I used Rockbridge Inspections, LLC to get a report on a home I have a contract on. Randy and Jeannette were very responsive and able to schedule me in very quickly. They were on time and did a thorough inspection and went over it in person and gave me several options on the fixes needed. The report was very detailed with a lot of pictures. Jeannette kept in touch answering questions I had days later after the inspection. I would highly recommend them for any home buyer in the area.

You will not find home inspectors better than Jeannette and Randy. They were beyond helpful and insightful when going through our new home.
1. They were early and had already done their research on the history of the home. I never would have thought nor expected a home inspector to be educated on the history of homes in the area and be so familiar with the build and general concepts of that time frame, but Randy was more than knowledgeable.
2. They were not pushy or trying to tell us anything about our home was going to be the end of the world. Jeannette and Randy explained each hit they were listing on the report and how they would recommend it could be fixed. If we had questions they were patient and gave more detail. Jeannette offered a Radon test for our basement prior to their arrival and their website explained to me everything I needed to know about Radon, as well as the test. And Randy pointed out issues in the foundation and recommended a second opinion as he did not want us to be caught off guard with what could potentially be a large cost.
3. Their inspection list was thorough, easy to read, and the website they use made it super easy to make a wish list to give to the sellers. The list clearly stated what was a safety hit, what they recommended be replaced or fixed, and other general concerns (I.e. what would not meet housing standards for a newly built home).
4. When asked if they could recommend anyone to do the work, as we are new to the area, Jeannette provided a list of contractors they have had the pleasure of working with.
5. Jeannette and Randy have gone above and beyond to help us -fielding questions about the structure of the home, checking to make sure we were satisfied, and following up to ensure we had gotten our major concerns addressed.

We have thoroughly enjoyed working with Jeannette and Randy and highly recommend them to anyone purchasing a home!

We recently bought a new home and moving to the area from FL. Rockbridge did an amazing job and went above & beyond for us. They were very detailed and informative. They even spent time telling us about the community and educating me on when to budget for future anticipated repairs like a new roof in 5 years. I thought that was very thoughtful and they instantly gained my full trust. They also went back out to the house after the repairs were completed to verify everything was completed properly and they did it for a really low cost. I highly recommend Rockbridge!

5 stars is well deserved, not only did they respond to any of my questions prior to the inspections in a timely manner. They went above and beyond to inform me of exactly what I was getting hiring them. When the day came for the inspection, the amount of time and detail they placed into every corner of the home from the foundation to the roofing whilst also giving pointers regarding repairs and explanations as to why certain portions were not within inspection guidelines or should be addressed. Rockville Inspections LLC / The Gibsons were great at my home inspection. I am purchasing a home and wanted to an inspection as well as a radon check which they performed for me. really like the thoroughness and professional knowledge of the Gibsons and the fact that they are available for me to ask any questions about my insprection and re-inspection.

Randy and Jeannette were great to work with. I asked them to do an inspection on an old farmhouse that I had under contract, and was very happy with the service and interactions. They gave a thorough inspection highlighting positives and negatives of the structures, with thoughts on remedies and fixes. In addition to doing a fantastic job, they were professional, polite, and left a great report with a lot of pictures that was easy to follow and use. I would recommend them without reservation.

I am a new time buyer and had no previous knowledge of what to expect from an inspection. Randy and Jeanette were great at explaining what they were doing on site. They gave me a lot of information as they conducted the inspection. Jeanette went into crawl spaces that were only 20 inches deep, I was impressed! I did not purchase the home they inspected because of their thoroughness, but the next home I look at I will call on them again to do the inspection for me. They are great!
