ProTec Inspection Services

I would not recommend this company. The home inspection, for a home I was buying in DC, was far from thorough. Major issues included:

• The roof wasn’t inspected at all—I had to hire a separate company to do it.
• I specifically requested a termite inspection, but the termite technician never showed. Instead, the home inspector filled out the termite form himself, as if it were just a box to check. I ended up calling Terminix the next day for a proper inspection.
• Even basic checks like smoke and carbon monoxide detectors were skipped.
• The inspector seemed rushed throughout and didn’t take the job seriously.

What’s the point of paying over $1,000 for a “full” home inspection when almost everything is deferred to someone else? I could’ve paid much less elsewhere for better service.

When I reached out to raise these concerns, they were dismissive and uninterested in addressing them. They seemed more focused on collecting payment than on delivering quality or resolving legitimate issues.

Update 08/05/2025:
Following my initial experience, I raised concerns about the inspection process — including inaccurate claims about accessibility, lack of proper roof inspection preparation, and a superficial termite check that was later contradicted by a licensed pest control company. Unfortunately, rather than acknowledging these issues, the response I received was dismissive and unproductive. Disappointing follow-through overall.

Protec Inspections was very thorough and detail-oriented on their task. The technician was also professional and clearly knowledgeable on the various points of inspection that he was looking at.

Getting a new home ia always a concern with major issues always found after purchase. ProTec made it simple, but with extra details on every inspection made.

Our inspector was on time and very informative throughout the inspection. Even with the written report that was part of our inspection, he also showed us personally, where turn off valves were, and some things to be aware of. He was very respectful of our space and very thorough. Highly recommend this company!

Matt did a wonderful job. He was very detail oriented, making careful observations of all items, large and small. I highly recommend him.

They provided a thorough and professional inspection. The technician was clear and explained everything as he went through the property. The written report provided a wealth of information on what was found. Urgent items were clearly marked. Their customer service was fast and responsive as well. I had a great experience with Brad at ProTech doing an inspection for my new home. He was efficient but detailed and thorough, and walked me through everything. Mark was a wonderful inspector! He was efficient and thorough, and his expertise was obvious. Our agent was also able to book our 9am appointment the afternoon before, when other inspection companies were booked through the week. We had a couple questions and concerns, which Mark answered with ease since he had already checked them! He was super knowledgeable about when codes changed and had very reasonable expectations based on the age of the house. I would absolutely recommend ProTec and specifically Mark, especially if you are looking at an older or historic property. It's great to feel comfortable knowing that everything was thoroughly checked and tested!

This was our eighth time working with a home inspector. Zach, from Pro Tech Inspection Services did the inspection of our home in Maryland in July 2025. He is by far, the best home inspector that we’ve worked with. It was a good experience for us. Zach was knowledgeable and he had a good way of explaining his observations. He was a good listener and addressed our questions during the inspection. He was courteous and professional. His report was comprehensive and was unique to our property. If you’re looking for a home inspection company ,ProTech is a good choice. We would highly recommend Pro tech and Zach to any home buyer.

ProTec Inspection sent Sam to do our home inspection. He arrived early for the inspection and immediately got to work. He was fully aware of issues of concern that I called beforehand about and addressed those issues. He used a drone to look at the roof and capture images. He went over floor by floor any areas of concern and was always willing to answers questions in a thoughtful and professional manner. He even caught something that the Termite Inspector missed. His report was thorough! Would highly recommend to others!

I opted for a sewer scope inspection and the inspector Ritik Das was also really nice and thorough in explaining everything. He even informed me of the old baking soda+vinegar trick to clean out your drains in between servicing and that’s very thoughtful!

We had a great experience with ProTec thanks to a referral from our realtor. Our inspector, Richard Brown, was incredibly thorough and professional. He carefully examined every room and access point in the house, explaining his findings in real time and patiently answering all our questions along the way. Even when an issue didn’t quite meet the threshold for concern in his professional opinion, he still included it in the report because we brought it up — which we really appreciated.

The inspection report was delivered the next morning and came in the form of a user-friendly online portal, with the option to download a PDF. It included detailed notes, photos, and even recommendations for contractors to assess any potential issues further. Overall, it was $500 very well spent.

Home Inspector Richard Brown was extremely thorough and kept us informed throughout the inspection. His report was comprehensive and the information provided was as advertised.

Sam was friendly, capable, and thorough. I followed him around during the inspection, and he did a great job explaining everything to me clearly. He answered my questions and was very knowledgeable. We went with ProTec because they had the option of scoping the sewer--Sam had to take off a toilet to do it! We feel much more confident buying an older home knowing that the sewer is in good shape. ProTec and there team came out and did a super thorough home inspection. There were many things which if they had not caught would have given us less strength at the negotiating table. They may run a little more expensive but are an excellent investment so you know exactly what condition of home you are walking into.

Richard B. was our ProTec Inspector. He was absolutely amazing! He arrived early, and as soon as we showed up to the house, he immediately stopped what he was doing and came over to meet us and explain what he was doing and what we could expect from the inspection. As he finished a section of the house, he stopped, called us over, and walked us through everything he observed, including non-damage-related things like where the master water shut-off and furnace filters were located. He answered all of our questions, exhibited the extreme thoroughness of his observations, and made us feel so much more comfortable spending so much money on a house.
