It’s good and Lewisburg is a very peaceful place to live. Maintenance guys need to be quick and very old dirty carpet may need replacing.

When I initially applied for the apartment online, I applied for apartment like 19 or something like that. It had a patio and then when I get there to sign the lease, the lady tells me to come down to apartment That I am in now. so that kind of upset me because I've already viewed apartment 19 and when I get there, she says oh it's already been leased off to another person when that's the one I applied for That's the one I put the application in for . I honestly don't agree with the inspection fees but It is what it is I guess. When I got in apartment I am in now, there was all types of holes in the walls , And there are still holes in the walls, The sink was clogged with nasty food that I had to clean out. The apartment itself is beautiful. It's just something should've been done more efficiently before I got put in that apartment. And I would've appreciated it if I would've got the apartment I actually applied for.

I have rented off WV Property goin on 3 yrs now. I had issues they came an fixed an even tho they had to come back second time they got the problems resolved. I have not met a lot of the team but the ones of have met I’ve liked. Rachel Riddle is my property manager an she’s one of the sweetest an nicest people you could meet.

I don't really can't say anything good about them.. due to the fact every time I tried to get ahold the lady she was unreachable.. they moved a bunch of drug addicts in.. went you contact them and if you get to talk to them about a problem with another tenant stealing or destroying property the don't do anything.. So I wouldn't advise anybody to rent off of them.

My experience trying to get a hold of WVPM when I was interested in renting was very difficult. Very frustrating at first when moving from a different state and trying to get an apartment. However, once I secured the apartment and moved in, I have had no issues since.

They do not fix things just close the tickets no communication if you have any issue at all good luck getting them fixed the maintenance team when they do show up will let themself in for issues you have not been informed about then text you after saying that they need to go into your apartment if you want a place that charges you like crazy and gives you no leeway and violate your privacy this is the place for you

They are quick to come and address any maintenance issues that I have. They have went above and beyond to help me and my family. The house that I was leasing from them was sold and they found me another place to live which I love and they sent a team out with a truck and helped us move.. I like and respect all the employees there

Don't be fooled by the 5 star reviews made By Mostly Their Own Employees. Or By Their Responses, "We didn't receive a work order, etc" to customers stating that there is mold, problems with the house/apt etc. Trust me when I say, they close out work orders as Fast as they can, Even Before The Project is finished. Just to keep them closed out. And don't be fooled by their "Maintenance Men", Who AREN'T Certified to do plumbing, or work on furnaces, water heaters, etc. I had a simple leak under my kitchen sink, that they weren't able to fix(due to lack of knowledge/experience), even though they sent their maintenance man out 4 Times to fix it. 4 different times, and it STILL Leaked. And This Is Just v1 Example of if many. It wasn't until they actually sent professional plumbers, that it got fixed properly.
Not to mention, they had Their Maintenance Men install a New Furnace at my Property in October, then come to find out in March, (because, again, they finally sent out certified HVAC guys, after their "Maintenance men" failed to fix yet another thing) the HVAC Guys Said They Had My Furnace Improperly installed, (I was able to get a recorded, and written statement from them) the burners were installed incorrectly, and WVPM "Maintenance Men" had absolutely no clue. It wasn't until I threatened them with court and negligence that they finally sent out Certified Workers. And honestly, that's not even the worse of it.
They're NOT willing, or interested in Doing away with old systems (plumbing, windows or window screens, furnace cold air intake, 1/2 inch hot water lines throughout a 3 story house) to update the house, or Even "Property Maintenance". The Only Thing WVPM wants to do is collect their rent check every month. They use manipulation and lies to get people to rent out their worst of properties. They're Not Willing to Improve Your Quality of Life, or even to make things right at the end of the day. They took down their first Google page because they couldn't keep their reviews above 2.5.
*Edit* Wow, So now you can just Blatantly lie in your responses to reviews? Are you kidding me? Your "Maintenance Men" Did not in fact fix my sink, they came 4 different times, and every time they left, after I seen it was still leaking, I called and made another maintenance report that the sink was still leaking, and it wasn't until a plumbing company, yes that you *finally* sent, but *Not Your "Maintenance Men"*, came out to repair it that it finally was fixed. You need to make that clear, it wasn't Joe, Curtis, or Alvin that fixed it. And same with our furnace. You sent Curtis and Alvin to install it, and after having problems and maintenance reports month after month, you finally sent out an HVAC company to look at it, and they in fact found that Your "Maintenance Men" had it installed improperly, they had it installed for a Horizontal Set-up, when we in fact have a vertical setup. The HVAC company spent two hours properly installing the furnace , and ever since then we haven't had one problem with it. You guys know all this is true , you have it in front of you with the maintenance reports. Don't understand and really can't believe how you guys completely lie like that . Maybe I just have much higher standards than you guys cuz I am from near Chicago , and our codes must be of higher standards than here in West Virginia , I'm not sure. But for you to say your "Maintenance Men", Meaning Curtis, Alvin, Joe, etc, ultimately fixed the sink and furnace, is totally Wrong, and you can see in your records, that you guys sent out a plumbing company, and an HVAC company, to finally get the job done right. Now yes, these guys may Work for you, Or are Contractors for you, but there's a huge difference between them, (the contractors), and your maintenance men. And please tell me, where did you send my $500, that's another lie! I would Not Recommend This Company. This is an honest review, God Be My Witness, and it's just the tip of the iceberg. If you care about people, and Doing Things With Integrity and Common Courtesy, Stay Away From Wvpm!

So unprofessional. I can never get ahold of anyone in the office. Maintenance requests take at least 2-3 weeks to get looked at and another week for the issues to get fixed. Property managers never answer the phone whether it be questions or issues. Grounds keeping people completely ruined my yard and made a horrendous mess of my bushes. Absolutely ridiculous way to run a company. I will be so glad when i can move out.

I have been trying to contact someone about a specific property that I’d love to view. I sent messages and was sent a link to schedule a viewing online. My messages specifically said, non of your showing times work for my work schedule and asked if someone could meet me after work or on the weekend. So I called and informed them of the same thing. I was told a message was being left for the lady that does the showing. I have called twice with no call back. Unfortunately they are the largest rental company in the area and I need a place ASAP. Hoping to find a private landlord and bypass a company that doesn’t work with you or return calls. It’s very poor business practice. I refuse to fill out an application and pay $45 before viewing a rental. Good luck, I can see I’m not the only bad review you’ve had.

Sadly, I'm forced to write yet another one-star review.

My girlfriend and I were looking for properties in West Virginia to rent. If you look across Facebook Marketplace for the region, you'll see that roughly every other ad on Marketpace is from West Virginia Property Management and Joshua Conaway.

"Sounds good", we said to each other, "This sounds like someone who can make our search a lot easier."

Had only that been true.

Bear in mind, we were out of state, looking to do as much of the process as possible over Zoom, FaceTime, or something similar. We reached out: multiple calls, emails, messages through both Marketplace and Zillow, all of which were ignored with no response coming. The last time I talked to anyone in their office was this morning, and I was hung up on.

For anyone looking to move into the region, might I recommend Christian Management out of Princeton instead? They were welcoming, engaging, informative, and willing to work with me despite me being from out of state.

I know I'll be recommending them to anyone I come across looking for a place to live when I get into town!!

Sorry, Joshua Conaway and crew, you blew it!!

The maintenance crew that have responded to our requests have been outstanding. They show up in a timely manner and fix any problem we have within very little time. They are polite, very friendly and so easy to work with.

Filled out 2 applications @ $45.00 a piece but never heard anything from them. After filling out the online form to view a property twice, nobody showed. That was Friday, this is Monday and they haven't returned my call yet.
Don't remember any emails, I check mine several times a day. I'm sure you can supply what you say was sent. Exactly what do you mean by "appropriate candidates" ? There's not some type of discrimination going on here, is there? What would make someone "appropriate" or inappropriate? So in 90 days, with all the property you have listed, nothing was available? Oh, 180 days? Are you accusing me of trying to manipulate your system by sending in multiple applications? No, I'm happy to send you 75 dollars per application. I was following instructions on your website. I'm a 67 year old with several health issues, as is my wife. On a fixed income there's nothing more I want to do than throw away money. But being a big corporation it wouldn't occur to you to return my overpayment? If course not! I requested viewing on some other property, but your site started as the other two times, asking questions that was leading up to another $75.00 fee. The leasing manager must have a short reach. Is this the same manager who left me and another gentleman hanging. Waiting for a showing, that we were told two different things, until I turned my speaker on.

My experience with WVPM is awesome. The PM is very responsive and maintenance comes in great time. Any problem I have ever had with my apartment maintenance text right away and fixed next day. Truly awesome. I highly recommend WVPM if you are looking for a place.

We have been trying to work with this company for the last month. They seemed nice at first. Then they stopped answering calls. When they did the person that called was clueless about what property we were looking at. They don't answer the phones on Mondays due to meeting which we were not informed about. Also good luck getting anybody at the office anytime as well. Made an appointment for us to tour a property remotely, then didn't bother to call. Moving to West Virginia for job and I gotta tell y'all this doesn't seem like a very welcoming start.

Assuming that potential tenants do not understand the process is degrading and insulting to their intelligence. This only adds to the reasons to avoid this company, as they clearly do not believe that tenants and applicants are capable of understanding the simple process, nor able to read the applications.
The process is fully understood as I, along with many others, have rented and leased homes and property before. For many, multiple times.
The review still stands as this company fully understood that the property was spoken for (according the the email I currently have that says such) PRIOR to us even viewing the home, let alone applying for it.
The problem isn't simply $135 in fees, so much as the clear lack of integrity along with honesty up front.
No-one expects to be guaranteed a home simply from an application. Again, passive aggressive insults are just adding to the validity of this review for the mass public to see.
Honesty. That's something that sells.

I cannot recommend this company due to deceptive practices.
I was looking at a home for my family and when one was found, we reached out. Sherri showed my girlfriend the home and proceeded to tell her to have us all apply for the home (3 adults so 3x the $45 application fee).
We applied for the home immediately and was directed to wait until "underwriting" finished their part. After a few days she emailed and told me that the home was leased to another applicant who, and here is the good part, was approved for the home BEFORE WE EVEN APPLIED. (Which was the same 24hrs that the home was viewed).
So they knew the home was approved to another family prior us viewing and applying, but they still led us to pay a total of $135 in application fees to which they refused to refund, stating the application showed as non-refundable, even though our application was never pulled or utilized due to the home already being approved to another family.
The amount of greed in this transaction is far too high to consider this to be an honest and reliable company to do business with. Imagine if they are willing to treat people this way in the beginning of the process, hpw poorly will you be treated as a Tennant/customer?

My opinion is to avoid them all together. There are many other companies in this field in the area.

I like living here. My neighbors are friendly enough and the maintenance men are nice. If I need something fixed it can take a little bit for them to get around to it but anything that breaks is always fixed right and I really appreciate that. The landlady also loves my animals as much as I do which makes me happy. My dog can always count on a pat or treat anytime inspection happens. :)

I've been a tenant with First Property / West Virginia Property for almost 3 years now. They have been very lenient with me and understanding of my situation as when I first moved in I wasn't making a whole lot of money and had a hard time paying rent. They helped me out with payment plans, they didn't even charge me a late fee on one of them. They constantly spray for bugs, anytime I had an issue I could reach out to my property manager Rachel and she would get it taken care of next day almost every time. The property I was in was not in the best shape, but it was the cheapest property on the market at the time and everything worked so beggars can't be choosers. The office staff is amazing, I don't have a traditional bank account and they made arrangements for me to pay with a card over the phone. I finally bought my own property and no longer have to rent, although if I ever did have to rent from a landlord in the Beckley area again it would be West Virginia property management.

Absolutely no communication skills. Very upset especially as a mom trying to find a home for her family and expecting another baby they would not answer and let us know if we got the house. If you’re going to run a company Atleast communicate with the people that are putting in applications. Very disappointing. I could have been searching for more homes instead of waiting for Jesus too return back to earth just too get a phone call .

We recently rented through them and from the first interaction through the entire leasing process they were kind, quick to answer any and all concerns, and genuinely wanted to help us get into a place. If I could give more than 5 stars I would. They are exceptional.

If you want a place with no communication and overly priced go to west virginia management( use to be first property solution). I on numerous occasion had to ask fran (property management) something and never got a response. Then later I'd ask again and get a angry text from her saying she already told me. There was no way of calling her i asked multiple times to talk to her. There are still some questions I never got the answered. The place I moved in is was way overpriced. I was waiting to see if get pet deposit and credit back and I'm almost positive it won't. Then when I moved out I went back to get last couple things and finish cleaning just to see she had changed the locks and didn't tell me till the next week. The only positive was bonita from the office. I could always tell she really tried to help me. She would even call fran and get an answer for me when fran wont answer my text. I know I'll get a response how I was a bad tennant. I am just trying to help others to not end up in the situation I was in. Please go rent from someone else not worth the headache.

Reply to west virginia management: I just noticed can't respond so this is how I will respond to west virginia management. While I appreciate admiting lack of communication I was going to finish taking the trash and cleaning. I went to do that and lock was changed and told a week later it was. ( i already knew) Your more than welcome to call me and discuss this with me. If was property damage it was reported and not taken care of. I think I at least should have gotten my credit back. I do not appreciate how that company treated me during my time with you guys. Bonita was great like I said and was the exception. Like I said your more than welcome to contact me about this. Thanks!

You SHOULD NOT instruct people to pay for an application fee until they have viewed the listing. Your business practices are the reason you thieve from people. These people are crooks and do not pay an application fee until you know you want the apartment. They ask for it before you see the apartment don't pay it. I did and then they kept the fee and act like its your fault when they rent the place your interested in. They have terrible business ethics. To the owner...these are facts not opinions!
Your other profile for the exact same business with a different name has a 2.1 star rating with 39 reviews...sad you have to make two profiles and have your employees rate your company to create a false sense of security.

We just rented our property and the girls in the office have been so kind, gracious and helpful through the process. Upon moving in just a few weeks ago, I found a few things that needed fixed and they were very prompted at getting them repaired.

I'm so glad I'll be moving out in November. Rented from them for over a year. The property is way overpriced. When we got in house wasn't clean or grass mowed. They try to keep as much as money as possible. I'd be shocked if got deposit back. They claim to be a Christian company I'm Christian and I won't treat others like they do. They don't fix anything they just want your money.

Update: I'm talking about pet fee and the inspection fee of $200 to get started I thought was refundable too. I'm also not talking about a different company. This one which was first property solution. Which didn't have very good reviews. Also there is no way the place I live in is worth how much I pay. I will post a review with my actual name when I move out. I don't want any trouble before I move out.

FYI some of the positive comments are from employees of the company.

My wife and I have been trying to get ahold of someone for a week now. No one answers the phone. No one calls back if you leave a VM. Weve even tried messaging them on Facebook where they've posted rentals. 3 days with no response even after my wife sent another message this morning. They've seen the messages, just not responding. All their rentals say contact office for more details. How do we do that if no one answers the phone? We currently live out of state and want to move back to Beckley. Don't understand how they stay in business if they treat potential tenants like this. Very disappointing considering they seem to own so many of the pet-friendly rentals posted online. I almost didn't post this for fear they'll remember my name and never rent to me but the frustration has just become too much.

I’ve been renting with this company for 5 years going on 6 and they are absolutely amazing!! My property manger Rachel goes above and beyond!! She has always made sure our needs were takin care of. Convinced me to pay them $115 in fees and after a month of looking at their apartments, refused to rent me one. Did not refund any fees. Included Christian Bible verses in the emails to make them feel better about themselves. Waste of time and money. I quickly and easily secured a lease after I quit fooling around with WV Property Management.

Before they became my property management, my landlord never took the time to fix the things needed in my house, but it’s been not even a month & these people have fixed my toilet, a new stove and the hole in my ceiling!
Alvin is such a great worker & person! We appreciate you guys fixing things within a month!
