I used this company to re level
My manufacture house . At first they give you a wonderful service until you pay them . After they re level my home I saw huge crack on my ceiling , my back yard door wasn’t shut , and squeaky floor appears which I never had these issue before this company re level my home .
When I email Steve the owner and requested to send his employee back to make sure they didn’t re level the house too high or too low he responded back to me and said “ I have to pay him again to send his employee back to see what is going on .”
I can’t believe he even said that to charge me for their mistake and not guarantee his work .
Him and his company it’s scam don’t go with this company they will never fix the issue they will cause on your home !!!
Shame on you to take an advantage on people . You should be shame of yourself

Thank you On Level Services for getting the job done today. I want To thank Steve for setting up and having his crew come out and inspect and relevel my double wide located on camano island. I would like to thank Kevin and Ezeriah for showing up on time and explaining the process and keeping me updated of what needed to be done from start to finish also letting me know what the process and cost of everything would be so that there was no misunderstandings. 5 star and beyond service will be recommending this company and crew to neighbors and friends. This is by far the lengthiest review I have ever written but I desperately hope that it will prevent ANYONE from having the same experience that I did with this company. PLEASE, find someone else to relevel your house.

I hired On Level to re-level my manufactured home. When Steve's techs arrived on 2/24, they left their equipment to "warm up" for a "few minutes" under my home and then left for 2 hours to "get energy drinks and donuts." Their adjustment was not completed properly and started to revert. Within 3 weeks, it was almost back to where it started, and since has reverted to slightly worse than when the releveling was performed.

On 3/22 I emailed Steve, told him what happened and asked if the house needed further adjustment. I received no reply so I emailed him again a week later, and after silence, one more week after that. He finally responded on 4/9 and told me "I make my Techs clean up their own messes - Joseph should be getting in touch with you soon." Joseph being his son, and the lead tech for my releveling. At this point, I had such little faith in their professionalism or service that I replied that the work I paid for was not completed properly and I would like a refund. I honestly thought I was being scammed. On 4/10, Joe, Steve's son and lead tech, called and left a voicemail telling me that he had moved to Florida.

On the same day, Steve replied via email and pointed me to his website. I then addressed each section and issue from his website. When I did not hear back, I emailed him again on 3/11 asking politely for resolution and ended with "I am not asking you for a refund out of a misplaced idea of having a warranty but because the job itself was not completed and I hope that you are a company of integrity and stand behind your work and will take responsibility for it if it is not completed as was expected, presented or claimed."

His response on 4/14 was much more professional, though still managed to be insulting, but he did apologize for not responding sooner, letting me know his father-in-law had entered hospice 1200 miles away. He also did offer to "extend an olive branch" by having the remaining tech come back out and "pop that single corner where you're having issues back up if that would work for you." I gave Steve my condolences, given that I helped care for my step-father in hospice and know how difficult that can be, but asked, how, given all that had transpired, could I have confidence that if Nick did come out, that the relevel would stick this time?

"When I discovered the issues initially after the adjustment, I was wholly open to another adjustment to fix what was wrong. I thought that was fair. After some, frankly terse, and unprofessional emails from you, trying to get you or Joe to call or email me back about my concerns throughout weeks, regardless of the circumstances, only to be passed around and ignored, and then discovering the adjustment failed entirely, I just want this whole scenario over and done with. Please, I am begging you, just return my money so I can get the house releveled correctly and we can all move on."

His response on 4/14" You must not have understood what I said... we don't make the kind of mistakes that you are accusing us of, it's not rocket science. Your home was leveled properly. I'm sorry you don't like the result - but we will not be refunding your money. We earned it, we did the job right - and that's all there is to it. And we will not be bullied into refunding your money - it's just not going to happen. So, please stop asking."

I filed a complaint with the Washington State Attorney General. They found the complaint valid, and it is now public record. They also suggested I file a complaint with the Department of Labor and Industries. In his response to the complaint, Steve called me manipulative and continued to constantly insult me and provide excuses. I'm not posting it only because of character limits. But it's public.

I am still shocked, from start to finish with the unprofessionalism, lack of integrity, and just human decency.

impressed w this company. it was cuz "steve" responded w/ a straight forward breakdown & explanation of cost & what was likely going on w/ our home, that we chose this company. and "kevin" (the gentleman who did the work) he took the time to explain & answer ALL our questions & even warn us of possible disturbances n the skirting & belly band, ect... I absolutely recommend this company & will use them again in the future!

The greatest company I’ve come across for residential needs. They are professional, thorough, and provide helpful suggestions. They inspected and re-leveled our doublewide in under three hours. I highly recommend.

We reached out to Steve for leveling services due to the marriage seam on our manufactured home separating. In our initial email to Steve, we specifically discussed the seam issue and he told us that leveling the home may or may not correct it and that if it didn’t then there would be an additional fee to get it flush again.

When the technician (not Steve) came to complete the work, we specifically pointed out the seam. He leveled the home but the seam did not correct itself. Instead of completing additional work on the seam, as agreed upon via email, he left.

When I reached out to Steve, he wanted to charge us $299 to return to our home and fix the seam, telling us that if the technician had completed it while here for the leveling service, it would have only been $75. I pointed out that the whole reason we contacted him was because of the seam and that it didn’t seem fair for him to charge us more to return when the work should have been completed initially. He did not respond to that email which was sent over a week ago and has stopped responding all together.

UPDATE: Although Steve responded to my original review indicating there was a problem with his technician, multiple attempts to contact him to fix the issue have been unsuccessful. He did send me an e-mail indicating he wanted to charge me even more $$ to correct what should have been done initially. If you can, I'd suggest steering clear of On Level Services and finding someone else.

Had a level done ($1k) and that ended up causing more issues with my house. That was not the fault of On level though, but the fault of the contractor that remodeled it not leveling it before making changes.

However, i had On level come out to fix those issues including bowing in my floor at the edges and the fact that my kitchen now creeks and my cabinets are pulling away from the ceiling. $5200 later and i still have the same problems.

I understand that my home is old but also know that these items can be fixed. Heard a pillar fall one night and sent a picture and asked if it was placed by the team and still have not gotten a reply.

Some of my original issues were not their fault but after paying them to fix those issues without any change to the issues that were caused by the leveling i can't recommend them.

In reply to the owner.
There was no change to my kitchen after the perimeter blocks were added. That issue had nothing to do with any bowing in the floor joists. Also my kitchen did not creak when i walked into it before the level or the perimeter piers were added, yet it still does after. One should not assume that the other does not understand the structural requirements and what is causing the issues I am having. You responded to my email on 2/5/21 to say you would check with your team and then i never heard back from you.

Joe came to my mothers house today to inspect the leveling for her manufactured home. He was so kind and personable, and provided amazing customer service! He could have charged her for unnecessary work, but said no work was needed after inspection. Joe could have charged upwards of $300 for his time, but, instead, said services were free of charge! We were amazed by the integrity of this family owned business, and will continue to refer to On-Level!

Selling my manufactured home and an inspector reported that it was non-compliant. I contacted On Level Services and they could come out in a couple of days to take care of it. Joseph called later saying that he could come out that afternoon. Drove 2 hrs to get here and found immediately that the inspector must not have even looked. The tie-down system was more than sufficient. He saved me over 2k! Talk about honesty. Here is where integrity has a higher value than the almighty dollar. He took pictures of the existing equipment and within 12 hrs my home is certified compliant. Thank you Joseph.

Joe and his assistant re-leveled our double-wide mobile home in Vancouver, Washington with expertise. He is very knowledgeable and explained the entire process so we knew what to expect. Joe was not satisfied until he made sure the exterior doors opened and closed properly after the re-leveling. Our home was out of level by about 1.5 inches. We are so happy we chose On Level for re-leveling and installing tie-downs. He even reconnected the dryer vent hose that had come loose. We highly recommend Joe and this company!

Both gentlemen were knowledgeable, and courteous. They took the time to explain to me what my home required, and how they were going to fix it, prior to beginning work.

We called this company in desperation; hopeful that they could help us. We are trying to sell our home and the buyers bank requested extra tie downs underneath the home. After doing research and trying to find someone to help us accomplish this; we came across this company. I gave the info to my husband, relieved that we were on the right track in taking care of this for the bank... only for the guy to tell my husband that 4 tie downs weren’t worth his time. He wouldn’t make enough money on the job to make it worth his time. Your website clearly states that you work in snohomish county! What happened to customer service? We needed you and you pushed aside because we weren’t a huge job. Not the customer service I would refer to anyone! Extremely disappointed.
