To quote Marcellus from Act1 Scene4 of Hamlet, “There is something rotten in the state of Denmark.” I am 76 years old. I applied for a rental. Received email asking for past 6 mos. rental receipts and pay stubs. Past rental receipts not possible as I had not paid rent in 13 years. I had no pay stubs. Not because I was retired. Because the company I worked for had been hit with ransom ware and they were irretrievable. This was verifiable as it is a large national company and it was on the news. Very easy to confirm. My computer quit functioning. I called the office explained this complication and asked for a return call. No return call. When I was able to get back on line safely, I sent emails for several days. No response. I called office and asked for return call. No call came but I did get an email stating that Jen Procter had found my emails in her trash bin. I was asked for pay stubs so I feared that I had not explained clearly, so I explained again. I then offered to supply checking account statements that would show that my net monthly income was seven times the cost of the monthly rent and that I keep a balance of 200K in my checking account as “fun money.” I heard nothing. I emailed daily for 4-5 days as I was afraid that my emails were not getting to Jen. I called again and asked for a call back. No call came. I then sent an email offering to pay a years rent in advance. I received an email telling me I could not rent the apartment as I had not provided pay stubs and evidence of a savings account with adequate money in it. I was told to stop emailing as it was getting obsessive. I sent so many emails because I never received an answer about the apartment. This location was important to me as I have friends there and there is an elderly friend there that I check on daily. Unfortunately, I did not read my attorney in on this till I realised that this was not about my financial stability. I am not sure what it is about, but it is not about anything honest, and above board. Fortunately, I have been a nurse for many years and I learned to “document, document, document.

I rented from Copper Roof Property Management from 2019 - 2022. I’ve never been late paying rent, zero complaints and treat the space I’m renting respectfully. In Jen Procter's own words "I am a great tenant".
Before taking possession of the keys to the unit, Jen Procter showed she wasn’t an honest person. I was subjected to her lies right away. Jen Procter told me that the unit would be professionally cleaned prior to me taking possession and that the day of possession I would be provided a code to the lock box to obtain my keys. Neither instance happened.
During each lease renewal, I was subjected to more of Jen Procter’s lies. In 2020, Jen Procter had the audacity to fabricate a South Carolina landlord/tenant law that simply does not exist. When I shared a link to the SC landlord/tenant law and asked Jen to point out the law she was attempting to educate me on, she deflected & gaslighted.
In 2022, I experienced the same dishonesty from Jen Procter. Some examples of Jen Procter’s lies I had to endure this year are:
1.) Jen Procter claimed to have sent the lease renewal to me. I never received the lease renewal nor can Jen produce the email she supposedly sent or even tell me what day she claimed to have sent it.
2.) Jen Procter misrepresent my intentions to the property owners by telling them I wasn't interested in renewing this year. I never said anything remotely close to this. All I said is that I had to give it some thought because I haven’t received a raise in several years and had no idea where the extra money, yet again, was going to come from. But yet, Jen Procter lied when she told the property owners I did not want to renew the lease.
3.) Not being successful finding a new unit to move to, I asked for a 30 day extension & issued a check for September's rent. Jen Procter refused my rent check, changed the utilities out of my name and filed an eviction notice with the courts. Thankfully, the court ruled in my favor!!!
After moving out of the unit, I was subjected to more of Jen Procter’s lies. In the “Notice of Security Deposit Disbursement” that I received from Jen Procter, every single dollar amount was either wrong/inaccurate or violated South Carolina landlord/tenant law.
One would be best served to stay far away from Jen Procter & Copper Roof Property Management.

Jen, thank you for openly lying. Court records are of public record. The Judge did NOT rule in your favor and grant a Writ of Eviction that you petition the court for.
