On Juneteenth a huge pine tree crashed into my living room at 5:30 pm. My agent told me to call Servpro. By midnight the tree was removed the very same evening.

SERVPRO knew this review was coming. After coming to my home twice to photograph contents for removal and cleaning, they brought a truck that was too small and a crew that was NOT informed of the scope of the job. Had to call-in a second crew to help them (which they then tried to charge me hundreds of dollars for, but thankfully they removed it since it was their mistake). They knew I was moving to a new house but had the old address listed as the delivery location after cleaning (thankfully I called and confirmed delivery). There are scratches and damage marks on all 4 of the wooden desks/tables that they cleaned. They kept a rug because it takes several days to dry, but it was lost for 2 weeks before they found it and called me from my front porch to deliver it. Couch came back with blue stain (probably from ink on the boxes) and when they came to clean the couch (5 weeks after the move) they went to the old address. I also asked for help with cleaning some of my instruments but they never remembered or quoted that work so I took those somewhere else. The upper level customer service folks were nice and apologetic, but the repeated logistical mistakes and excuses literally dove my wife to the point of tears. If I pay this much, I expect top-tier service. Next time I will call a different company.

A wonderful company, customer service is always so friendly and professional. Inflexible with your situation / scheduling.
They helped us out also with a rental property we used to owe. And they were very informative on letting us know what was going to happen. The pricing was definitely fair. I would highly recommend them to other homeowners/ businesses.
They are a Topflight company.
And earn The Golden Seal of Customer Service.

Katie is fantastic! She pays attention to detail, goes above and beyond, is very knowledgeable, answers my questions and concerns. When Katie has me view the completed project I am always pleased. I am comfortable having them in my home. They leave the jobsite clean. Katie and Nick came on Wednesday to complete some mitigation and left here with me being a very happy customer

Response:
Since I’m unable to reply to the previous post I have to make yet another review

It is disappointing to see Servpro claim that they have no record of working with us. This statement is not only inaccurate but also suggests that they did not conduct the necessary research or ask the right questions before responding. We have documentation that clearly establishes our business with this particular location and interactions with Nancy and Matthew (who called at 9:15 immediately after responding to last post), and I would have been happy to provide it had they reached out for clarification instead of stating you have no record of working with my family. Transparency and due diligence are essential in any professional exchange, and we urge Servpro to review their records more carefully before issuing misleading statements.

Thank you.

I had a terrible experience with SERVPRO. After a water heater flood, they were supposed to clean and remediate the mold, but it returned shortly after due to their poor workmanship. When we reached out, they refused to take responsibility for their subpar job. Communication was awful throughout the entire process—they were unresponsive, unclear, and unwilling to address concerns. To make matters worse, management refused to come to the phone when we asked to speak with them.

What’s most upsetting is that I have a baby in the home who is being affected by the mold, yet SERVPRO still refuses to correct their mistakes. Their lack of professionalism, accountability, and basic concern for their customers’ well-being is unacceptable. I would not recommend them to anyone in need of reliable water damage or mold remediation services.

Servpro can get your job done and the field crew are amazing but if you ever have to deal with the office after your work has been completed- BE AWARE- you are no longer treated like a customer, you are treated as a low life. Carol in particular is rude and condescending. I will NEVER do business with them again due to this treatment and I will also let the commercial construction team I work with know how they treat the “little” residential people!

Our 3 year old decided to create a swimming pool in our kitchen destroying our floors with about 1/2 inch of water. We got in touch with Servpro, mitigation crew led by Nancy quickly responded, dried floor and destroyed the mold that had grown as a result of the incident. Even when the demo crew accidentally broke our stove handle, the team were quick to replace free of charge.

As we were exploring flooring replacement options, Donovan provided us with stellar advice on flooring options when he gave an estimate for recon.

As we began the restoration process, Malachi provided us with a flooring expert from Costen's who helped us make our flooring choice easily. When the flooring guys found more mold and a rotten subfloor, Malachi kicked a** in quickly getting the mitigation team back out and quickly fixed the issue, including the rotten subfloor.

Throughout the process each project manager, estimator, demo & recon team member absolutely crushed it in getting our house back, truly and honestly, BETTER than before the incident happened.

Servpro handled water mitigation with the appropriate response after I had to dismiss another company that I found out later didn’t have local resources they said they had and whom pushed off their “emergency” team’s arrivals days passed the original date originally stated, not even dropping off appropriate fans and dehumidifiers in the interim. The other company insisted dried glue would need to be abated by grinding it off the floor when it just needed to be covered as it had been previously. Servpro came out immediately after the dismissal of the other company and had flooring up and drying equipment placed. The ineptitude of the previous company extended the drying time as the water was just sitting and soaking. I later found out that this wasn’t the first time a situation like mine has occurred with the same company and ServPro was brought in to resolve. Don’t risk trying a smaller company- just go with ServPro for their responsiveness and professionalism.

TLDR: If you are an insurance provider - take this company off of your recommendation list. If you are someone in need of home restoration - do not hire this franchise under any circumstances.

The scam is evident - they undercut their bid to get you into a contract and then jack the pricing up astronomically. A huge willow oak fell on our house during a storm in September of 2023 - we should have been out of our house for 3 months and instead we were displaced for A YEAR. After getting stuck in a contract for $60k and month EIGHT of ZERO work being accomplished, they tried to tell us our roof was going to cost $90k (the original bid was $14k). This is "information" they would have known in month TWO when they removed all of the drywall on our top floor to assess additional damage and confirmed there was none. We found that the company they were trying to force us to use (Independent Replacement Services) had their licensed revoked 2 years prior, had a ridiculously sketchy logo and the address was someone's home (images attached). When asked for line items to justify the jump in price for supplemental insurance funds, they told us it wasn't custom to do so and they "couldn't find anyone to do the job for less." Funny enough, with no contacts of our own we were able to find 3 companies who could do the roof for $25k. On top of that, a contractor came by to ask some questions and said THEY had bid for the job at $20k and ServPro never got back to them. We have all of this in writing :)

Their complete ineptitude left us basically project managing the job on our own while somehow still having to pay them. No one submitted permits. No one scheduled electrical work. No one gave us a timeline. No one apologized. No one cared. This added months to us being out of our home. We had to live in 6 different places because our temporary leases kept expiring while we waited for them to accomplish literally anything. We eventually fired them from majority of the exterior work and just found people on our own (after which work was started within a matter of weeks). Then the week before we were finally going to move back in, ServPro FLOODED OUR TOP FLOOR and left it overnight so it leaked through the second story floor, collapsed all the new drywall in our first floor hallway, leaked through the unfinished first level floors, through the subflooring and into our basement. They also tried to blame this on us, but we had our own plumber come out to prove that it was due to them allowing debris into the pipework so they ultimately had to eat the cost...which they then tried to sneak into extra billing outside of the invoices and by contacting our insurance claiming they were owed funds that we had paid in full (which we had the checks to prove).

It is no stretch of the imagination when I say that not one single thing went well while working with them. Even down to receiving an email attachment. Save your time, money and heartache by doing your research and making connections with local, honest companies because the Chesterfield/Tri-Cities franchise is run by inept, greedy, fraudulent individuals with absolutely no sense of human decency and certainly no sense of urgency.

Caveat emptor - I'm sure they'll have to Google that one.

Hit a huge hiccup the week of Christmas and Servpro was a lifesaver. From project manager to coordinator, the staff here was great. Lenzy was amazing! Very communicative and easy to talk to, I had tons of questions and he was helpful in answering all of them. Definitely recommend.

***Update***
Mad praise for the moving guys! Anthony, Joey, Antonio, Isaiah, and Sam were amazing and patient. My couch was being an absolute monster trying to get it into the new apartment space (lots of stairs) and they killed it! So thankful for them being able to come out and get everything loaded back into my space after the longest 2 1/2 weeks of my life lol

We had a water leak in our home and didn’t know where to start. Our hardwood floors were already warped, and we were on the verge of filing an insurance claim. Thankfully, we decided to call a professional first, and I’m so glad we did. After contacting three different companies, Servpro stood out immediately.

They had a technician at our home incredibly fast and provided a detailed quote shortly after. Once we decided to move forward, their crew arrived promptly to begin remediation. Their communication was excellent, they were respectful, and the quality of their work was nothing short of AMAZING.

When they removed their equipment, our hardwood floors looked perfect—no damage whatsoever! By far, this is one of the best companies I’ve ever worked with. Highly recommend!

This was one of the best services I have ever experienced! The team was amazing—exceptional communication and outstanding service from start to finish. They were punctual, professional, and treated my home as if it were their own. I was especially impressed when one of the owners personally called to check on the job, even though it was a small project. That level of care and attention to detail is rare these days. Highly recommend!

I would not recommend this company especially if your insurance isn’t covering any of the work. We contacted them for some mold remediation work. They came out and charged us $260 for the initial inspection where they basically said we’d need a mold hygienist to tell them what to do. So we hired a hygienist. Then Servpro said they could do the protocol the hygienist said and be done in 2 weeks. It ended up taking over a month. I asked multiple times for them to quote the repair too because we needed our business back up and running asap but they never even sent a quote. They charged us over $15,000 to plug in dehumidifiers and air scrubbers and tear out drywall. The quote was $1000 less and then they came out because they didn’t do a portion of the protocol they were supposed to do originally so then we got our final bill and it was $1000 more. I feel like overall we could have saved so much money going elsewhere. They knew we were self pay customers and that this was closing our business down while remediation happened and it didn’t seem like there was any rush to get anything done. We ended up getting all of our own contractors even though we were told they could do the work “right away” once the remediation work was done. Again, never heard from that “team”. We also would have thought that Servpro was going to provide us with some kind of solution for where the mold originated from. We’re disappointed that they basically came in, tore everything apart, and offered us no solution as to how to prevent this from happening again. We basically had to figure that out on our own. On top of that I’ve gotten multiple calls from them asking if we were still interested in using their services….like they have no record of doing work for us…even though we were billed for it. ‍♀️

EDIT TO ADD: We were billed for the work that was done and although I absolutely do not agree with the amount of money that we were charged for the work that was done, we had to pay the bill self pay because our insurance did not cover any of the damage. I asked if they would split the payment in two amounts since such a large amount of money was due right around Christmas time and they agreed to split the payment and asked me to send the check with a post date on it for the later deposit date and asked to send it to attention Carol. I did both of those and they still deposited it. They were aware they did that and never called to discuss or apologize. I emailed them and they responded with basically a quick, I hope you can accept our apology....no. thats a lot of money to mistakenly take out of someones account without any contact. They probably never would have reached out to me if I didn't email them first.

PLEASE trust these one star reviews and save yourself a lot of time and money!

Friday 5-24-2025 at 7pm you had two trucks run a red light from route 10 onto Chester Road. After the bigger vehicle went through the light I proceeded with my vehicle not seeing your second vehicle that was a truck who almost hit my child and I head on. That was extremely dangerous! Considering they were driving company vehicles you’d think they would be more cautious. I know they didn’t plan on hitting me but they should know not to run a yellow light much less a red light. If I wouldn’t have been paying attention and didn’t slam on the breaks I would have a head on collision. Shame on you guys. It scared my young child to death. Hopefully for now on y’all are more cautious!

I highly suggest that you DO NOT use this Servpro for your mitigation needs. There are too many other mitigation companies out there. This Servpro put my family in danger, refused to take responsibility, and charged us top dollar for the service. The vinyl flooring under our hardwood floors tested positive for asbestos. The servpro technicians disturbed the vinyl, did not properly seal or cover the vinyl, and put fans on top of the vinyl to dry it. Once disturbed wet vinyl that contains asbestos dries, it then becomes friable. Because there were fans on the vinyl, the friable fibers were blown around our kitchen and home for 3 days. Once I realized the danger, I asked servpro to remove their equipment. When I received the top dollar invoice, I reached out to several of the managers. The franchise division operations manager, Aaron Lee, responded and defended the work his technicians performed, did not pick up the phone and call me, did not ask to see the photo proof, or consider that a mistake may have been made. Aaron defended their service, stated that they followed proper protocol and did not fail to properly mitigate. To date, Aaron will not acknowledge why the disturbed areas of vinyl were not properly sealed or covered. When one of the project managers removed the equipment, 3 days later, he sealed the areas per protocol with blue painters' tape and apologized that it was not properly sealed on day one. Several project managers, in total, expressed that this was not proper protocol and understood why we were upset. I asked servpro to remove their equipment after 3 days of negligence and the division operations manager, Aaron Lee, responded that I did not allow them to complete the job to ensure the safety of my family. He refuses to see that my family was already put at risk due to the job his technicians performed. I obtained a hepa vacuum and spent hours cleaning our home for the safety of my family and a child with severe allergies and asthma.

I want to make sure that no other families are put in danger in a situation such as this. I was fortunate enough to have someone come into my home and bring this matter to my attention. I understand that mistakes are made, but the franchise division operations manager refusing to acknowledge the mistake or even entertain the idea that a mistake may have been made is concerning and why I would not trust this company to do your job.

I was advised to let this go because servpro always wins, but consumers need to understand what they are dealing with when choosing a mitigation company. I wish we had known. Keep looking!

*I have reached out to you directly as stated in the above review.

I am not in the habit of posting reviews, but I feel my experience with ServPro warrants a "Public Service Announcement".

The constant runaround, poor project management, poor communication, and poor scheduling caused me to adjust my work schedule and child care, which cost me more than just time. Losing time with work and paying for child care due to "PPP" (Piss Poor Planning) on ServPro's part cost me time and money I will never get back. My two daughters (one with asthma) had to live with mold in the air for so long…I really don't know what else to say other than "what the hell ServPro?". They did not care about me, my family, or my time.

Here is a synopsis of my experience:

January 2021 – a massive leak occurred in a bathroom that warranted the whole shower/tub combo be replaced. Project manager at the time failed to order the tub/shower combo in time, and had us wait a few more weeks until it was finally delivered, and was installed.

October 2023 – Mold accumulation around the shower/tub combo and surrounding dry wall, and mold accumulation in the closet in the next room (my infant daughter's) that shares a wall with the bathroom.
• I call ServPro to advise of the mold accumulation, they state that we are "out of the work warranty period" and it will not be covered, but they will send a project manager to investigate anyways.
• Project manager arrives, advises the crew should have used "Purple Board", a moisture resistant wall material that should have been used instead of dry wall. She advises that it should be covered.
• I hear nothing from the project manager for a week, call her, and she advises the Purple Board will not be covered because it is not required by code, but the labor to fix and install it will be. I reluctantly agree. At this point, ServPro also advises the mold in my infant daughter's room was caused by bat droppings in the attic, which I paid to have cleaned/fixed separately.

November 2023 – I have heard nothing from the project manager about getting our project on the schedule. I text to follow up several times, to which she gives a placeholder response "I will give you a call later today", which she only followed through on once to say she will get us on the schedule.

January 2024 – fed up with being given the runaround by the project manager, I call ServPro and demand to be put on the schedule, MOLD is still in my daughter's bathroom as a result of faulty installation from 2021. They assign a new project manager.
• To his credit, the new project manager got the ball rolling on our project very quickly. However, then ensued the poor project management.
• Our project includes mold removal, purple board installation, repaint (paint I paid for with an understanding it would be taken off the final bill) and a new fan which I would have to pay for due to the one we had not functioning properly – I sign the project agreement
• Crew comes out to execute these items, but the project manager fails to convey to the subcontractors that a fan was to be installed as well, so it was not done.
• I text the project manager that the fan was not installed, to which he states was not part of the project. I had to send him a screen shot of the agreement to show that it was indeed part of it.
• At this point, he has to schedule yet another subcontractor to come out and install the fan. It is important to note that I chose a fan that cost more than the project allowance, as I wanted a nicer one that could handle more.
• New subcontractor comes out, installs fan.
• Project manager comes out days later to inspect, and I remind him that the paint is to be deducted from the bill. He takes a picture of my receipt.

April 2024 – ongoing dispute with ServPro over the bill, which I will be paying today to draw an end to this horrible saga.

I am so done...never again.

The Chesterfield SERVPRO team has been awesome to work with. I had a water heater leak in my attic that leaked through the ceiling into our hallway bathroom. I was able to work with Project Manager Aaron Kurz, and he assessed the extent of the damage and came up with a plan to get everything back as it once was.

He sent a demo crew out to remove the damage and they got everything out of the house with dryers going in just a few short hours. One full day of drying was all my issue needed, but so far over the course of this whole process, Aaron and the crew have been awesome to with. I usually have a hard time letting strangers into my home, but I’ve been pleasantly surprised with this experience so far.

Andres and Lamonte from Servpro did excellent work on short notice after overnight rains showed a leak inside that damaged interior walls, paint and moldings. They thoroughly measured moisture levels, removed damaged materials, checked for mold and applied appropriate treatments. They also emplaced a dehumidifier, and fans to assure complete dry out of any residual moisture. Additionally, they thoroughly and completely explained all steps taken, why necessary, expected result, timeline and next steps. And, as an added touch of excellence did a great job cleaning up before departing. Truly professional in all respects.

I experienced a septic issue that resulted in sewage back up that spilled over into my crawl space. As one could imagine, it left both stories of my home and my crawl space with a putrid odor! The first day that I contacted SERVEPRO, Keith visited my home and assessed my crawl space. I was surprised, as I have never contacted an agency that provides services that resulted in a same day visit. Keith was personable, knowledgeable, and compassionate regarding my issue. The next day, Keith emailed a detailed document list of the services and prices.

On the day of my appointment, I had a doctor's appointment at 11:30 a.m., which ran over the time. Prior to my appointment time with SERVPRO, I contacted the company and informed the representative that I would be running behind (and apologized profusely for it). I was informed that the service technicians' had already arrived, but they would wait for my arrival and that it is no need to worry. I arrived home about 45 minutes after my scheduled time, and started off apologizing profusely to Joey and Paula. Each of the service technician's were kind, light-hearted, and patient. They did an amazing job on the mitigation of my crawl space, and kept me informed every step of the way. They operate as an amazing team, and it was fun communicating with them, as we shared a few laughs. I appreciate that SERVPRO provides a military discount, as that was beneficial.

SERVPRO of Chesterfield and Tri-Cities Plus will get my business forever and always! Thanks Joey and Paula, you two are the absolute best!

When it came to the mold and remediation process I was very happy with the gentleman I worked with, but the rest of my process with servpro was horrible. I am in the flooring business and said I was taking care of that and they refused to do the rest of my job. I lost weeks trying to get in touch. When I finally got in touch with someone the told me if it wasnt over 15k they wouldn't do it. I told them it would be. They never returned my calls or followed up. I then spoke with their supervisor and they said it's only 10k and they would make sure the project manager got in touch with me. They never did and gave me horrible customer service. I would never recommend using them to anyone. The job up being over 25k. There loss. Try Wilton if you have home repair needs. Servpro is horrible and the more research I did, the more I found out I was not alone.

Very professional service from all staff involved. They each gave me clear explanations of what they had to do and why. I was kept informed of the process and progress. The kind patience from everyone I dealt with has been greatly appreciated.

Good job. The agent used to remove mold is quite pungent and possibly dangerous health wise, including pets. Perhaps the customer should be made aware.

I recently had a service experience with Servpro, and unfortunately, it was far from satisfactory. The timeline for the completion of the work on my residence exceeded over a year, which is absolutely unacceptable. Despite repeated attempts to address concerns and seek resolution, I encountered delays and inadequate responses from the team. Not only did it take them over 3 months just to complete a simple estimate, but the project manager changed multiple times, leading to a lack of continuity and poorly executed transitions. This resulted in outstanding work being overlooked, and months would pass without any updates on the progress. Emails were left unanswered, and attempts to reach out for updates on the work were consistently ignored. On top of that, the team had a habit of showing up to my home unannounced, often entering without any prior notification or consideration for my privacy. The servicemen left my home in a state of disarray, with items misplaced, the WiFi unplugged, and almost everything from one room shifted to another, blocking entryways. Safety hazards were ignored, as items were left in front of the water heater. Communication was severely lacking, with emails and concerns left unanswered. While the team did complete the work eventually, the overall experience was marred by poor communication, unprofessionalism, and a prolonged timeline. I would caution anyone considering Servpro's services to thoroughly assess their expectations and seek alternatives that prioritize professionalism, timely completion, accountability, effective communication, and respect for your home and time. Unfortunately, I cannot recommend Servpro based on my experience.

We had water damage in our bathroom on the wall. The wall was fixed, however, there was some little showing of the "tape" thru the paint. I contacted Serv Pro and a Scott Boone came out, looked at it and agreed it needed to be fixed. He didn't wait long and he himself came back within 2 days and fixed the wall and re-painted it for us. With him fixing it before Christmas, was a blessing. Showing good customer service is what it's all about. Thank you Scott, we'll be forever grateful. Kathy M.

Up to now the service we’ve received has been exceptional. Keep in the loop on next steps making this process tolerable.

Take your business elsewhere and to a Service Provider that is ethical and stands behinds their work. I've been in ligitation with this company since February of 2023 to no avail. In particular the Chesapeake branch. They overcharge, they damage property and refuse to take responsibility Don't be fooled by the star rating - those are solicited from customers who have been satisfied by their service. Read closely the dissatisfied ratings and uncover the similarities. They left a hole in my floor that my son fell through and refused to take responsibility. Thank God his injuries were very minor.

Communication from the servpro team is top notch!!! They always keep you in loop and are always responsive!! Very very VERY impressed with that! Their technicians are all very friendly, very informative, and make you feel safe and secured with them working on it! Hoping I never have to deal with water damage again but if I do there is no one else I will call they are phenomenal!!

My bathroom faucet leak which caused the living room to cave I called Servpro. They did the dry out and I hired my own contractors to do the work that needs to be done and Servpro came and put a piece of insulation under my house without my permission and charge me $242 never sent me a bill and now they sent it over to collections and I had to pay 400 and something dollars do not trust these people. They are not honest I’m very disappointed and that 400 and some dollars it’s gonna hurt them because spread of word is your worst business I know because I’m a business owner in Chesterfield County of 30+ years so take my advice do not use Servpro

I just made my first call to Servpro concerning drywall dust that is from one end of my house from top to bottom and because of the silica and Mica in the dust it has in here to literally the entire residence and I have been living with this for approximately 1 month and I understand that this dust can cause cancer COPD and many other respiratory diseases. Will come back with more info after they come out to make an estimate on the cleanup

We left the sun roof open on car during heavy rain storm. Carpets, seats, headliner, all soaked with standing water in floorboard. All the places I called said go to ServPro. Made appt same day. They took car into shop almost immediately and placed dryers and dehumidifiers. Kept car several days to ensure car was dry. Removed all seats and carpets and treated and cleaned everything to ensure no mold would grow. Totally happy with outcome. Believe their slogan, "like it never even happened"
They perform other home cleaning services too. I'll be calling them for that too.

Service questions
1. Should I stay home during roof replacement?

It's not necessary to stay home during roof replacement. Roofing work is noisy and can cause vibrations inside the house, which might be uncomfortable. Most homeowners choose to leave during major parts of the project, but our team ensures safety and keeps you updated, whether you're home or not.

2. How long does roof replacement take?
+-

The timeline for a roof replacement typically ranges from one to three days, depending on the size and complexity of the roof, weather conditions, and material type. Larger or more intricate roofs may take a bit longer, but we always aim for efficient, timely completion.

3. How to hire a roofing contractor?
+-

To hire a roofing contractor, start by researching local companies with good reviews and proper licensing. Request quotes from multiple contractors, verify their insurance and certifications, and ask for references. Always ensure you get a written contract that outlines the scope of work, timeline, and payment terms.

4. How to check if a roofing company is legit?
+-

Check if a roofing company is legit by verifying their business license, insurance, and local certifications. Look for memberships in professional associations, read customer reviews, and ask for recent project references. A legitimate company will be transparent and provide all documentation upon request.

5. How to choose a roofing company?
+-

When choosing a roofing company, consider their experience, customer reviews, warranty offerings, and quality of materials. Make sure they provide clear communication, detailed estimates, and a solid portfolio of completed projects. Local expertise is also a major advantage for understanding regional roofing needs.

6. How do you know if your roofing contractor is ripping you off?
+-

Warning signs that your roofing contractor might be ripping you off include vague contracts, pressure to pay large upfront deposits, lack of proper documentation, and unexplained price increases. Always ask for itemized estimates and written guarantees, and avoid contractors who avoid answering your questions directly.
