Adkins Home Inspections does a thorough inspection and doesn't rush it. They spent extra time doing my inspection and then Josh spent even more time doing an in-person walk-through of the property to show me what he noted in his report. This allowed me to have a better understanding of the issues instead of just reading about them and seeing pictures. He also wrote a very detailed report and is extremely responsive when I have called him with follow-up questions. I have had a horrible experience with inspectors in the past and Adkins has removed my trust issues with inspectors. I highly recommend them for anyone purchasing a home.

They were great, provided some fantastic detail and checked all the things we asked them and more. Was very helpful to point out the things that might need attention for an FHA loan and we were not able to meet in person so they called over the phone and went through the whole report with us. The only disappointing thing was they recommended a sceptic inspector that we eventually had to cancel due to them not responding to any calls or texts. Would not ask for that sceptic recommendation, Adkins themselves was great though and we greatly appreciated the receptionist taking time to work with us over text and make the recommendations.

Adkins Home Inspection was amazing. We had an issue and couldn’t be present for the inspection, but their report was so thorough and detailed I don’t feel we needed to be present. They also had the report to us the same day. I’ve never received such quick service for something like this. We will use Adkins for all our home inspections going forward. Highly recommend.

Adkins Home Inspections is very thorough with their inspections. They provide an in depth report with pictures and a walkthrough of the home. They inspected a house in Lexington we were interested in purchasing. Josh was very thorough,very polite, and patient with our questions, and his report was great. Amazing services from these folk! Highly recommend these professionals, for any home inspection. They walked me through the options and described, in detail, about certain matters on the phone and when the gentleman walked me through.

For years we've been dealing with a condensation issue with our ductwork. Anytime we would have a really hot humid day our ducts would sweat causing water damage in a couple places in our house.

We had countless contractors try to diagnose the issue. Everybody had ideas but nobody had answers. Finally our real estate agent recommended thermal imaging. Most home inspectors don't do the type of diagnostic work we needed though.

So I googled thermal imaging expert and landed on the Department of Energy's website. On that site it recommended something called an energy audit. In the state of Kentucky there are two licensed companies that do it.

We reached out to Adkins Home Inspection. Despite being out of their listed service area they were happy to help!

Years of mystery were solved with a blower test to check for airflow issues. Apparently there were several places in our house where external air was getting access to our ducts causing the issue. We needed to reseal some things but that should fix it.

They also tested for mold, which thankfully we didn't have.

We decided while they were here we would get a full energy audit to see if they were any other recommendations if they had.

One other thing they diagnosed was that our house did not breathe well and we needed an Erv system installed.

All in all it was enlightening. We are super grateful because now we know how to resolve our issues.

Within 30 minutes of sending out and email, I got a call and was able to schedule our home inspection. I mean that is the fastest response time I’ve ever gotten! Josh was super thorough with our house, and gave us great recommendations. Not even 6 hours later we had our whole home inspection report, with descriptions and pictures, it was so detailed!! If we ever need another home inspection, we will be going with them!

Adkins Home Inspections is a fantastic company! Despite the 1-hour+ drive to the remote house I was buying, they came out without hesitation. Josh was my inspector and I’d describe him as professional, knowledgable, and trustworthy. He picked up on all the major and fine inspection details, and discussed each of them with me so I’d know what exactly I’d be getting into. Inspection report was delivered in a speedy 12-hours.

After trying and failing for a week to find a home inspector, a friend referred me to Atkins. Not only were they the most fairly priced, but both Josh and Stephany were very friendly and professional. Stephanie sent me examples of Josh's previous inspections so I would know what his report would cover and what to expect. She walked through every service with me and was more than happy to take the time to answer every question I had.
