Andy C. from Pro-spect Inspection Services performed efficiently and professionally on my newly built house. He came to my house and right away started the external inspection. Then he started on the attic, then the second floor, then the first floor, ending in the crawl space. He tested and inspected all the mechanical systems (HVAC, etc). Overall, the builder did a good job with minor follow items. Later that day, Andy sent the inspection report. Fast and efficient...just how any homeowner would expect! Thank you for a great job! Pro-spect Inspection Services inspected my soon to be mobile home at the beach today. The report I received was very thorough and professional. I highly endorse them if you are looking for a company that does inspections.

We contacted Pro-spect to complete a home inspection and it couldn't have been easier from the very beginning.

We were able to set up an inspection on the date that we wanted.

Brad was our inspector, and he was phenomenal.

He took about 2 and 1/2 hours to complete the inspection, always willing to stop and explain something to me if I had a question. At the end he went over everything with me, couldn't be happier.

Then they emailed me the entire report which had photos and explanations of all the issues as well as recommendations.

Andrew was very helpful and friendly!
If I ever have to do inspection again I would use ProSpec and I had my report back within 2 hours

Eric was great; he kept me informed throughout his thorough inspection of my client's purchase. Allowing me, in turn, to keep my clients informed of the results of the inspection.

The inspection went well. It was scheduled quickly, the inspector, Eric, was very professional and courteous and was knowledgeable and discussed issues with me. Report was given quickly and had pictures and detailed report of all major and minor issues.

Oh My Goodness, I can't say enough nice things about Andrew, the Specialist that Pro-Spect sent out to inspect the home we are thinking of purchasing.

Andrew messaged me to say he was running about 10 minutes late but he still arrived right on time.

He brought a Pro-Spect Doormat to put down so he didn't track the outside, inside whilst going back and forth, he also brought in a couple of Pro-Spect folding "armchairs" for us to sit in, knowing we'd be a while.

Andrew began by telling us exactly how he'd go about performing the inspection, pointing out things as he found them - he said he'd be a couple of hours, it was closer to three hours by the time he was done.

He was very thorough and went over every inch of the house, the roof, the windows, the gutters, the heating / cooling, the walls, floors, bathtubs, toilets, he even discovered the ice maker doesn't dispense ice!

After the inspection he sent us a report breaking down everything from soup to nuts into two basic categories - Major Faults V Minor Faults, with photos and videos, to include the crawlspace under the house! Armed with all this valuable information we now know how to proceed with our home purchase!

I'm so thankful my Estate Agent Aaron recommended Pro-Spect, and so thankful they sent me Andrew!

We had a good experience exploring the options with Pro- Spect and settled on the New Construction Package. After scheduling, we had a productive Pre-Drywall Inspection with Eric. He was prompt, courteous, very professional and balanced in his assessments.

Pro-spect Inspections is on my *Best Choice* list, now! Brad provided a very thorough inspection and very patiently explained how the different systems & appliance worked inside and outside the house. Documentation results were in my email before I returned home.

The actual inspection was Great and helped me to buy my house. But accessing the report afterwards proved to be literally Impossible. On site I spent an hour trying to access the report Which I Paid For! I had to give up. It simply would not work. It is because these poltroons store the report data in multiple locations rather than Directly inside the PDF document provided. Each time I tried to look at part of the PDF Inspection document the thing failed, due to not having passwords or permissions or links! even though I was ON THE PHONE WITH THE PRO-SPECT OFFICE at the time. This was a terrible experience. I tried to save MY PDF Inspection Document locally and I could not. Also, after I arranged to pay, I received messages insisting that I pay now. If you want to read the Inspection Report more than one time then... Avoid the headache, avoid this company.

I would give 0 stars if that was an option. Currently trying to sell my house that I bought a little over 2 years ago that you guys inspected. You missed HUGE structural issues that another company and engineer just pointed out to potential buyers. Over 20k worth of work needs to be done. I never would’ve bought the home had I known about the issues. They’re not new issues either. Absolutely disgusted with this company. I wouldn’t recommend your company to my worst enemy or if you were the last company around. DESPICABLE.

Terrible inspector who missed so many important problems. My wife hired them while I deployed, they missed several big windows with broken seals. They don’t know that a propane furnace needs air intake or exhaust. My terrific wife, who barely knows how to use a screw driver, knew more about the building codes than their inspector. They didn’t know bedrooms need an egress window or such. Wife has to point out clogged gutters, wall cracks and other items they missed which of course they took credit for finding in their report. Termite inspection was a joke, didn’t even check out the entire crawl space. Anyone can do better inspection than they did. When I called for a reinspection and a new report they said a manager would return my call, never did. Several more phone calls, never a response. My wife hired them in her name, never returned her calls. Happy to take her money upfront but never called her back.
