2.5/5
We got a home and septic inspection, the inspectors were professional and courteous, this review is purely based on the technical aspect. 10/10 for the septic inspection, it exposed valuable information about the system and repairs that were needed. The home is a manufactured single wide property. After receiving the general report I feel the effort put into it was lower than what you would expect for $400 (~$65 per hour). One glaring error was reporting that the siding was vinyl when it was aluminum siding. Something anybody with experience on mobile homes would have defaulted to. The inspector walked the roof and pointed out items he felt needed repairs. We had a roofer out to double check and they disagreed with the inspector's conclusion. The roofer explained that the items flagged were in fact industry standard for this type of mobile home, that the roof was in great shape. Lastly, the home is on a gravel pad. Inspector noted that a support column was deteriorated and would likely need replacing. What about the other columns? A quick Google search tells me there should be 10-14 columns, for $400 I feel like you could have army crawled in and at least taken a zoomed in picture to evaluate their condition. They did turn up many of the standard inspector flags like "fridge working", "no GFCI" and my favorite "One or more deck boards have lifted posing a trip hazard.". Overall I believe the inspectors are probably fine when inspecting a stick built. Based on my experience with the singlewide inspection they should either invest in training to better prepare themselves or stop taking inspections on properties they aren't knowledgeable of.
Always a super professional job that keep my clients happy and grateful for. Keep up the excellent service! Thank you!
