The driver called before he arrived. He was friendly and got right to work. He found no problem with water line to the house very quickly Then went to toilets and found one had bad inlet controller and the had a bad flapper! He also gave some tips on checking the toilets for leaks. He also said the the small hole in the Driveway was most likely a tree root. I was very pleased!

We had a leak somewhere in our water line outside and the local water utility recommended American Leak Detection. Brandon was here the next morning, located the leak and marked the ground for repairs. All accomplished in about 15 minutes. According to our plumber, the location was very accurate. Impressed with this company, but hope we don't have to use them again ;-)

Unfortunately, we are extremely dissatisfied with both the process and the outcome.

From the outset, we informed your team that we had the ability to shut off the water to the building via a valve, eliminating the need for each resident to be home. Despite this, your team insisted that we coordinate with all residents to ensure access to their units. This was an unnecessary and time-consuming effort, especially during the holiday season. When your employee arrived, he ultimately used the building's main valve to shut off the water, rendering our extensive coordination efforts pointless and wasting valuable time and resources.

Further, despite multiple requests, your company delayed sending the report for over a week. This was an active leak situation requiring immediate action, and we could not afford to wait. Because of the lack of timely information from your company, we were forced to move forward without your findings. As a result, your service provided no actionable benefit to us when it was needed most.

At this point, we have not received the report we paid for within a reasonable or useful timeframe. Paying for a service that failed to deliver results when they were required is not acceptable. This is akin to hiring a catering company only to receive the food a week after the event has ended. Given the urgency of the situation and the lack of timely deliverables, we do not believe payment is justified as your company ultimately caused more damage due to unnecessary delays and inaccessible reports.

And you still charged us... awful experience

American leak detection is fantastic they have extremely accurately located 2 separate leaks 8 years apart. Turner came out on time and gave me all my options and allowed me to choose what worked for me and my situation. He was so helpful, considerate and respectful. He cleaned up after himself and was so very quick. I was amazed. They have been very easy to work with if I ever have the need I will be back.

LEAK DETECTION MISSED the leak source in the wall. Focused himself on assigning blame by disassembling toiled and called it plausible cause. After my unit was demolished, plumber found cracked vent pipe in the shower wall. It could have been a few thousands fix from hallway vs demolition of the bath and kitchen over 100K in damages

The leak detection was off a few feet and costed me hundreds more for the plumber to dig further to identify the actual leak location. I tried asking for price adjustment with the picture of the pipe that is out of the marking leak area but they didn't respond to my email. When I called them, they told me that I should have called them again when the plumber couldn't find the leak in the marked area, and waited for them to come out, which doesn't make sense because the plumbing crew was already there to do the repair and also started digging on the driveway. Later I was told by the technician that the detection was off because the leak was a huge and the detection doesn't well in this case, which was not communicated beforehand. All in all, they did help with the repair, but the leak detection was not accurate as I expected, and the customer service was not that helpful.

TLDR: -A service charge, travel fee, AND mileage is charged. Even when using the service, none is applicable to final cost.
- Leak was not detected and report was not provided in the specified time.
-When reaching out to get report and trying to contact office, was told to contact tech. Felt like unnecessary back and forth.
-Leak persisted and tech mentioned retesting for additional charge. Additional $250/hr + mileage.
-Perhaps works for easier/obvious types of leak detection? Sad that a big name plumber recommended this service.

Feel jipped with the leak detection service. I was given this contact information from plumber that could not find leak. I was not called on dispatch but at least my tenants were there. The visit seemed pretty fast because when I got a call the leak detection was already done! According to them it was a very unique specific situation where the water rolling down the shower door and onto the floor through a baseboard floor gap which caused the leak to my lower level. I found this odd since my shower door has all the water deflection on it, the tenants use a bathmat. Sure the baseboard to floor could be caulked for extra protection, though not the norm, but we did it anyway and within days had the same issue. I also did no get the report within two business days which the main office mentioned.

When I went to see the leak after the waterproofing, the tenants tell me the service technician seemed like he was there rather quickly and ready to dip out for their vacation. Which makes sense as to why I had to repeatedly call to get the report, tech was out of office. When I called the office, they just told me to call tech directly. Not sure why the tech hadn't emailed the office the report at least given the two business day turn around time that we were told. While I did get a verbal report, I was doubtful of how much testing was completed. This is where the report did demonstrate that the tech made additional testing. This is where the report was a CYA in defense of the tech, but they failed to deliver this until a week and two days later. After the week I called the tech and left a voicemail of my concerns of next steps after completing recommendations. I still didn't get a call back but I did get an email of the report however, I had to follow-up, yet again, and call to discuss potential next steps for persisting leak.

When I told him we still had the issue the tech insisted if I had changed the shower door water deflector. There is no possible way that this was the issue as I was standing in the shower shooting water around and the door and glass are sealed shut. After this, I was told that there would need to be retesting. I pushed again on what else could be retested as I thought all the possible tests would have been done for him to be confident that the issue was what he reported. He mentioned something we had already done, filling up the shower pan , waiting, then repeat with someone walking around. To which I then asked what tools he had and could be used, I mean I figured that's why we call these guys because they have state of the art tools for these things. I was told that if the shower pan test would prove positive, THEN they would use a infrared meter. A moisture meter was used on the first visit, why was this infrared tool not used then to detect any leaks behind the walls? (which tuned out to be the case with water behind the faucet) When I asked how much retesting would cost, I was told the main office would have to contact me for this. Here we go again with the back and forth.

The office did call back and would be $250/hr + mileage for retest. I mean the original was: $800 to find "cause and origin", $50 travel fee, PLUS per mileage fee. Eventually after contacting a handy man we found that the faucet wasn't properly sealed. Some caulking around the faucet and we've been good for weeks now. I don't know how this was missed with all the gizmos and gadgets that charge you $850 +.

2 stars for a nicely written report, though I don't think the right testing was done.

They charged me $400 for driving to my property. They couldn't do work because my meter was not installed. This was stated in their contract but they also attempted to charge me $600 to come back to finish what they started. Not very ethical in my opinion. They probably do good work if they actually do something but I won't hire them again.

They were originally booked out 2 months in advance, but I was on the cancellation list and was seen within 3 weeks of our appointment request. Highly recommend Kif!

I've known in my heart that my pool has been leaking for quite a while because the amount of water I need to add seems way more than evaporation would cause. But I had no idea where the leak was and finding it seemed like a long and arduous process. And I had worst-case scenarios swirling in my head--what if the pipes BELOW the pool or deck surface are leaking into the ground and they have to dig it all up?

But the leak seemed to be getting worse month by month and so I eventually called American Leak Detection. They asked me to do a "bucket test" to verify that the loss was more than evaporation (which happens in the bucket too), and also to check whether the loss is always happening or just when the pump is on. I had to do about a week of daily measurements where I would leave the pump on for 24 hours (using service mode on my control panel) and then measure and then off for 24 hours. In the end I found the big loss to only occur on pump-on days.

I gave the news to American Leak Detection and they scheduled Nick to arrive. He did arrive more than an hour after his 2-hour arrival window, but I can understand that he had 4 jobs before mine and some take longer than expected.

I took him to the equipment room and actually pointed out a valve that I was suspicious of. We use it for backflow cleaning of the filter and so it heads straight to the drain. There was a spider valve before this backup valve which also was supposed to stop water from going through when not backflushing.

Nick walked behind the filter and spent about 5 minutes there and was like "yep, your spider valve and backup valve are both leaking". He showed me there was actually a viewport in the pipe where you could see water slowly moving through under bright light. And you could even see the water spraying into the drain at another point.

Since it only took about 10 minutes from arrival to diagnosing the problem, Nick only charged me a $250 "visit fee" instead of the much higher fixed detection price originally quoted. Some might say $250 is a lot, but he did come all the way out to my home with a truck full of equipment and his expertise and with time reserved for what could have been a multi-hour session. And while the leak seems "obvious" in retrospect, my pool maintenance/repair team didn't find it when I called them out first. The good news is, while Nick warned me that the spider valve is expensive, my pool repair team were able to replace just the gasket. It required a lot of scraping since the old one was superglued on, but saved me money for sure.

After a few more days of measurements, I've verified that the leaking is gone. Thanks, American Leak Detection!

Zach from ALD was awesome! He was sent out to document my basement flood, contracted by my insurance company. He spent 6 hours across multiple visits to help us figure out the cause of the flood, and the right mitigations. Everyone else wanted to sell us (incorrect) solutions. Zach just wanted to solve our mystery and recommend what I should have my GC do. Super impressed!

This negative post is not based off the service I received but driven by the cost of assessing my leak. After an initial $800 two hour leak assessment, they couldn’t find a leak and couldn’t get in water to look at pool light which we thought was the cause. The pool still leaked and they came back- not knowing I’d be charged again given the leak wasn’t found. I estimate I was charged $480/hr and of note, they don’t fix the leaks, they just locate. I was able to fix with pool dye and puddy. Nick the technician was excellent. They are obviously the only game in town and charge as such.

Make sure you don’t have a new pressure valve in your house when you want a leak detected on your main line!!! I paid for a person to detect a leak in my main line, I paid $150 travel cost, plus detection fee for him to tell me (after spending 2 hours here) that because I have a new model pressure valve, he can’t detect my leak!!! They never asked ahead of time! Now I have to pay him to do nothing but waste my time and cause me a day off work! Also, he kept pumping nitrogen (the gas) through the line for at least an hour while, in the house, it just bubbled up through the toilet. FINALLY, I went out and said “do you want me to turn off the valve to the toilet?”. He said, “oh yeah, no wonder why it’s not filling!”
So basically, unprofessional all around, and as he left he told me I would have to pay for it all even though no leak was detected! This cost me a day off work, hundreds of dollars and I got NO LEAK DETECTION!

The price they quoted to find my leak sounded high, but when Nick came out, he spent over three hours meticulously checking the whole line. He found the leak and gave us advice on how to repair it ourselves. I felt confident the price was 100% worth it. I had them come out to see if I had an underground leak in my sprinkler system or elsewhere in my home. They quickly diagnosed the problem and confirmed I didn’t have a leak, and the excess water in my backyard was likely due to a clogged French drain and possibly my gutters. They only charged me for a service call and gave me some suggestions on who to call to fix these problems.

Ive used these folks for almost 20 years and they used to be my go to company for leak detection. Ive referred hundreds of clients and hired them myself at least 150-200 times over the years generating a significant amount of revenue for them. They were bought out by a corporate company lately and their value and service dropped significantly ever since and I have switched vendors now. Save yourself time, frustration and money by calling one of the many other providers in your area.

I thought I had a leak in my main line (meter showed continuous flow and 3 different plumbers couldn't find leaks under the house and deduced it must be in the main line). I called American Leak Detection out to determine the exact location prior to this large project. Their initial estimate was $400 for up to 3 hours.

I think it was Brandon who came out. He not only determined that my leak wasn't in the main line (it was a faulty on/off valve for our sprinkler system which he walked through how to fix myself), he only charged me for a service call of $250.

I was so happy not to have the expense and hassle of replacing the main line - which is what all the plumbers were recommending. He definitely listened to my concerns, was efficient with his time and helped figure out the root cause of the problem.

I would highly recommend!

Broken pipes have been leaking somewhere in our backyard. It is really nightmares to detect underground spots on over 50 ft long.

For all those home owners like me, that if you already turn off your main line inside your house and that water meter still running then guarantee there’s a pipe leak somewhere from that meter to your house ,But , if you know where that leak was and you know what you’re doing , then you’re OK ,but if you don’t know , don’t call Beacon or any plumming that don’t have a leak detector tools, it’s just a waste of money , I called this Beacon plumming and this guy was telling me to change my pipe for 20,K instead of looking where that leaks was, waste of 85 bucks , I’ll give this American leak detector 6 stars, nice,friendly and honest guy, he put his gear and pinpoint where that leak was for a reasonable price , Another Plummer quote me from 3500 to 4500 hundreds to take care and repair it , I did it my own since I already know where that leak coming from, Good luck

American Came out and helped deal with a very difficult leak that we're still trying to find. Unfortunately, Homesite has chosen to be exactly what you think of when you think of insurance companies. That being said, the gentleman that came to my door was professional and straightforward and diligent about what they were searching for while being considerate in terms of not tearing apart the house being mindful that would likely not yield any fruitful results. My only complaint in the process is the insurance company, who's left me beside myself after diligently paying my premiums with them for 20 straight years.

I had these guys come out twice in two weeks as we had two leaks. First leak took 10 minutes to find. Second leak was harder (under driveway) and they found it under 45 mins. They will find the leak for you. Just expensive but they tell you the cost upfront so no surprises.

Had a major leak in my wall from my upstairs bathroom, that I had to find, myself, after they did their inspection and told me there was no leak. Glad I have my own brain and didn't listen. Toilet, sink and bathtub...all running into my wall behind my downstairs shower. Had mold growing to show that moisture was definitely coming from somewhere.

We were helping out an elderly friend who was told by the water company that he had a leak. With little more to go on, Turner came out an pinpointed the issue immediately to an outside faucet. He even cut the price since it was technically not an underground leak and was easily detected. He was friendly, professional and I would definitely recommend this company.

We had a problem with water line leaking between house and main at street. Local water district guy recommended American Leak Detection and everything worked out great. Brandon made a timely arrival, was professional and friendly, explained what he was going to do, and had no issues with detecting the leak. He went right to work and got the job done right on target. The leak was over 40 inches down. Don't see too many folks these days with that good work ethic and competence and we really appreciate Brandon.

I was super impressed with the service from ALDNW from beginning to end! I didn’t even know that this type of service was a thing, even after being a homeowner for 18 years! I was referred by my favorite plumber and as soon as I called to schedule, we were on the books and ready for fix!

Turner did an awesome job of communicating his arrival time, informing me of the process and getting to work. He was efficient, polite, professional and personable. He was quickly able to locate the leak, marked it and a few hours later, the plumbing team was able to dig and fix the leak, stopping the 1 ½ gallon per minute flow that we were experiencing.

EDIT 3/27/20 - Changing to 1-star review. After following the remediation guidance provided by American Leak Detection (we spent over $10,000 on a drainage system and re-grading our yard this last summer) the leak returned almost exactly 1-year later in exactly the same way and we found mold inside the wall that the technician said there was no moisture in. I just got off the phone with them and was informed that they will send a different technician out ONLY if I pay another $730 to have them do the same inspection :(

That's over $800(+tax) and there's no guarantee that they will do a physical inspection of my plumbing or find the real cause of the leak.

Customer service and the inspector were excellent and well informed. This company, however, is extremely expensive. More than $350/hr. A single inspection was nearly $700 for a visit less than 2 hours. Make an informed decision and research competitive costs before contracting ALD.

Absolute professionals. We've had a ceiling leak from a flat roof deck for 15 years that was unsolved but slow. No one had figured out the correct source and after thousands of dollars of trying to determine the source, that leak remained a slow nagging ceiling stain. But time and the heavier Seattle rain finally made that slow leak into a huge mess that needed immediate attention. Enter ALD. I didn't have much hope considering so many professionals before had missed the mark. To my surprise, they not only found the source but helped me, they did most of the work, to fix the leak the same afternoon. It has been two weeks with heavy rains and not one drop has dared to gather. I have to say I am more than impressed. Thank you gentlemen for your good work!
