In the summer of 2023, a hailstorm caused damage to several roofs at Glen Oaks Townhomes. In response, the Glen Oaks Homeowners Association hired CRC Roofing and Contracting to replace the roofs, downspouts, and gutters, and to repaint the exteriors in the spring of 2024.
Initially, the project proceeded without issue. However, problems arose when CRC removed the downspouts and failed to replace them in a timely manner. Although there were a few days of bad weather, the gutters and downspouts remained missing for approximately one full week.
On April 27, 2024, an unusually severe storm brought hail and heavy rainfall. My next-door neighbor alerted me that water was flooding into my crawlspace from their side of the porch/exterior siding. Because there were no downspouts installed, rainwater poured directly into my crawlspace from their exterior.
I documented the resulting damage with photos and video. The water caused significant damage, including:
• Destruction of the radon mitigation system’s protective plastic membrane, which was pulled from the walls.
• Exposure of radon-contaminated soil, creating a serious health and safety hazard.
• Accumulation of water, mud, and debris throughout the crawlspace.
I contacted CRC and spoke with Tanner, who verbally assured me that CRC would cover the damages. He sent workers to shop-vac the water, and I asked them to also sweep up the debris. However, the crawlspace remains in an unacceptable condition.
I then contacted the original Radon Mitigation Company to assess the damage and provide a quote for full replacement of the protective barrier. Due to scheduling limitations, the earliest available appointment was May 21, 2024. The company quoted me $1,200 for the full repair and provided a written inspection report confirming that the damage required a certified technician to address.
When I presented the quote to Joel, the owner of CRC, he refused to pay for it, stating it was too expensive and that he could "do it himself." However, the Radon Company informed me—and confirmed in writing—that only certified radon technicians are legally allowed to work on these systems. Joel is not certified, and his offer is both inappropriate and unsafe.
I want to emphasize:
• It is not my fault that CRC removed the downspouts and failed to reinstall them in a timely manner.
• The resulting flooding and damage were preventable.
• CRC has refused responsibility, despite the clear evidence and reasonable attempts on my part to resolve the matter.
Additionally, I’ve experienced other issues with CRC’s work, including:
• Paint splattered across my driveway.
• Paint residue left on my tile porch flooring, garage door, and patio pavers.
As a single mother, I am deeply frustrated, concerned, and disappointed. This is not just about property damage—it is about safety, health, and accountability. I feel I am being dismissed and treated unfairly, despite doing everything right. This situation makes me feel helpless, but I will continue to stand up for what is morally and ethically right—for myself and for my children.
I am not trying to take advantage of anyone. I am simply a responsible homeowner seeking the repairs I rightfully deserve. I sincerely hope that someone will take accountability and that the necessary action will be taken to make this situation right.
