If you are trying to find a great home inspector, you need to go with Pillar to Post. They are very thorough, provided the inspection quickly, and took the time to call me to see if I had any questions as I couldn't be there in person.

The inspectors were professional and thorough. The septic inspection site was left as if they never dug. Mulch that was disturbed was put back in place a raked.

Pillar to Post did our septic inspection and said that they found a small crack in the top of one piece of conduit and showed me a picture. They also noted that there was some dirt in the bottom of the conduit. They recommend that the small section of cracked pipe should be replaced or repaired and that we should have the system jetted and vacuumed to clean out the dirt.

We negotiated with the seller according to the inspection report. So last fall I dug up the broken section of pipe and repaired it and today I had a septic team come to jet and vac.

When the septic team arrived today we located the t box by scoping the outlet line from the septic tank. We dug to the t box and immediately exposed two major cracks along the top of the conduit, much larger than the one the inspection team had noted. Then we scoped the field laterals to see what we were dealing with and found literally hundreds of major and minor cracks throughout the top/bottom/sides of the conduit a major crack in one of the corners and even a significant chunk missing from the top of the outlet line. I was shocked because the inspection team told me that there was only one crack and some dirt in the laterals.

I called the Lacombe team who had the owner call me back. I was trying to understand how they could have possibly missed so many egrecious issues. They found one crack so how did they miss a hundred others? Camera resolution? Something else? I was extremely disappointed because had I known there were so many issues I would have taken a very different negotiation strategy. Then instead of investing so much time, energy and money into trying to repair and service the system I might have just opted for replacement.

The owner said that anything could have happened in the previous year which is an understandable perspective. So naturally I wanted to know what could possibly have happed to this long lived septic system to cause so much damage in that one year that had not happened in the decades before? After all, they did find one crack so something happened to the system at some point. Now, in my defense I can say that I never drove over it, or allowed anyone else to, I have security cameras and would have seen if someone had while I wasn't here. In addition there is no reason why anyone would drive over it based on where it is located (it isn't somewhere a person would drive). So how did this happen? Please comment if you have any ideas.

He was upset that it had taken me a year to perform the service, he said if I had performed the service sooner and found the issues that maybe he could have worked with me. So why did it take me so long? Put aside the fact we had just moved into a new house, had loads of other expenses, and septic jetting teams book out weeks or months in advance and we were rapidly approaching winter. If I had known the severity of damage to the system I would have certainly acted sooner! In fact that is why I hired and paid his company, to inspect for damages so that I could negotiate and act appropriately. I didn't service it sooner because I wasn't told the extent of the damage, after I paid them to inspect for damage!

The owner then said that we should have performed the service before the home purchase. So please be aware that despite paying the Lacombe team to inspect a septic system they expect you to pay someone else to inspect it after them and then you should pay to service a septic system (that you don't own) so that the Lacombe team does not have to do what you pay them to do (find issues, especially major ones) or take any responsibility for missing things (even egregious things).

He accused me of lying saying the cracks were not visible until after the system was jetted. Consider the pictures, would you have been able to see these before jetting?

I asked the owner to take some responsibility for the error based on the facts at hand using his reason and good judgement. The owner specifically said, "I will not take any responsibility". Despite my best efforts to reason with him he ultimately hung up on me.

He looked over every inch of the house I was considering buying and was very knowledgeable! Was thrilled he did such a good job! On top of that he was a very nice guy!

Highly recommend! Great communication, easy to schedule, easy to pay, timely and thorough services! Premium option was the way to go!

The building we are looking at was an historic building with multiple parts and systems and we had a short inspection window. The Lacombe team, put a team together of five people to look through the entire property including opening the Septic systems and scoping them. A very comprehensive report was produced by close of business the same day. The team was prompt, courteous, and answered all my questions all at a competitive price. Nice work!
