Tom Kinney and his team at Property Essentials just completed a substantial renovation (kitchen, multiple bathrooms and a basement) of our home. The project started on time and more importantly it was completed on time. Tom's proposal bid was very detailed (5 pages long unlike other bidders who submitted one page proposals). Tom also brought his subcontractors to meet with us before he officially won our business (no other bidder introduced us to their sub's). These two items set him apart from his competitors so we knew right away Tom and his team cared about our renovation. Tom's bid was on target and within our identified budget. Any extra work we requested was added to the contract. Tom and his team took great care of us and our home during the construction. During our weekly update meetings, Tom was always professional, engaging and was determined to make sure we were having a great client experience. Throughout the project he always wanted to know if he was meeting our expectations (a strong YES). The workmanship he and his team at Property Essentials delivered was expert grade. We've fallen in love with our home again because of Property Essentials. We highly recommend them for home renovations.

The group at Property Essentials just completed a kitchen remodel in my old Colonial Cape in Ogunquit. The house was originally built in 1790 with a kitchen addition that was put in many years ago. The crew did a fabulous job, especially considering many of the issues they encountered with the old construction. And the fact that they started in the cold month of February.

Every step of the way they communicated clearly about what needed to be done, always checking in to see what was the desired design outcome, beginning with reinforcing floors and walls, to installing cabinets, and placing and framing new windows and doors. All the new electrical and plumbing requirements were completed.

Every detail was meticulously taken care of. Whatever they encountered, their answer was, “This is what we do“. And they proved that to be true time and again.

After seeing some damage to the roof of our home in York Beach I began the process of calling roofers to get an evaluation and work done as appropriate. I was shocked at how many rejections I got and how many simply don’t answer or return calls. One told me straight out that he wouldn’t do work in York because the customers are to finicky and cheap. I finally got to Tom at Property Essentials and he went out of his way to come out and look and make a determination on the status of the roof. Once we determined that it should be replaced within days he had his team on it and in a matter of hours we had a beautiful new roof. I was amazed when I went up to see how the work was progressing and they had cleaned up so well it was as if no one was there. Fantastic job! I will be calling Property essentials first for all my project needs!

Tom and his crew just finished an attic space over our garage and we couldn’t be happier. From the get go Tom was very proactive in keeping us in the loop from the moment we contacted him initially until the final nail was driven. When you called, he answered or returned your call quickly, the same with texts and emails. His crew of subcontractors was excellent. Everyone that crossed our threshold was skilled, no nonsense and polite. The room was exactly what we wanted and then some. Property Essentials just completed a four season back porch/deck on my home. Several unforeseen circumstances (weather, access for cement truck, unexpected/unnecessary town requirements, illnesses) extended the length of time to complete the project. Other than taking a little longer than I had hoped, I have no issues with the quality of workmanship, the dedication of the workmen, the expertise of Tom’s vision, and the INCREDIBLE FINAL PRODUCT!!!
