My inspector was excellent and extremely thorough. When we arrived the digital door lock was dead and we couldn't get into the property until the seller was contacted. He finished the external part of the inspection and waited with us, well over the scheduled time, to make sure it got done that day. He gave us all the details on each finding along with context on how important they were. Very satisfied with both the end product and the service we received.

I had a great experience with Dane at Discovery Home Inspection for an investment duplex I am purchasing in Anchorage. It was the first inspection that I have been present for before, rather than just get the report after the inspection. Dane was very thorough and was able to point to and explain potential issues as he was going through the property. For areas that I did not go into (attic, crawl space), he took great pictures and reviewed them with me on-site before we left. The actual report, which was provided the same day, is well organized and easy to pick out the issues that need repairs or attention.

We met Dane at the residence for the inspection, he was early, prepaired and had everything required to perform the inspection. We were invited to follow along to observe, Dane explained what he was checking for, what the code or standard meant. He answered our questions was very patient and professional at all times. We'd use him again if the need arises.

He sent us and the realtors the completed report within 24 hrs. It was very helpful and found some items that needed to be repaired prior to moving into the residence. Well worth the time and cost, it would have cost us more to fix these ourselves had they not been caught prior to closing.

I do not recommend Discovery home inspections if you are a buyer. I was a seller when Discovery inspected my home for a sale that subsequently fell through. There were many rookie/sloppy mistakes but it took me a lot to get them all sorted out. He gives a lot of ‘advice’ to cover his bottom. I.e instead of checking the drains he tells the buyer to do a ‘sewer scan’, for the roof ‘the trusses have not undergone an engineering analysis’. He couldn’t bother to check that each room had a ‘heat source’ because of ‘timing constraints’. IN A 720 sf house!! The flue may need a ‘laboratory analysis’ and may contain abestos. The cardboard under floor ducts can not be serviced but RECOMMEND THAT YOU hire someone to service them. I wonder how? He sited that the return air grill is within 10’ of the furnace. The city inspector said he was wrong. But it causes problems for a real estate sale. Verify any cracks in the wall by a laboratory analysis. But he doesn’t tell if or where there are any cracks. He gives generic info about electric water heaters when this house had a gas hot water heater. He write that the hot water heater was missing ‘combustion air’ but again the city inspector actually came to the house and said: That is just plain wrong. It is fine. Like another reviewer on this site said, he told me that my auto reverse did not work on my garage door. It works just fine so I assume that was left from some other inspection by mistake. Just sloppy by my standards. He wanted the buyer to do an earthquake assessment if there were cracks in the walls. These are 68 year old houses about 400 of them and they have survived all earthquakes in good order. If there were cracks he should have noted them. More cya. The buyer pays a lot of $$ for these inspections and they should get much more about the house than Discovery gives and it should be up to date info.

Discovery Home inspection came highly recommended to me as a new homebuyer. I cannot emphasize enough how helpful Brandon was and he was so willing to explain everything to me. All my questions were answered during the inspection. Afterwards, the report was so easy to read and understand.

From the start I’ll say my inspector was very friendly and professional.

I wasn’t highly impressed or overly dissatisfied with my inspectors thoroughness. I feel as if he did the minimum, what he is required to do you could say. Straight, narrow and to the point. When you get a service you want to feel as if you really got something out of it, especially when it comes to buying a home and that isn’t what I feel I received.

I was recommended Discovery Home Inspection by two realtors I know. They mentioned they are a little more money, but great quality. They weren't that much more, but they really were wonderful. I spoke with the own, but had our inspection with Dane. It was very thorough and clear. They used ipads to take photos and notes of everything and went over the issues right there in person. They also sent a great details list of what, why, and how it should be handled. They emailed me their report with all the photos as well. It was VERY easy to read and understand what was needed to be done. It made asking the seller for fixes so much easier. We knew what was important and what wasn't. We now also have a great list of things we know we need to work on when we move into the house.

I appreciated how great Dane was. Easy to talk to, nice to me as I was nervous being a first time home buyer, and was great about explaining why something was a problem and what the potential issue could be. I would highly recommend them to anyone. We haven't closed yet and haven't done a final walk through. I will come back and edit my review if my opinion changes.

On 2 April 2022, Discovery Home Inspections provided home inspection services for the buyers for our home. During the inspection, Discovery Home Inspections created multiple points
of damage to the property including putting a hole in the drywall of one of our bathrooms, and scratching our recycled glass countertops. I would also expect home inspectors know basic operation procedures for things like a garage door opener. When testing the garage door operation, they stated that the auto reverse function was faulty and rather than doing what a normal person would do and move the backpack out of the way that was blocking the sensor, they decided to write that the garage door needed to be replaced entirely. They also appear to be unfamiliar with current building code and grandfather clauses of building codes. They reported our home as not being to code with electrical items, but the home was in fact to code upon construction and is therefor grandfathered into code currently. This was confirmed when we contacted the home inspector that we used when we bought the home. Discovery Home Inspections then incorrectly listed the electrical breakers and outlets that are grandfathered into current code as health and safety items rather than recommended upgrades to the home. This mistake in wording caused the sale of our house to fall through needlessly, costing all parties involved time, money, and resources. This is a complete lack of competence on Discovery Home Inspections. Discovery Home Inspections did not take responsibility for causing the damage to the home and has failed to offer to repair the damage caused during the home inspection. When confronted about the damage a second time, David refused to acknowledge fault and told me do "you know what to myself." It has been extremely unprofessional and we are paying the price for their incompetence. I would highly recommend home sellers not approving Discovery Home Inspectors as home inspectors for their home.

David Mortensen with Discovery Home Inspection was hired by the buyers we were under contract with to inspect our home. During his time, a hole was put in our bathroom wall and our countertops were scratched. He has neglected to claim responsibility for these and fix them. And at this point, it's a "he said, she said" situation. He has not offered to resolve the issue and fix the damage. He, instead, has used vulgar and explicit language to tell us off in a phone call. In the report itself, he cited various electrical "issues" in our electrical box as Safety Hazards when, in fact, they are recommended upgrades. Our house is safe and to code based upon the codes when our home was built. It's unrealistic to expect every home to maintain codes as they are updated and changed each year. Our home was grandfathered in. We contacted the previous inspector of our home when we were the buyers and he confirmed there were no safety hazards or needed updates. Noting these things on the report as Safety Hazards scared the buyers and our contract fell through. This has cost us very unnecessary and needless stress, time, and money. We would like to warn future real estate agents and buyers/sellers not to use this inspection company, particular the inspector David Mortensen. He is careless and does not take responsibility for action. He does not follow-through to ensure good work is done and mistakes are resolved.

I contacted Discovery Home Inspection and requested David. David was very courteous on the phone and agreed to inspect the home at a time that worked for me and my wife. On the day of the inspection, he was very punctual and came well prepared. He greeted us and immediately got to work and began took a lot of photos for his report. David not only inspected, but was very gracious in educating me, a new homeowner, on what to look for as a homeowner, as well as how to maintain equipment in the home. That night he emailed me a well documented, and thorough inspection report. Also a list of items in the home that would need to be repaired. We ended up buying the home and could not be happier. I feel like there was a lot of great value and will definitely recommend Discovery to anyone.

My realtor was able to get the inspection scheduled a day after we pended. Dane was easy to talk to and answered all questions in an easy to understand manner for my first home buying experience. He was quick and efficient and made the inspection a good experience.

The logistics of buying a property from another state is difficult. You have to have an inspector you trust on your side. I'm thinking of possibly selling my house in a few years, but also plan to get some items fixed and updated relatively soon. My friend and realtor suggested I call Discovery Home Inspections for a prelisting inspection to know what I may or may not need to get done to sell.
