Shannon Morgan has been great! I have never had issues with Pifer companies management & I’ve been renting with them for a few years now. They are very quick with maintenance requests & the mobile app has made paying rent that much easier. Nothing but good things to say.

I have to show my appreciation and give the WHOLE team their flowers because they are WELL deserved! I am currently a tenant with The Pifer Companies and I love them! Since the day I have moved in they have been so nice, helpful, kind and welcoming. It is not just one person.. it is EVERYBODY they are awesome!! I have no issues or complaints at all they are truly great people and truly great people to rent from! Shannon Morgan is a pleasure to have met upon renting a unit.
I like the fact that the office is conveniently located to insure my rent is paid on time instead of worrying about mail delivery times especially as the holidays are approaching.
I absolutely love the fact that my dog is welcome as this is hard to come by in Winchester City.

The whole team was terrific. I felt comfortable with them working in my home while my family was there. Each day they communicated what had been done and what was going to be done the next day. When bumps came up, as often happens in remodels, options were given and discussed. Suggestions were given and my concerns were quickly gone. The end result was a bathroom remodel in my budget that was in line with the original proposal. I am eager to have them work more in my house.

Pifer manages the building I have lived in for the last 4 years and they have proven to be completely incompetent from day 1. They do not respond in a timely fashion to repairs that are needed, even when they are a safety issue (actually, the more unsafe something is the longer they seem to leave it!) More than once they’ve entered our unit with less than 24 hour notice. When we asked about how to break our lease the employees lied to our face telling us it would be easy then turned around and changed their story as soon as we made plans to move. Renting from a Pifer managed building and want to buy your own place? Good luck getting them to send verification of rent to the mortgage company! They LOVE to ignore their inbox and phones. Overall, they are unprofessional, unresponsive, and completely unreliable.

Pifer was my property management company for my home in Winchester for more than a decade after I joined the Army and moved from the area. Shannon and Brandon were always awesome! They kept my home rented for the duration with excellent tenants. They handled repairs, appliance replacement, and regular maintenance over the years. When it came time to sell, they handled that too. There were some hiccups with the sale - potential buyers losing funding, bathroom water pipes exploding, having to replace the HVAC and then the septic system, you know... the usual. Hahaha. Omg. Anyway, they handled everything, from dealing with my insurance company for repairs and then getting the repairs done in as timely a manner as possible in these times of supply chain issues and labor shortages. As a member of the military who had plenty on my mind with deployments and whatnot, I truly appreciated not having to worry about the house. And when I got out of the Army and I didn't return to the area, and they kept providing me with excellent service. I can't say enough about the capabilities and kindness of this company, also including Richie, Adrianna, and John among others I have spoken with during this time. Thank you Pifer!!!

I was very impressed with how quickly Brandon Pifer and Frye Refrigeration responded when the AC Unit went down in our rental. It was a weekend and very hot inside, they both were very quick to respond and get some cool air flowing again! Thank you Pifer Companies and Fryes Refrigeration!

My rental house had another property manager when I moved in, and they were not easy to deal with at all. Since Pifer took over management, they have been pro-active in identifying concerns, and all repairs I have requested have been handled timely and professionally. I enjoy working with both Shannon and Brandon and they have both always been courteous and respectful.

WARNING !!!!!!!! I rented from this property management company for three years in Winchester, VA. I do not recommend them PERIOD!!! . They did not manage the property well in my opinion. Upon moving in, i had several issues with having things fixed and the attitude is horrible. Brandon does like fixing things and when you press the issue he wants to evict you. TRUST ME, WHEN DEALING WTH HIM KEEP ALL EMAILS BECAUSE YOU WILL NEED THEM !!!!!!!! HE IS RUDE and DOES NOT know how to speak to people ........ HE IS SLUM LORD and you will end up in the court room!!!!!! My living room floors are 1/2 ply wood and have been since 2017 and he refused to have them fixed and refused to allow me to have them fixed.... that is NOT normal living conditions!!!!! On numerous occasions, I called and reported issues at the property and even though they dispatched their maintenance man Chuck, who was very friendly and always helpful, but he is not the you have to deal with. PLEASE DO NOT RENT FROM THIS COMPANY AND PLEASE AWAY FROM BRANDON PIFER !!!!!! BRANDON PIFER YOU DESERVE THE SLUM LORD AWARD

I’ve been a my current residence (renting) for almost a year and it’s been great! I haven’t had any issues other then the pipe busting on us but we went ahead and fixed it since it was a easy fix. They had let us add a new kitty to the family, meanwhile we already had 3 large dog and a few cats! We had showed interest on buying the house and because so they offered to fix various part of the house, which I am extremely happy/grateful for! I can wait to make it out forever home! Easy to get along with and communicate with!

Hands down the WORST rental experience I have ever encountered.
Brandon Pifer is extremely rude over the phone and went as far as to
yell at me several times. Not sure if it was because I was a female or not, he seemed to speak to my fiance with respect every time he spoke to him.....
Our sensor on the washing machine broke, after 2 months of them
sending their maintenance man (who was very nice)
over to look at it we received an email stating it was our fault.
After months of going back and forth with him we finally decided to
get an actual TECHNICIAN from sears to come out and fix it. It cost us
$330 to replace the sensor. The day the sears guy was supposed to come
I received an email from Shannon (who is GREAT) stating
"Is there any way you can stop the repairs on the washer and get me a
repair price from sears first? Owner says if it’s over a certain
amount she may rather purchase a new one instead" Which was pretty
confusing to us because according to Brandon we were "at fault" and
had to pay for the repairs our-self. I sent Shannon the recipient
along with a note from the sears guy stating this was a common issue with front loader washers and that there was no way it was our fault the sensor went out. I then received an email after I sent all that stating "the owner wasn’t prepared to replace the washer at this time but since you put your own money into fixing it you could take it with you whenever you move. At that time she may be in a better position to purchase a new one." If a owner cant afford to fix things that is covered under the lease they should not have rental properties. Unfortunately I was 7 months pregnant, I did not get paid maternity leave so I was trying to save every penny that I possibly could for my family to go towards bills so I could take time off when I had the baby. I had to end up going back to work 2 weeks earlier then I should have due to this.

To add to this it took OVER 45 days to get my security deposit back (which wasn't even the full amount!). That was with me emailing and calling several times with no response. If I could give a 0 star I would.

The management part of the company is got to be the worst I have ever dealt with. Brandon Pifer is horrible !!!!!!!! He does not know how to manage any type of property, he will not fix anything and when he does it takes forever. He is rude and obnoxious and only thinks of himself. He treats his tenants like that are beneath him. Every comment on the reviews about Brandon is a negative review and you should wonder why he is employed with them.... not caring if he is a family member he should not be in this business.

I rented from this property management company for two years in Winchester, VA. I do not recommend them. They did not manage the property well in my opinion. I rented this property through Shannon, whom I found to be very kind and courteous through email, in person, and on the phone. Her excellent customer service is the main reason why I trusted this company before moving in. Upon moving in, the property was in terrible condition and completely unclean. I had to delay my move in due to their lack of maintenance and upkeep. I was to be credited for that delay - never happened. I spoke with one of the owners, Brandon, at that time and he was very inconsiderate and rude to me on the phone going so far to even yell at me during our conversation. I was told prior to moving in that the floors in the kitchen were to be replaced two weeks after I moved in; lived at the property for two years and the floors were never replaced. On numerous occasions, I called and reported issues at the property and even though they dispatched their maintenance man Chuck, who was very friendly and always helpful, the issues never were fully repaired. Upon moving out, the property was left in better condition than when moving in and I was still charged an unnecessary cleaning fee and was deducted $250 of my security deposit. Although they are property owners who do not come around, bother you or constantly pop in unannounced, they do still leave quite a bit to be desired and I am very disappointed with my time spent with them.

I can’t believe that you would have a website to develop...repair...improve properties when during the coldest weather in Virginia in over one hundred years, you are collecting rent from tenants that do not have heat or running water. Your property manager has for 72 hrs failed to return calls or provide a solution.

Pifer completely remodeled our home including a complete gut of our kitchen (including removal of a wall), downstairs bathroom, master bathroom, rewiring of the home and plumbing repair. Richie's crew were amazing, they encountered several setback due to the age of the home and the previous owners work. However these guys led by Jay, Aaron and Doug, found the problems, proposed solutions and repaired them in stride! Richie worked with us to find and prioritize what work we needed done now and what could wait and what we could do ourselves to keep us on budget. There are several projects that need work on our home and you can be sure I will be calling Richie when we have the budget.

My rental experience with Pifer Management, specifically Brandon Pifer, was the worst of my life.

I lived in the same property in Harrisonburg for three years, with my roommates changing each year. It is for this reason (not complete tenant turnover) that I believe Brandon never did any routine maintenance throughout the summers. When it came time for maintenance to be done, it took forever and was the bare minimum:
1. Our AC stopped working towards the end of one summer; it took a month for it to get fixed.
2. A bathroom pipe burst, leaving an inch of water in the bathroom/surrounding hallway – it was a week before Brandon brought a dehumidifier to suck up the moisture. No further action was taken, and mold surely grew under the carpets.

In addition to poor maintenance, we were subjected to possible eviction in the middle of the lease at no fault of our own. We were three unrelated college students living in a Residential 2 zone – no more than 2 unrelated people can live together. We were never made aware of this zoning restriction, and it was surely an attempt to get around the law and pack college kids into a house. We were given a deadline to fix the situation. BRANDON’S SOLUTION WAS TO COME TO US ON THE DEADLINE AND PRESSURE US INTO BUYING THE HOUSE. Not only did he try to pressure us into buying the house, the contract of sale was the perfect example of a contract you should NEVER sign.

Finally, Brandon had 90 days after the lease ended to return our security deposit. It took 120 days and constant nagging. I would call Brandon asking about the status to which he would not reply. I would text him; no answer. I would call him at work, no answer, but he immediately texts me then doesn’t respond. He said he had mailed the checks; two weeks go by and no checks.

I cannot speak for any other Pifer Management agents, but Brandon runs a really shady operation. Rent checks were made out to him personally, not the company. He tried to bypass zoning laws so that he could fit three college kids into a family home. When the city wised up to his operation, he tried to sell us the house and make it our problem. Nevertheless, he will be the first person to tell you that he is, “a reasonable guy.”

I felt I was overcharged for the job completed. The workers incorrectly set up a washer and dryer, leaving the shipping screws in the washer causing it to break. Luckily the department store was willing to replace it after hours of negotiating back and forth. I brought it to Richie's attention that I thought there were more than several hours charged out for time workers were eating or "shopping" for parts. I asked if we could revise the bill to reflect the time my wife had to miss from work for 2 days while the washer was diagnosed and then the next day replaced from the store they were purchased from as well as the time I could not account for. His response is he forgot to bill me almost $400 for materials and a third worker and if I did not pay the bill in full, we would go to court. I paid the bill and decided the only thing I could do is share my experience as to help someone else avoid a similar situation.

I am currently renting through the Pifer company. The people I deal with over the phone whenever I need maintenance are rude. The repairs they do for my apartment are poor quality and they often do not fix what I asked for in the first place. I still don't have hot water after 3 calls over a week. They are poor communicators. They are an asset to the cartel that makes up rental companies in the Winchester area.

Recently we renovated our kitchen with new cabinets, flooring, appliances and changed the floor plan. We contacted a number of local contractors requesting information. We selected The Pifer Companies because of their willingness to understand our concepts and needs.
During the actual project, our on-site construction team was professional, courteous and willing to answer all questions. At the end of each day, they cleaned all of their work scrap, floors and attempted to leave us with as little disruption as possible considering that the kitchen was under complete renovation. The project supervisor reinforced our feeling of a professional company caring about their clients.
We would recommend Pifer Companies for any construction project which you may have. They have the experience and a dedicated staff willing to demonstrate a professional attitude. For any future project, we will be contacting Pifer Companies.

Pifer Construction did excellent work remodeling our unit as a dance studio. They bent over backwards to meet our tight schedule and get every detail correct. They were always available to sort out any problems immediately. Their workmanship is top quality. And they were very pleasant people to work with. The Pifer Construction team did a complete remodel of my kitchen and bathroom areas in my home as well as refinished my hardwood floors. They came in on time and on budget.
