000 mistake.
The sellers disclosure mention repairs to foundation / drainage and roof replacement. At the inspection, we walked around the property it was immediately brought to my attention there were drainage issues they appeared to be addressed however after close examination the repairs were superficial and the foundation to the home was unstable due to prolonged drainage issues.
Then in reviewing the roof there were several issues that brought into question the roof repair replacement. Gas lines laying on a flat roof, the discharge scuppers for runoff water were under sized, electrical connection boxes for A/C units were not set far enough off the roof so that with heavy rains they could be submerged in water. The parapet walls at some point had not been properly sealed and water had seeped through the walls of the house and leaked in through windows. The seller's claimed ignorance yet they were the original owners / and had built the home.
We walked away from the property, money well spent definitely would use again. Thanks!

Schembri Engineers inspected the house we bought and did a very thorough job, better than a typical home inspection. After the purchase they developed the engineering plans including architectural, structural, mechanical, electrical, site plans, grading and drainage, etc., for a major remodel and addition and were very pleased with their work. They even submitted the plans for us.
