When we moved into our apartment it was affordable but now that James and associates owns the building they raise the rent every 6 or so months to the point that it feels like it’s hard to keep up. They don’t take care of our building as well as the previous owners did and now they’re expecting 1500 a month

When I rented from these guys, not only were they incredibly rude but clearly have some racist views. They asked my partner if they were "legal" simply because they were Mexican. They also made remarks on our relationship when it was none of their business. On top of this, they nickel and dimed us cleaning fees both of the times we rented from them such as charging $50 for "cleaning off cobwebs in garage" and $85 for "disposal of clock that was left on the wall", a small plastic clock that was present when we moved in. Absolutely scum lords.

James & Associates has been a great to my fiancé and me. Once we applied it was no more than 24 hours Kayla got back to us with great news. They are on top of it. There was no hesitation, any questions we had they had a solution for. In less than 2 weeks, we were moving in and signing our lease. If your in the area and a 1st time renter, I strongly recommend J&A .

There are not enough words to explain how much I appreciate what James and associates has done for us. Me and my fiancé have had a very rough go at life.. knowing this, all of the employees treated us with kindness and respect. They gave us a chance that we very much deserve. Kayla at reception was very respectful and on top of things. Terry and Nate were very kind and not once have we felt judged. Thank you James and associates for giving us this opportunity. Our sons dead bolt failed today. He could not exit his apartment. Maintenance was there in 10 minitues to help him out. He was panicked. They were wonderful.

Debbie (reception) is one of the rudest and most unpleasant people you will encounter in the WA real estate sphere.
This association very clearly runs on nepotism - the owners will prioritize their own friends and connections above any outside applicants, even those with good credit and rental history etc. I strongly recommend not working with these people; they will be unresponsive and give you the runaround before finally settling on any kind of information or update.

Not to Bash to much But, they have raised the rent maybe 5. So far, I'm paying 1,050 now but I'm moving not what I want to do, But now there putting hardwood floors in the up stairs Apts SO LOWD not smart on there part. But I'm moving out .

I recently had a need to determine the rental value of our home. Having known and professionally worked with Terry for many years, he was the first personal I thought of to assist me. After a bit of phone tag, we were able to connect. We took a few
very enjoyable minutes to up date our personal and business lives. I told him what I needed and he knew exactly what I was looking for. He had a handful of questions which were quickly answered and he said, "I should be emailing you what you need within the hour." I got it within 30 minutes.
Terry is a straightforward, easy speaking, get it done, individual which I have always appreciated. I am confident that those values have been instilled throughout his business.
I would not hesitate to seek assistance from James and Associates in the future.

These people don't care. They just want money. My rent was 650 dollars before they bought out my apartment complex and they've raised it time and time again. Until now it's going to be 1045 dollars come April. They are so money hungry it's unbelievable. I wish they never had bought these apartments. I'd say don't rent from them they don't care about the well being of their tenants they only want money. This is absolutely ridiculous how is anyone supposed to live???

I would love to give them a full rating but after we moved out I was very disappointed. I reported several times and provided the science behind aluminum windows and how the sweat in the cold weather and cause mass amounts of condensation. We tried everything from a fan blowing on the windows to lower the temp and not have to always wipe the windows off daily. Unfortunately this only works so well. Black mold started to form around the windows. We took photos and video just in case we needed them. We tried to clean it off with bleach water. In the end J&A took our full deposit and attempted to over charge us for hazmat repairs. They should look more into tenant laws. When reported tenants are not liable for these cost when you have defective windows that lets face it noone installs anymore.

Wow, so I don’t even know how to begin this review other than by saying I had the extreme displeasure of overhearing one of the most unprofessional phone calls of my life from this place.
I found a rental that was suitable for us, so my husband applied first. He is disabled and receives SSDI, so he put that for his income. He put me as a co-applicant and an email was sent to me with a link to complete my end. I was filling out my application when we got a phone call from J&A, an extremely frazzled woman on the other end was just steamrolling everything my husband was saying, she basically called to say we were rejected due to income (which was only my husbands at the time- I hadn’t even gotten a chance to fill out my application and since I have a work at home job, I was going to put that as my income). She would not let my husband speak or finish a sentence- he tried asking about a co-signer (which would have been me) and she said No? Then she changed her mind? I only overheard the last half of the conversation when I could tell he was having trouble getting a word in. Finally I just said “just forget it” loud enough so that hopefully she heard it. I would NOT recommend ANYONE go through J&A, they need to work on their professionalism, also let your applicants TALK. That way, there won’t be miscommunication. If I could give zero stars I would. Between this place and the other rental agency in PA, I feel extremely bad for the residents who live there. We were just trying to GO HOME, guess PA isn’t home anymore.

James and associates is more than a property management. They truly care for & take care of their tenants. I first rented from James and associates in 2010 when I went through a divorce. Recently I gained full custody of my children and James and associates played a huge role. Making sure that I had adequate housing for my children and even working with me through tough times to get my rent paid. I would high recommend this property management company to anybody and everybody. It’s ran by wonderful, caring people and they have amazing staff as well.

I send all of my friends to James and Associates. This is the rental agency we use and they are not only family owned but very nice people! Really helpful if you get lose a key or get locked out, or need paperwork for anything. Their online website is dummy proof and their maintenance requests are super fast, almost immediate. Not to mention they have the best rental prices in town. Couldn't have found a better place to rent from. Super grateful.

There are just NO WORDS for the quality of service, professionalism to the people on this team. I reckon its based on leadership for sure. I have rented two places from this realty and hands down would rent again and only from them! They treat you like a person, with respect and are really good with information and details when it comes to maintenance rent etc... I highly recommend their services - shout out to Terry and his wonderful team. Reception is always a delight to work with. Maintenance has been amazing! I have worked with two different maintenance guys on both properties and they are just superb with scheduling and explaining stuff.

We rented from James and Associates for 12 years. They were always professional and always friendly, Very responsive and always took care of what we needed. We were forced to move by property owner NOT James and associates. The property owner forced James and Associates to charge an over the top amount of fees for clean up etc.....The property owner is NO longer a client of James and associates and therefore we were able to come to an agreement. We are now getting money back because we were wrongly charged and everything is worked out now.

Unfortunately James and Associates didn't have any rentals available to suit our needs so we moved on. They will be the 1st place I look if I need a rental and will recommend them to everyone I know.

James & Associates managed our property for two years while we were away and we were very pleased. Our situation fluctuated a couple of times in the process, but they were able to keep our property rented until we could return. They always kept us in the loop if anything came up and their on-line reports gave us a good overview of what was going on with repairs and included reports on the condition of the property.

We've dealt with three other property managers in another state and I can definitely say that the level of attention and quality of James & Associates was head and shoulders above those other three. We highly recommend them to anyone looking for a property manager.

We've never gone without a tenant thanks to James & Associates marketing, and we've always had fine tenants thanks to J&A's background/credit checks. As a property owner, they've made needed repairs/upgrades seamless for me. Their online owner profile system makes making contributions for future repairs/upgrades easy/user friendly as well as viewing current and past owner statements, including ALL documents (invoices, balances etc).

I rented from James & associates for over 3 years. Anytime I had any issues with the home they were prompt, courteous and respectful and took care of the problem without any issue. I think sometimes people get confused when they think a property management company does not want to work with them regarding the condition of their houses. The thing to remember is the management company is not the owner. They approach the owner with the problem and it's the owner's decision whether they want to spend the money or not. It's the owner's responsibility to make the upgrades and changes not the Management's. So before you get mad at them for something that's not happening for you, remember it's not their fault as they are a representative and not authorized to make decisions unless the owner says so.
As far as deposits go, no matter how clean you thought you got the place sometimes you miss areas. This happened with me. I asked them to let me know if were any problems and they did, and guess what ...they were right

We have been homeless for months. We were scheduled for a lease signing until they caught wind of my husband and i having kind of a fall out i guess you could say. They then said they didnt want our family drama in their units. Understandable to an extent. There was no physical abuse yet they treated us like we committed some sort of crime. Really hoping they reconsider. We work really hard to spend $1100 a month to live in the cheapest hotel room in town with our two and six year olds. Being the largest rental company in pa we dont have a chance of ever getting into a home. Iv heard many great things about them. Hoping to one day be given the oppurtunity to rent from this company. Would love to have our own positive experience with the James'.

Twenty-five years ago, we left a little house in Sequim to be a rental. Living out-of-state with a rental was a challenge, until we placed our home in the hands of James and Associates. Life moved along, until last week when it was time to begin moving back to our home. I was expecting to find the home as we left it, minus 25 years of hard use by renters. Even now I am tearing up as I write this, when I walked into the home it was clear that the renters that James and Associates had placed there had treated the home with tender, loving care. The home and grounds were clean and looked even more amazing than when we left it.
I cannot thank them enough for the careful screening and the care that the home received over time. They were also incredibly flexible in meeting me there on short notice to do a walk through. The staff was friendly and helpful. They will never know how their professionalism, flexibility and comprehensive care of our home from appliances to the rest of the home and grounds has made such a difference in my life.
