Recall the record setting snowfalls in 2023 and 2024 which had residential and commercial property owners shoveling roofs. As commercial property owners, we watched in horror as news of flat-roofed buildings collapsing under snow loads flooded the media. The Municipality of Anchorage mailed out letters of concern to owners of similar buildings. We received one since our building was of the same top bearing truss construction that the collapsed buildings shared.

After some research, we hired Devise Engineering to design a fix, which it did. Devise Engineering recommended that the work be performed by Midnight Sun Builders. After meeting with owner Seth Blankenship and his team, we immediately retained Midnight Sun Builders under contract.

This was a very complex, difficult job that involved gaining access to the soffit area of 20’ high ceilings and being able to move down the entire 300-foot length of the building. This access was necessary to install custom-built braces on each single truss. With the ceiling height, a manlift would be needed, and it seemed that the work would disrupt, if not shut down, the tenant’s business for weeks at a time. We had to prepare for the worst-case scenario.

Instead, Midnight Sun devised an approach that was almost magical in its elegance and simplicity. Seth Blankenship explained its retro-fit and stabilization plan while recommending Spenard Builders as the business to manufacture the support braces.

Midnight Sun clearly communicated a timeline, prepared and submitted all needed documentation to obtain a MOA Building Permit along with coordinating intermittent and final inspections. We were kept abreast of developments throughout the process. To our great relief, (and surprise, to be honest) the Midnight Sun Builders construction team completed the work quickly and efficiently. They managed to maneuver each custom brace through two small access points and not open the entire expanse of the 300’ foot building!

The work was completed ahead of schedule, well under budget, and with zero disruption to the tenant’s business because Midnight Sun coordinated its efforts with our tenant, and this was a huge benefit. This speaks volumes about the value of great communication and complex plan execution.
