Loudoun Property Solutions was the contractor we chose to complete several big projects in our home. What began as a major renovation and remodel of our primary bathroom ultimately expanded to include the relocation of our laundry room from the main level to the upper level, updates to our powder room and mudroom, adding an accent wall to our primary bedroom, and the completion of long-overdue exterior maintenance (wood rot repair and painting). Doug and his team at LPS came highly recommended to us and somehow still managed to exceeded our already high expectations. The quality of their work speaks for itself (stunning!), but the experience they provide is what really sets LPS apart from other contractors I’ve worked with in the past. Every person who entered my home, including the subcontractors they employed, was honest, hardworking, respectful, trustworthy, and detail-oriented. Every…single…one! When you have people in and out of your home for months, this is something that becomes incredibly important. By the end of the project, our project manager, Noe, felt like a friend. Noe genuinely went above and beyond, showed true care for us, and is one of the hardest working individuals I have ever encountered. He was the glue that kept everything on track and moving forward. Cannot speak highly enough of the work that LPS has done on our hallway bathroom. From start to finish they were highly professional, very competitive on price, and all aspects were done with a high level of detail. Even as we changed our minds on a few things LPS was quickly able to pivot and adapt. They are in continuous contact, with a special callout to Inmer our project manager....always available by text and phone with daily updates as to what is happening next. Each day the room and surrounding areas were left spotless and they brought in a cleaning crew upon completion. I'm confident in saying they will have our future business as the need presents itself. Tony and the team (Matthew, Everett, Wilmer, Jose, et al) did an exceptional job delivering on our project (egress window addition and closet reconfiguration in our basement bedroom .... sliding glass door installation). The work was exceptional, and the communication top notch. They delivered on-time and all work was done with the utmost care. Tony checked in on us regularly and everyone who worked on the project was professional and friendly. Couldn't have gone any better. Would highly recommend using LPS for any project you have. We are EXTREMELY pleased with our new backyard space and sunroom addition, thanks to Loudoun Property Solutions, Inc! We met with Doug, gave him our wishlist, and had our vision on paper.
We had an old wooden deck that we were afraid to walk on. We replaced and extended the deck size with composite decking, aluminum railing, and better lighting. We added a patio with sitting walls, and my favorite, the sunroom, which provides fantastic sunset views! The attention to detail LPS provided was on point!!
It took a little longer than we thought, mostly due to weather and the job was substantial, but the end result was better than we could have imagined.

Noe and his team did a great job on our kitchen! They replaced cabinets and countertops and subcontracted out refinishing of all our hardwood floors. They went out of their way to make sure the color matched since part of the flooring was white oak and part was red oak. Now it looks all the same. We’re very, very pleased! And on their way out, they did a wonderful job cleaning everything up!

I could not be happier that we decided to give Doug a call at LPS to renovate our 1997 kitchen . It feels like a bought a new home . The process was very smooth and Noe did a great job communicating with me as well as coordinating the work being done by different installers, painters, deliveries etc… . LPS shows up on time and at the end of a work day they clean up the area they were working. Everyone that works for LPS is friendly and aims to make sure you are completely happy with your final project . The way LPS worked together with designer Susan at SK Interiors and cabinet planner Joey from Kitchen Guru kept me calm and reduced any stress from me when things needed to be resolved . Lastly , after the kitchen was completed they gave me some time to live with it in case I discovered anything that wasn’t working or wasn’t perfect . Then they came back and took care of everything . I’m very happy with the job LPS did and would definitely hire them again .

From start to finish LPS is the best of the best. We had originally started working with another company for our bathroom remodel - when that didn't work out we were unsure what to do. LPS was recommended to us and from the moment we met Doug and his crew we felt at ease. Inmer managed our project and going forward we will only use him because of how great he is. The crews were all so talented - from demo to tile to plumbing to hardware installation they all know what they are doing and more importantly are kind and people you want in your house. The attention to detail is meticulous. When problems arose (as they always do) Inmer went above and beyond to fix the issues and ensure that we were happy with the results. He offered solutions to each problem that arose and then checked in to ensure that everything was completed. We now have a list of projects for LPS because of how wonderful they are.

I highly recommend LPS for your next home project! From start to finish the team was organized, efficient, and very responsive to all questions/requests. LPS worked for our project of hardwood & stair refinish, ceiling painting, and kitchen cabinet/tile/countertop renovation. We had no such experience before and had anxiety about the outcome of the project because it would much depend on the craftsmanship of LPS. Voila, the result is wonderful! Everything looks incrediblely beautiful, and LPS realized all our wishes!! The countertop, tiles, and sink/faucet were replaced, but everything else was refinished. Seeing the result, we're sure refinishing them instead of replacing was a really good choice. Thanks, Noe, Juan, and the team for the excellent work, advice, and the final touches, Doug, and the office for the outstanding consulting and communication!! I will connect LPS again for new projects in the future.

I want to give a big shout out to the LPS Team that recently completed a major renovation for us. I considered numerous different contractors, but I’m so happy I went with LPS. The owner, Doug, has expanded his operations to include a design team. He brought in both SK Interiors and The Kitchen Guru, to make LPS’s offering to customers truly turnkey. I completed a two story bump out and reconfigured the inside to accommodate our family of 6. Joey with Kitchen Guru helped me with the vision and designed the kitchen, pantry, mudroom and laundry room. Susan brought it to life. She held my hand and guided me through all the various design selections (countertops, hardware, lighting, paint colors, decor, etc) to ensure a cohesive design across the space. LPS handled all the work both inside and out. So many moving parts.

As a customer, you need to go into a renovation with the right mindset. It can be messy, inconvenient, and there will surely be some hurdles along the way. Working with the right team who can quickly remedy and help you is key. I never doubted the LPS team. They were very responsive, patient, and customer focused. I’ve learned so much through this process. Thank you to Doug, Noe, Tony, Susan, Joey and the rest of LPS that worked tirelessly to get our home ready for the holidays. I plan to use them again for our deck when we are ready to take on another project.

LPS recently completed a couple of jobs for me, and my experience with them was outstanding. I am always nervous having contractors in my house but have used LPS before and knew they were reliable. They replaced some siding and repaired drywall. Owner Doug is fantastic to work with. He personally came out and promptly gave me estimates. His team was professional, responsive, and timely. They went the extra mile in locating the replacement siding as what my house has apparently is no longer made. His team is not simply made of workmen but they are craftsmen—superb attention to detail. Doug and his company has a genuine focus on customer service , and I would recommend them for any job that needs a reliable general contractor.

After some water damage in our primary bathroom we put a lot of time into looking for a contractor for repairs/remodel, and LPS came highly recommended. We had a fantastic experience with LPS. From start to finish they were extremely professional.

Moving into a house within a week. LPS did an exceptional job on a short schedule paint spraying all walls and rafters in garage. Also painted and clear seal coated garage floor and oversized indoor storage room floors. Then an unexpected basement sewer pump failure. Already on the job, LPS swiftly took the lead on the damage. Ripped out and disposed of ruined carpet. Engaged plumber to replace the sewer pump. Finally on the morning of the move, completed installation of LVP flooring in basement office where carpet had been ruined. Professionalism, efficiency and quality all at the highest level throughout the expedited completion inside a one week timeframe. Truly trust LPS!

I recently hired Loudoun Property Solutions (LPS) to locate and repair a plumbing leak in my ceiling, and I couldn't be happier with their work. LPS responded immediately, quickly pinpointed the source of the leak, and had it repaired in no time. Their ceiling repair and drywall restoration were flawless—the ceiling looks seamless, with no trace of the previous damage.

We began working with LPS in the spring of 2024. Our goal was to expand our portico and update the hardscaping, but stay consistent with the style of the home. I had very specific requests all the way from the color of our new flagstone walkway to the type of trim used on the posts. Every time I spoke with our PM (Tony), he was *on top of it. He made sure we were informed every step of the way, he communicated timelines, and he worked with us to ensure that our end product was exactly what we had envisioned.

We are very happy with the work LPS did and would not hesitate to reach out again for future projects.

LPS has an incredible business model rarely seen. The process from the project estimate to the walk through at its completion , we were engaged the whole time with the owner of LPS (Doug). His timeliness with estimates and the constant communication via his site manager (Noe)left nothing to chance. To be honest we were dreading the project but LPS made it possible with the least amount of disruption and actually finished early within budget and more importantly with incredible craftsmanship , in other words they DELIVERED. We are beyond satisfied and highly recommend LPS!

My husband and I engaged LPS as our design and build firm through the referral by Susan, our consultant. It was one of the best decisions we have made. While some of our friends experienced so many headaches during their renovation projects, our process was smooth sailing. Thanks to the LPS team.

From the first meeting with Doug (LPS owner), Joey (kitchen designer and expert) and Susan (interior design and consultant), it had been a pleasant experience. The team diligently listened to our needs and provided valuable suggestions on how we could make our kitchen bigger. They were professional and extremely easy to communicate with. Then, prior to the project launch, we met with Noe (project manager) and Lee (back office manager), who were totally accommodating. They understood our need to stay in the house while the renovation was in progress. They helped us break down the project in phases to minimize any inconvenience to us. Matthew, another back office staff, was equally helpful. He answered any questions we had timely and helped us follow up internally and externally as required. The team worked seamlessly with other vendors and kept us posted on delivery status.

As the project began, we got to meet the painters, plumbers, electricians, tile / hardwood floor installers, carpenters, and handyman, etc. The entire team worked tirelessly and meticulously to ensure we have a high-quality product. Given how detail-oriented both my husband and I are, we asked a lot of questions throughout the process. Noe and his team addressed every one of them quickly and adjusted their work if we had any preference that would not cause safety or compliance issues. The electricians also gave suggestions on what could be done to hide certain power outlets to improve aesthetics! There were cases when we were uncertain about our wants and changed our minds a couple of times, the team was truly patient with us.

As a result of their work, we now have a kitchen where my children and I can fully enjoy. We spend time cooking and baking together whenever possible. This will surely create some beautiful memories for our family.

LPS turned our very basic playroom into a comfortable seating area for family games or my child to play her instrument. We also love the powder room and master bathroom they did for us.

Finding the right contractor for renovation could be so daunting. We are glad that our process was a painless one and would definitely highly recommend LPS to anyone!

I had a disappointing experience with Loudoun Property Solutions, specifically with Doug, the estimator. He came out to my house and acted like he was taking measurements, but once he realized the scale of the job wasn’t large enough, he completely lost interest. He didn’t even do a proper property assessment to provide a quote, yet promised one would be sent in short order. I sent them thorough details upfront to ensure it was a good fit, so my time wouldn’t be wasted. Even after reaching out multiple times, I never received a follow-up. Apparently, they only work on single-family properties, but when I mentioned it was insurance-related, their interest seemed to peak—clearly motivated by money. Doug sized me up to see if the job was worth his time, which felt dishonest. I wouldn’t recommend them.

Update: It’s stated in Loudoun Property Solutions response that Doug privately messaged me to inform me of the emergency. That is categorically false. Doug only reached out because I left a negative review. Prior to that it was crickets. As a matter of fact, he IMMEDIATELY responded only after I left a review. What Loudoun property solutions failed to mention in their response is that I called the main office multiple times to get an update on the estimate since I was not getting a response from Doug. I was assured that Doug would be in contact shortly. No emergency was mentioned. As a very reasonable person I would have understood if they stated as such. Again I stand by everything I wrote. I do not write such things lightly. Don’t be fooled.

I always get nervous hiring someone because many people don’t have attention to detail and they leave you disappointed. I called LPS and Doug came out personally to talk about my projects (complete exterior repaint and restoration of everything, and a powder room update). Doug provided the quote the next day and covered everything we talked about. Booked them and got scheduled quickly. We could tell day one that the team had great attention to detail and our stress levels dropped immediately. The Project Manager Inmer was incredible. He was in constant communication about what was happening, what to expect and the timeline. He happily went through every detail of everything when he came by to check on his teams. That level of service was great. We had very few items on our punch list at the end of the projects, but they completed everything with great detail and were extremely clean during the whole process. We will certainly use LPS for our next projects.

We are so happy that we found LPS! They have done our powder room and jack & jill thus far. We have many more projects to come soon and will not consider going anywhere else. Lee, Inmer, Sidney, Tabos and the rest of the crew do great work and make the whole process easy. Highly recommend LPS to anyone in the market!

We had a great experience working with LCPS. I would highly recommend them. We hired LCPS to build a deck. The project manager Tony was extremely helpful and guided us through the process. Matthew and Lee kept us informed of the documents needed and answered any questions that arose. After working with many contractors in Northern Virginia I would say they are best!!!

As a rule, I do not write business reviews; however, because of the exceptional work done by Loudoun Property Solutions (LPS) and their team members I am happy to share my experience. I hired LPS to refresh our kitchen and remodel my first floor and part of my second floor. Prior to hiring LPS, I spoke with other contractors who estimated the time to complete the job between six and ten weeks. LPS completed the work in four weeks. Because of LPS’ expertise in scheduling there was absolutely no lag time in completing the project, which is amazing because we needed six different trades (carpentry, flooring, plumbing, electrical, drywall and painting). Not only did they complete the work quickly, but the workmanship was amazing. At the final inspection I struggled to find anything that needed fixing or changing. Because of the quality of work that LPS did, I hired them to refurbish my deck and replace my gutters. The deck and gutters turned out great. Next year when I complete renovations on my second floor, LPS will be the first company I call.

LPS just completed a basement remodel for us and we couldn't be happier with the results. It included a complete bathroom remodel, new flooring in the main room, and a small cabinet/dry bar install. Our project manager, Inmer, did a great job of keeping us informed and keeping things on track. All the individual people that worked on the project did a great job and were very nice/pleasant to interact with. Special shout out on the tile work...there is quite a bit of tile and it all looks great!

We had a number of large projects completed by LPS and their sister company Roof Tech to include: new covered deck, new patio, replacement roof, master bathroom remodel, and luxury vinyl flooring on our main level. Some of these projects were rather large change orders, but we only considered these CO's because of the confidence we had in the LPS team resulting from their work. We had a fantastic Project Manager who kept a detailed schedule and held a clear line of communication with us throughout the entire project. The various teams that are both in house, sub-contracted, and partnered with, were professional and had excellent craftsmanship. There of course were bumps along the way, however that is going to happen with any contractor or project. More importantly, all concerns were resolved/handled without hesitation by the team. LPS will be the first on our list for any future project considerations.

LPS built a concrete ramp for our house for my son Ryan and did a fabulous job! I highly recommend them!! They are honest, knowledgeable and reliable. Doug is the owner and he is awesome. Tony is the project manager and he is fabulous. They assured me from the start that they were going to make the ramp accessible, comfortable and awesome for Ryan and they did. It felt personal, because I could tell they really cared and knew how important this ramp was to us. One of the best contractors I have worked with. Thank you LPS!!!!

Loudoun Property Solutions did a great job finishing our garage for us! They started on-time and finished ahead of schedule. The crew was communicative and did a great job cleaning up.

From the first call to request an estimate to the final turnover, their communication was impeccable. Fast and thorough responses to any questions we had, timely updates on material status' and daily communication with our project manager. We couldn't have asked for a better team.

The quality is unmatched - everything had thought. From the grout joints lining up from the floor to the curb and avoiding cut tiles around the niche, everything was intentional. Even through final touch up and paint.

What doesn't get enough credit is the cleanliness. What can be a very dirty and dusty process (demolition, drywall / sanding, etc.) did not impact the rest of the home. The team covered what they needed to in plastic, taped off the doors and were really delicate when removing trash / material from the house.

We have used Loudoun Properties Solutions twice in the last two years. They did all walls and ceilings in our upstairs about two years ago and they did our exterior trim and doors this year. In both cases, they delivered what they promised and over-delivered in some areas. Their prep for both is incredible, making sure that all paint surfaces are usable and clean. They actually improved the wall texture in our upstairs. We were so pleased with their work that we were compelled to give the guys a tip on the last day. I would highly recommend them for interior or exterior painting.

We discovered water damage on our subfloor when we were replacing our main level flooring. As we looked around for contractors to do the work, LPS stood out from all the rest. LPS helped us evaluate water damage to our subfloor, identify the issues, and walked us through everything that needed to be done. The president, Doug, was upfront with the issues and clearly communicated what needed to be done, which was immensely helpful. Also, they were sympathetic about the nature of discovering issues and did their best to not throw other contractors and workers under the bus for the substandard work that produced our problems in the first place. It spoke volumes about their integrity and character with which they conduct their business. It made me feel like I was not going to be taken advantage of.

At every step of the project, Doug and the project manager, Inmer, consistently put our mind at ease and emphasized the quality of their work. Let me say, they delivered on all accounts. They did fantastic work. They were courteous, punctual, easily reachable, and happy to answer my endless questions. It's like I have a brand-new house. My family couldn't be happier with LPS. We highly recommend them, and will absolutely turn to them if I have any other projects.

LPS did a fantastic job on my master bathroom remodel. We were very happy with the outcome. Inmer, my Project Manager, was always responsive and professional making sure we were satisfied with every level of detail during this process. The workmanship was excellent and the crews did a great job. Doug was also fantastic to work with as he cares deeply about how happy his customers are with the work being done in their homes. I have used LPS now for 3 bathroom remodels over the past two years and would highly recommend them to friends and neighbors!

LPS is a top notch contractor. They helped us fully remodel our kitchen as well as make our house more accessible for our daughter who uses a wheelchair. In addition to gutting and rebuilding our kitchen they also helped us raise our sunken family room, expand our powder room to make it wheelchair accessible, relocate our laundry to the second floor, redo both our staircases, and replace all flooring on the first floor.

From the initial encounter with Doug to our project manager Noe, interactions with the front office, and down to each individual contractor, the service and work was great. Noe was reliable, on top of things, and always reachable, literally showing up at our house on a Saturday to check on things. By the end of the project he felt like another family member. All the work LPS did was high quality, every single worker that came to our house was kind and respectful, and each day they fully cleaned up after themselves, respecting that we had three kids and were living in the house.

One example where they really went above and beyond comes to mind: when designing our powder room we were concerned about having the space for a wheelchair to maneuver the room, but our daughter is young and has only a small wheelchair. The business owner Doug went to multiple stores to actually track down and buy a full size wheelchair just so we could make sure the size and turning radius would work for the space. We couldn't believe his dedication, and the space turned out perfectly as a result. We fully plan to have them back for more remodeling projects. Thanks LPS!

LPS recently completed a second bathroom remodel for us. A year ago they gutted our primary bathroom and the results were incredible. Doug and Inmer took my vision and made it a reality. We were so impressed with the results, we asked them to remodel the secondary bathroom. LPS has been a dream to work with, and having used them twice, I feel like we're old friends now! We don't have any projects lined up in the near future, but will definitely call LPS again when we do.

Doug and his team did a fantastic job restoring my house after a flood. They were quick and did quality work. They also responded well to increased scope in requirements over the course of my project.

The LPS team recently completed a large basement finishing project in our home. The project included converting over 2000sf of unfinished space into a large living room area, wet bar, bedroom, full bath, gym, wine storage, and bourbon room. While planning for this project, we spoke with multiple contractors to obtain estimates – many of which seemed overwhelmed by our design preferences and overall size. The LPS team’s coordination with us during the scoping, design, and bid phases were unmatched; making our choice to move forward with them very easy. During construction, Noe was outstanding to work with, often helping us bring our vision to reality by offering his thoughts on the design. During the project, we ran into a small handful of logistics and construction issues; however; these were quickly resolved by Noe, Matthew, and oftentimes through direct coordination with Doug himself. As with any major project, delays and change orders are expected and we experienced both with LPS. The difference we had hoped for and actually experienced was the level of professionalism and integrity portrayed by the LPS staff. The scheduled plan of action was followed, implemented, and when the hiccups arrived, LPS provided constant updates, communication with scheduling, and promptly followed through on all promises. The level of workmanship was above par and exceeded our expectations. Not only did they perform excellent work, they came back several times after completion to correct minor deficiencies or provide adjustments. In our case, we added significant improvements to our original contract. LPS efficiently performed the additions and we experienced no delays due to the increased scope of work. LPS routinely identified their staff, subcontractors, and office staff, which led to a trust we didn’t expect with having so many unknown people in our home at any given time. LPS recently completed a remodel of our entire basement, including installing a full bathroom and replacing an exterior door. They did an excellent job! The quality of the workmanship was outstanding. Even though we did our best to include everything we needed in our original contract, a few situations came up that necessitated change orders. LPS priced them fairly and handled them calmly, including one change order that was the result of another vendor measuring incorrectly. We don't have enough good things to say about our project manager, Noe. Whenever we pointed out any issue with our project, his answer was "we will take care of it." We highly recommend LPS for your home remodeling project.

I had an unfinished space in my basement converted into an office. This included fixing a load-bearing wall, framing, wallboard, electrical outlets, ventilation, a double door, flooring and paint. I am very happy with the job that was completed. I would like to call out Machado Campos who moved the project forward and kept me informed. (Thank you!) The work was completely largely on schedule and was of high quality. I will likely be using LPS for further work in the future.

LPS made repairs to the front of our house after water damage, taking care of the area above and around our front door, a bay window, a bathroom window and a very tricky arched window. When other companies would barely even call us back, LPS responded quickly and always did what they said they would do. The work was done very well and all the employees were pleasant. Tony, who was in charge of the project, was extremely responsive and visited the job site daily. We had some confusion over timing, but it all worked out and we were very happy with the finished product.

We used LPS for two full bathroom remodels (kids bathroom and master bathroom). They were prompt giving us our estimates, connecting us with with preferred vendors, and delivering gorgeous bathrooms following our chosen design plan. Our project manager was a great communicator by keeping us in the loop throughout our projects. As with any home projects we had a few unexpected moments that were well handled. We absolutely love our new bathrooms and highly recommend them to anyone looking for professional and beautiful bathroom remodels.

LPS was contracted to finish our unfinished basement that is approximately 1700 square feet. LPS added a gym, bar/kitchen, theater, full bathroom, washer/dryer closet, and bedroom. Great work; hard to work with. TL;DR: I have been waiting on the last tasks for my project for literally MONTHS and my project manager has completely stopped responding to me.

I hired LPS to remodel my rec room from the studs. The work is beautiful but communication throughout the project was really, really challenging. I was told I would receive helpful things for my project, like a shopping list, from the time I started the project. I asked repeatedly and never got one; this meant there were several times where the project manager would text me the morning of and ask me "Did you get grout?" or similar. I wasn't provided options for things so some items would be installed and then I would need to ask for a change or an upgrade.

I never received a project schedule or even a rough idea of when certain things would be performed. I had two different project managers and didn't always know who to contact when. I escalated communication issues to the owner, and things improved for a few weeks and then went back to ad-hoc.

I am not sure what would make LPS leave my project unfinished, considering I have paid in full. I think perhaps they have more work than they do staff, and they are prioritizing bigger or higher dollar projects.

The good: Everyone you speak with is kind and respectful, and the subcontractors they use are all wonderful. LPS clearly cares about quality. Overall, it's not worth the trade-off in frustration I am feeling now.

My wife and I have used Doug and his team on a number of projects through the years, and we're largely thrilled to have a reliable contractor. That's changed.

They help us with our renovation, but have consistently cut corners, delayed our project, damaged our house and items and then disappeared on us.

Our kitchen which we contracted with them in December for a February start, has lead us to terminate our usage of their services.

Our wall oven was installed, and it's crooked.
Our new 48 inch a range was installed at an angle (probably because they miss-cut our granite).

The new hood they installed - we are hiring another company to re-install because it wasn't done properly.

Lastly the job that they told us would be a few weeks, dragged on for 8. We gave them a deadline and they missed it. Then they stopped responding for over 2 months. Suddenly out of the blue the project manager called us and wanted to finish our job. Well after a month of being ignored, we hired someone else to finish it, so that wasn't happening. Then Doug called and wanted to settle our payment since we were 'refusing access' to the job site and 'ghosting' him. That's some kind of magic trick my wife and I pulled off, hiding from a contractor who had our money, knew our address and phone numbers, ignored deadlines and phone calls and texts.

Yeah, go elsewhere.

We hired LPS to build a front porch on our single family home. I was optimistic when I got a reasonable quote for the Northern Va area and was hopeful that it wasn't going to be a ripoff and constant pain, but we were very satisfied and content with the final product that LPS did for us. The design team did a great job of sketching out a porch when we didn't really know what we wanted. Every aspect was dealt with very professionally and I highly recommend using LPS.

We are repeat clients of LPS. This is the 3rd bathroom remodel that we have had them do for us. They are very Professional and always willing to accommodate all of my design requests. All three of our bathrooms have turned out beautiful. Sarai our project manager this time was very easy to work with. She would send us text messages to alert us to what and when the next thing that was going to be done for each week. She stopped by often to make sure the job was progressing as it should. I also wanted to give Johnny a shout out as he is a man of many talents. He did plumbing, tile work and carpentry. Now that all of our bathrooms are done we will be tackling our flooring next and we know who we will use.

I had a great experience with Loudoun Property Solutions for my bathroom remodel. I had gotten several quotes, but decided to go with them because of the sales representative, Alex. He listened to what I wanted, made amazing suggestions, so it was good from the start. I was assigned a project manager, Sara, who managed my entire project every step of the way. I did not have to worry about who is doing what because Sara did :). And, the trades were awesome! I belong to many renovation/remodeling FB groups and I see what can go wrong (and how costly it can be to fix problems) and I was thrilled that I hired professionals who are licensed and bonded to do the work. It was worth every penny. And, the work was amazing! I cannot say enough good things about LPS. The sheer number of balls in the air would have made my head spin, but I just needed to open the front door each day. Go with LPS, you will not regret it!

We had Loudoun Property Solutions in our home 5-6 days a week for 10 weeks. They renovated our Primary Bath and a secondary upstairs Bath, refinished our hardwood floors on the Main Level, painted some rooms, did some carpentry work in our kitchen (replacing desk with wine fridge and wine rack and trimming out our island), and painted our kitchen cabinets. Everything was done by true artisans. The quality of the work was top-notch, everything turned out great, and the employees of LPS were all very respectful, on time, polite, and cleaned up after themselves each day. They also finished on time and on budget, with the exception of a few things we added along the way. It was so nice to deal with a company that does just about everything and whose workers are actually employees of the company. The only downside was that we bit off a bit more than we could chew from a project standpoint, trying to do many things which did end up overlapping a bit. As a result, there were a few weeks where both our upstairs and downstairs were largely unusable! Not LPS's fault, necessarily...just a big job and a schedule we needed to stick to. But we embraced the chaos, so to speak, knowing we would eventually have a house we were thrilled with...and we were. It was worth the temporary disruption. I think the only way to avoid this is to do renovations to a home you are not living in! All in all, I'd highly recommend Loudoun Property Solutions. They stand by their work and strive for excellent results.

A neighbor recommended LPS to renovate our Kitchen and they did a great job. The owner, Doug Guevara was quick to respond to our request for quote and personally came out for the initial visit. We recently had our basement remodeled by LPS and I wanted to take a moment to share our experience with, and results by, LPS. We are thrilled with the work that was done and will be using LPS for future remodeling projects in our home.

I had finished framing the basement by myself back in 2010 and hired a general contractor to do the back breaking stuff (i.e. drywall, mudding, sanding, etc.) that I just didn't want to deal with. This was the first time I had done a project like this and, when finished, provided us with a spacious, but plain, functional basement. After 10 years of family events, parties, graduations, NERF wars, etc., it was time to make it the basement a space we wanted to hang out in again.

We contacted several companies but were really taken by how engaging Doug was and he showed up to our home with suggestions on materials, design, and things that would update our now dated basement.

Doug and his business partner Noe walked us through the whole process, what we should expect, and made changes on the fly to accommodate the design, colors, and features that we were looking for. They also provided lists of materials vendors to contact, which made the process of finding flooring, stone, etc. that much easier.

The teams that were brought in to do the renovation could not have been nicer, polite, or more accommodating. The work space was cleaned up at the end of each day, they worked on color suggestions, and options at each stage of the process. It is clear that all of the employees at LPS take pride in their company and we could not be happier with the services they provided.

I reached out to LPS in October to get a quote on a 3-story townhouse renovation. Doug replied right away and met me to go over the work needed. As a rental property, we were looking for quality and attractive updates but also wanted to be cost conscious and didn’t need fancy extras. Doug provided guidance and recommendations consistent with that I was looking for, even when it meant less work/money for them.
He sent me the detailed estimate quickly and worked with me on adding/removing items as needed. He was able to schedule the work to start as early as January (they were booked up until spring but, as a vacant property, they were able to get to it sooner and come and go without working around our daily schedule). He was even flexible enough to allow me to push back our start date to February when our renter had a medical need to stay in the property a bit longer.
When work started, I met the project lead, Noe, at the property and did a walk through with him going over the job details line by line. He gave me his card and said I could call/text as needed throughout the project. Noe kept me updated, let me know when and where I needed to pick flooring color, provided measurements for tiling ordering, gave recommendations when I needed them, and answered lots of questions from me. When we had a small complaint from a neighbor, Noe stopped by the property and addressed it right away.
Once the project got going and some of our needs changed, I was able to add on some extra line items without issue. Noe even ordered the correct shower fixtures for me when he realized I had provided the wrong type.
About a week after our final walkthrough and payment, I discovered a small item that needed to be corrected. I texted Noe and he had someone over to fix it that afternoon. You kind of expect to be ghosted by contractors after you’ve made your final payment (I have a few times in the past) but I wasn’t surprised by Noe’s quick follow-through after the positive experience I had with LPS.
Both Doug and Noe were incredibly easy to work with. They were knowledgeable, professional, and kind. I look forward to using them again for our next project.

Douglas and his crew did an excellent job! We asked for a custom T-shaped desk, with built in cabinets. The workmanship was great, they consulted us during each stage of the work, and the results were fantastic! The crew was very professional and did excellent work. They wore masks due to COVID the whole time they were inside our home. This is the first remodel we’ve done since we moved in, and can’t wait to start our next project with LPS soon!

LPS resurfaced my deck and replaced rotten support beams. Doug and his guys are personable, respectful and friendly. LPS remodeled our master bathroom and we are very satisfied! They were great to work with and very responsive to our questions and ideas. We hired LPS to do a hallway bathroom renovation. This project involved replacing the subfloor where it had softened due to water damage, turning a bathroom closet into a hallway linen closet, tiling the floor, and replacing the toilet, the vanity, and the shower faucet.
