Moutray Inspections LLC performed our owner's new home inspection prior to the impending one-year walkthrough with the builder. The goal of this inspection was to identify any issues with the home's systems and structures, both internal and external, which the builder would be responsible for correcting one-year after purchase..

Sonny was on-time, with all the tools of his craft, including a radio-controlled drone mounted camera, which can overview or hover inches above the roof. The drone is used to identify possible breeches, which if spotted, are then assessed hands' on by the inspector going on the roof for a closer look, and documentation.

Moutray's prices are reasonable. The inspection is thorough and well documented with captioned. photos, descriptions, and locations of any issues with structure, surfaces, openings, and systems, both internal and external. Sonny was mindful of the pets and the importance of keeping them contained.

We live in a blended family, Lennar "gen2" home. Sonny met with all four family owners, and went through the inspection process and document in detail, answering questions, and assuring understanding. The completed inspection document was received by email in less than 24-hours.

Very detailed and thorough. The walkthrough at the end was very helpful to understand both the condition of the house and the operational details... for example, how to use the trash compactor and how to run the outside water feature. We felt it was a great job done.

I can't say enough good things about Sonny. He is thorough and and very detailed in his reports but what makes him stand out is his experience and knowledge about the things he is looking at. Not only will he catch things that may cause issue, but he has the background to explain what is in the report beyond the standard "you'll need to call a contractor to tell you" that you get from the majority of inspectors. We will definitely be using Sonny again if we are back on the market and will recommend him to anyone in need of an inspector they can trust.

Sonny Rocks!! This guy really knows his stuff. He contacted us two days before our inspection to confirm our appointment, date and time. He asked if there were any questions or concerns that we might have that we would like him to address during his inspection. The day of the inspection we were blown away at how personable, knowledgeable and thorough he was. This guy went over EVERYTHING from top to bottom. Then he met with us and walked us through the items he thought might need some attention or work. He took tons of pictures, wrote out a detailed report and talked with us about every detail. He had already been on site for 3-1/2 hrs and still took the time to make sure we were comfortable with every aspect of the report. He later sent us the entire report and all of the pictures for our records. This guy is Amazing! We would Highly Recommend Sonny and his services to anyone that is wanting a home inspection from someone that actually cares about the client!

Sonny is very personable and easy to work with.
The inspection report was easy to understand. Everything that needed attention was photographed and ranked in a priority system. Items that needed high priority were marked as red, low marked in green. Sonny was also very knowledgeable about the different parts of the house and looked at everything he could get access to. He also ordered a termite inspection for us and had that arranged and done so we didn't have to organize that on our own. Thank you for all your help!

Moutray Inspections inspected for us a house that we had purchased. He was extremely thorough with the inspection, reviewing every aspect of the house. The report was also very thorough and easily read. After he had completed the inspection he spent quite awhile reviewing his finding so that we would be knowledgeable of the problems that he had found. We would hire again if ever necessary.

Sonny inspected our new home at the 1yr warranty timeline. He was very thorough, as allowed by the warranty of our home builder. He found things with the roof, fascia, and windows that would have cost us money in the future. Luckily, we can report these things to our home builder.

His report was lengthy (55 pages) and thorough. Filled with photos of his findings, he was most helpful in organizing the report, and detailing issues that needed immediate attention, along with those items (that you will find in any home) that were a lower priority. He spent a full hour going over his findings with me, and would have stayed longer if needed.
