Grit Commercial Roofing LLC

I had GRIT Commercial Roofing reseal two of my ACE Hardware buildings this year. The first was in August, due to a pretty bad leak, and despite the heat, Mike and his crew started as promised and finished as promised. The second we scheduled for December. Both buildings look like they have brand new roofs. One is 17 years old, the other 24. GRIT was the only company that offered a ten year warranty on their work. Mike kept me informed daily of progress , and invited me onto both roofs several times to view the steps and process. He and his sons cleaned up after themselves every day. They were very professional and polite and unobtrusive, as our ACE stores were open for business during the hours they were working. Now, we just need some rain !

Grit Roofing is my go to for all of our present and future roofing needs, they are a family owned operation and the owner Mike a his sons are very personable and knowledgeable in their line of work.
We have a large commercial roof that was in need of repair but we could not afford a total redo on our old roof, Mike came in and gave us an affordable bid for repairs along with a 2-year warranty on his work, they did an amazing job showing step by step procedures and Photos of what was needed prior and what what was done during the job, until that day comes, we will be calling them for a new roof.

We own 2 commercial buildings in the Goodyear area. We had another roofing company out to do a repair and they gave us a quote for redoing both rooftops as they were in need of recoat. Not long after, I received a postcard for Grit in the mail and decided to give them a call. Their bid was not lower than the first one we got but Mike was great at communicating and we decided to go with him and his company. We are so happy we did. I am not on site at my property on a daily basis and even though my partner is, Mike communicated with me every day when they arrived and departed. He sent photos as well. Our front office staff had nothing but positive things to say about Mike and his sons and vice versa. On top of being good people, our roofs look fantastic!

I had Mike and his team out recently to do a roof on one of our businesses. Mike and his team were prompt, did the job in the time frame quoted and communicated along the way. However, once the job was complete, we found our walk-in refrigerator was not working. We had our service company come out and they found the breaker to the unit was turned off on the roof. We had to discard about $1500 in product . I reached out to Mike immediately to inform him of what happened. I thought this was going to be difficult conversation. Mike handled it with professionalism and asked to get back with me. I thought I would have to chase him down to get back with me, but I did not. Mike got back with me the next day and informed me one of the guys had hit the breaker and was not turned back on for the walk-in. Mike did not hesitate to say he would make it right and removed the $1500 that was lost in product off the balance owed. This goes to show you the man running the company is trustworthy and honest. I would recommend Mike and his company over and over. It is hard to find reliable trustworthy individuals that will own up to a mistake and make it right. Thanks again to Mike and Gritt roofing!

Grit did a great job at several levels for us at Phoenix Seminary. They provided excellent customer service in evaluating and explaining our current situation, provided solutions, and completed the work on time. Their follow-up with us has been second to none. I don't know how GCR only has five reviews. It's absolutely mind-boggling. We have several buildings on a commercial space and every winter and monsoon season we have problems, despite the fact that two of the roofs were just worked on by a different company.
This year I decided we couldn't wait for the bigger guys to have time to get to us and that I didn't want to waste my time on an automated line trying to reach someone in scheduling who would inevitably tell me that they were on a 3-5 week delay and that they would TRY to have someone temporarily patch it until they could get someone out to fix it permanently.
As a property manager, this doesn't work for me. I can't tell a tenant that we just have to cross our fingers and wait and see. I got Grit's information from the GC who does all of our TIs and so I called Mike, and let's just say, it was definitely the professional equivalent of love at first sight.
The communication is extraordinary. I never had to look for him or wonder if he was going to show up. He came out and looked at our situation, and got back to me right away. Mike called me on the phone and took time that he shouldn't have had to take to explain his whole process to me, his timeline, his methods, and his warranty. He answered my questions patiently and taught me about roof repair so that I understood what to expect.
He told me when he was there and when he was leaving, and he sent pictures of the work that he was doing. If I had to call or text him, he was quick to answer or respond. Here's where Mike and his crew went above and beyond. We had a leaking AC unit that he helped me figure out, and when I had a leak in the suite in the building he was working on, he went and checked it out for me to make sure it wasn't coming from the roof. If he hadn't been there, it would have taken me so long to figure out the fire sprinkler pipe was leaking it would have most likely incurred severe damage, but he figured it out in 15 minutes and I was able to take care of it immediately.
Mike's got this way of talking to you that you actually feel like you're talking to someone you know, that you've trusted for years instead of two weeks. If I could hire Mike and his guys for everything I could. Sadly, I only have three roofs for now, and two are up and coming. I can't recommend Grit enough. They are fantastic.

We had Grit Commercial Roofing give us a new roof coating. They were extremely responsive from start to finish. The job included cleaning the current roof, sealing all of the seams, screws, fasteners, skylights, ac unit transitions, vents, etc. As you can see, Michael sent pictures of the process along the way so we knew what phase they were on and the progress. They had a specific window of time to complete the job and did so with out any issues. They went above and beyond my expectations and although it was a significant investment, we felt it was 100% worth it! Working with Michael was easy and positive and his crew were hard working, friendly and professional!

Our roof had fallen into disrepair... multiple leaks, clogged drain lines, essentially destroyed elastomeric coating. We hired Grit in July 2022 to essentially revive our foam roof from the dead. They delivered and then some! The Grit team was responsive and professional every step of the way. Their attention to detail was outstanding.

Our roof is now standing tall. We opted into the Grit maintenance program so we now rest easy knowing the Grit team is going to keep our roof in peak condition.

Michael and Eli visited our roof for shooting a video and while we were on the roof found an issue that they repaired. Repair turned out very nice and they did two other small ones while they were at it. I’m grateful for the way it all works out because we discovered some more serious issues with one part of the roof. I was able to go back to the company that had redone the roof in 2020 and now that company is going to repair those under warranty to get the roof more to where it should be. We chose a low cost solution in 2020 and now will likely have to chase repairs until the warranty is up. Had we used a solution like Grit would have offered we wouldn’t be chasing roof issues probably each year now. I would highly recommend Grit because I know these guys and they have an amazing work ethic.
