Gregg showed up looking professional and was very personable. His home inspection was extremely thorough (145 pages for a 1k sq ft house) with pictures and commentary. I was able to ask him a couple questions initially, but... don't bug him, because he is very meticulous with his work, and he covers EVERYTHING. Amazing value for the cost, he will let you know everything that is wrong with the house. I do suggest calling out a plumber and electrician additionally, because home inspectors don't cover the detailed nuances of those systems (and a structural engineer if anything wrong with foundation). He will let you know if these systems require an additional specialist inspector, however. Thank you very much Gregg!

Greg is the best in the business! We went through at least 8 different sample reports from various inspectors in the Seattle area, in addition to colleagues sharing their personal inspection reports from other inspectors they personally used and recommended. We went through each report and compared the findings and details to the others, and Greg, hands down had the most comprehensive report. I saw plenty of reviews saying other inspectors' reports were "the most comprehensive", but that simply isn't true when you look at the evidence. Even on a good condition home, Greg is outputting a veritable book of a report on that home's condition.

On the day of the inspection Greg showed up an hour early to scope out the exterior, and he worked diligently for 3.5 hours, explained everything in person, answered all our questions, walked us through the house to see his findings, and followed it up with the most comprehensive report we've ever seen.

Greg also goes the extra mile by getting on the roof, inspecting kitchen appliances, and using infrared cameras that the other inspectors wanted to charge extra for, or simply wouldn't do it at all.

If you want a thorough inspection from someone who has your best interest in mind, we highly recommend Gregg Spear. We hired Mr Spear to inspect our newly constructed home before the builder’s warranty expiration, and he identified numerous things that were missed during the pre-sale home inspection one year ago (which was done by a different company). His construction experience is the big difference in that he knows what to look for.
Another plus is the digital report he provides as well as the handy-dandy “request list” generator. This made it easy for us to put together a request list to send to our builder. Thank you Mr Spear!
