We used Greg on a new build pre drywall inspection. He was very thorough and found several items that we would have never noticed. He took the time to speak with us explaining any concerns and the proper way to remedy these items. Greg did a thorough job with our home inspection, 4 Point and Wind Mitigation. He went above and beyond what he was contracted to do. After the inspection he contact the electrician that updated the electrical in the house and found out that 8 ungrounded outlets actually had GFCI circuit breakers in the fuse box. He then updated the 4 Point to reflect that so that we could insure the house.

If you're thinking of using this inspection service do it. Not only was he super professional but he was very thorough and took his time. He got the inspection back to me within the same day and was available via phone for anything I needed. Any questions or comments I had were answered in a very Timely fashion. Not only that, but he's not an alarmist so he'll tell you what he finds wrong and show you pictures of everything but there's nothing about how he discusses with you that would make you get anxious. Greg recently performed an inspection on a condominium that I was considering to purchase. My husband and I are about to buy a property in Palm Coast (JRIS) is very professional and dedicated to what he does, I called the same day and he did everything possible to help me since my deadline was until Wednesday and I did not want to be so rush. The report was very complete and detailed. He took the time to do the full inspection, and at the end he explained to us in detail what needed to be fixed as a priority. He was super honest and willing to help, he also gave us suggestions and I said wow it was worth it and every dollar we paid.

I want to update my review, because this is important to be aware and as a recommendation for everyone that wants to take it, it is know that the inspections are performed just for few hours and not everything will be showed up in that time frame. But we had a clean water pipe leaking inside the wall, of course we can’t see inside walls like we have laser on eyes, but baseboards had water marks and there was a gap between the wall and drywall that can tell something, we paid to identify visible problems and that’s why you paid to people that it supposed to see better than you and that can certificate house reports. Now we have to paid for something that was showing by itself. I understand that there is a clause but this is a service and the purpose is to identify problems in your more important decision and purchase so you can be aware of surprises. I don’t blame if the issue was not showing but in this case it was showing by itself. So be aware of this because at last minute everybody wash their hands. I know inspections are not a warranty but thinks like that should have more attention to details.

I had Greg out to a house that I was looking to purchase. The report sent by Just Right Inspections is diligent and well worth the money and time as it really shows you what your getting and is very helpful in negotiations. However the value is in how the inspector takes the time to walk you through after the inspection to make sure you know what they are looking at.

Advice: The report will seem overwhelming. However, a lot of issues outlined are fairly common or will be age appropriate if your looking at older homes. They break each issue into different categories. What worked for us was to pick certain categories we would negotiate on and choose to accept and work on the others if we land the house. On negotiations, the report will seem overwhelming to the buyer as well, that's ok. If you start by stating you are choosing to accept the bulk of the report but are looking to have the seller address a handful of key items, it really helps show your being reasonable.
