Buyer Beware!!!
I chose KVHI for a structural inspection for a home I was going to purchase. I am 52 years old and have owned 3 other homes, this is not my first rodeo! My experience with this company was lengthy, costly, and very frustrating! The experience was a huge disappointment leading to loss of mortgage deadlines being met and potentially a lot of money in rates, and fees!
Excuse my lengthy review however I wish to express my opinion, and experience as factually as possible.
Phase one: The engineer came to the house, did his job and found issues. He was accompanied by the buyers representative and the owner. The mortgage deadline was explained to him so work could begin and there would be no confusion on the work that must be completed in order to meet the deadline. Upon release of his report there were new items added for repair. Panicking about clarification and in need of documentation of necessity of these additional items, I personally and the bank called the office and cell phone # provided at least 5 times in 8 business days before I received an email reply, not even the respect of a phone call! The reply necessitated more work that had to be done before the home could be cleared and this would ultimately require a repeat inspection by the engineer before acceptance by the underwriters .......and more money. This was completely inconsistent with the initial conversations at the on site inspection. So that mortgage deadline was missed.
Phase 2: Further work on the home took place per engineers instructions. My representative spoke to the engineer often as well as the contractor. Once the work was completed the contractor even spoke to him clarifying the drainage flow, pipes replaced, and working appropriately! All communication efforts were made to ensure the final report would meet all the necessary goals for the engineer and the mortgage underwriter.
The engineer requested pictures of the work as it was being done, this was done and emailed to the site on his business card.......which we found out later went to his SPAM box when asked why they were not sent. We asked that he give us a phone call 20 minutes before he returned to reinspect so we could be present to assist and clarify....... he did not. So subsequently when the next report came out he still left doubts for underwriters!! The ultimate final blow came when another brand new issue appeared in the final report, a right downspout NOT mentioned as a concern in ANY prior conversation or documentation!! Hmmmm...... well there will be no Phase 3, or any more money given to this business from me!
So buyer beware!!!
If you are unfortunate enough to end up in my position or if you are an engineer, my advice would be to take notes or a recorder when meeting with people! Be considerate and diligent enough to be CONSISTENT in what you tell people, return phone calls in a reasonable amount of time, check your spam box before you accuse, take a moment to remember which house or project your client is calling about, and respect deadlines! Being too busy is no excuse when it costs reasonable honest people!
