It's sad to leave such a poor review but I'm amazed at the poor quality of craftsmanship put into these homes. Home is a couple years old and there are screw heads popping up through the floors on the main level in both carpeted and non carpeted areas, trim where carpet meets wood floors came up, drywall in closet isn't even finished, electrical outlets are crooked, corner bead is popping off corners of windows amongst other things. Look around before purchasing a Merrick home. Do your due diligence.

Not the owner but a tenant in one of the townhouses built by Marrick. Quality is garbage so be wary if you're buying a home built by them. These feel like text book "30 year houses". This house is less than two years old and theres cracks forming in the drywall in several places along the stairs and in corners of a few rooms, the stairs and floors squeek worse than my grandmother's 120 year old farm house, and after a year the shower started leaking into the kitchen because of shotty tile work in the shower. The only redeeming factor I can think of is the insulation between the townhouses is actually pretty good I can barely tell I share walls with neighbors. But Buyer be-fricken-ware. I was looking at buying a house in this community with Marrick's name all over it I will go out of my way to find somewhere else.

I understand that maintenence happens but this house should not be degrading this quickly. I can only imagine the maintenance that'll be required in another 10-15 years.

Moving into a newly developed community, that's currently starting a second phase, you would expect optimal care. Negative at Oliver's Crossing. This location is apparently not worthy of Marrick's attention. After closing, you're on your own. Landscaped areas are a slap in the face to your investment. The grass and weeds grow unruly, trash from contractors is littered plentifully. Marrick Signage, street and stop signs throughout the property are uprooted and damaged, even at the entrance, or just left neglected in neighbor's yards. Unless you want to live in a disheveled community with premium pricing and deal with developers and PMs who don't acknowledge concerns, avoid Marrick.

Beyond dissatisfied with our choice of Marrick and fed up with property management. We’ve lost hope in basic grass maintenance and become numb to plentiful weeds. Meager attempts should be synonymous with our expectations of Marrick’s work ethic. While discovering failures in our own home, drainage issues, installation & foundation issues, overrall poor construction.. we’ve encountered countless inexplicable revelations in neighboring homes. The lamenting of poor quality and subpar service throughout our *new* community is enough to start a reality series, not based on fiction. Protect your investment & avoid Marrick.

It is with sincere disappointment that I leave this unfavorable review. After identifying a new Marrick community in Bryantown, the experience has been NOT what my family anticipated post move-in. Initial rapport was favorable and encouraging. After being treated respectfully with pleasant service, we learned how swiftly it would cool off after settlement. Any issue that arose was treated indifferently with minimal courtesy.

Upon getting acclimated with our neighbors we began to recognize relatable and consistent experiences in our community regarding the stark contrast in support before and after purchase. We also started to see neglect of our community grounds as well as the lack of prioritization, resolution and transparency from the Marrick team during our rare meetings. We are consistently ignored when seeking assistance for basic maintenance. Despite still being under construction and expanding, while being marketed as an appealing enclave to lure uninformed buyers, Marrick is unwilling to invest foundational consideration with current homeowners. They are more focused on scaling the community, Quantity Over Quality.

Please do your due diligence, ensure you have a non-biased Realtor - a Marrick rep who’s incentives are quota and sales driven may not sincerely empathize how decisions impact your family long term. Take time to get an authentic feel for the community you will be residing in, this is HUGE. Once your in, they know you can’t just get out and unfortunately leverage a nonchalant attitude as if your family was just another transaction. Don’t hesitate to ask what support they extend with regards to HOA resources (transition timelines), property maintenance and any sustainability concerns. Do NOT assume, gather feedback from vested resources, be thorough throughout the entire process. Feeling helpless in your new home is beyond frustrating and requires acknowledgment which Marrick is Void. Navigate carefully.

I recently relocated into a Marrick community “Oliver’s Crossing.” Initially the impression was warm & accommodating throughout the acquisition process. I was impressed by the communal demeanor. Interactions with neighbors were assuring & enlightening. Marrick appeared to represent a high quality experience, from the home construction through how I presumed they’d manage their communities & interact with their residents.

Shortly after moving in we noticed several common settling issues within our home. These were fixable but it was the drastic shift in attitude & accommodation that was most disheartening. After making such a sizable invest you expect to be treated as a valued resident. Instead my family received abrupt & often dismissive responses to substantial inquiries. Despite still being new & within a timeframe for reasonable repairs.

What exacerbated this was our interactions with neighbors that sadly echoed our sentiments with continuous stories that had way too much in common. Our community is intimate & vigilant. In a short time we met pleasant community members who were very helpful & felt a sense of security as well as advocacy for one another. Despite our frustrating & familiar challenges we remain proactive. After multiple interactions & our first community call, the languish of dealing with Marrick settled in.

They lack proactive representation & accountability. Instead of providing our community with confidence & reassurance we are directed to a 3rd party -Property Management People- of which neither is vested in our community. They actively avoid your inquiries & continue to pass you from person to person without resolve.

For a new community that is still in development with a second phase starting this Fall 2021, it would be an insult for Marrick to continually perpetuate poor business practices, neglect their communities & expect current, new & incoming residents not to be adversely impacted. The manner in which they neglect our landscaping is shameful, our communal grounds lack basic curb appeal. Upon entry you’ll discover out of control weeds, an eyesore for a community field & litter collecting from contractors. Yet if you go slightly further north you’ll discover a comparable community in impeccable shape. I am optimistic that our community can thrive with an attentive team. Do not be misled, hold Marrick accountable.

I just spoke with a very unprofessional Dianna Penn in customer service. She found my questions comical and offered zero willingness to assist.

My question was honest in asking if they could come out to fill the space in the basement where a sliding glass door was removed to match their cement/brick pattern. That question was silly to her so much so that she laughed in her responses with numerous scoffs. It was clear she didn’t have any time to offer another suggestion if there was one. I politely told her she wasn’t much help as she responded with a condescending farewell. I, myself, work in customer service and if I ever spoke to a client in the manner she did, I would be greatly reprimanded if not fired.

In addition to this company’s poor customer service representative, the house I live in (built by Marrick) is of poor value. Many things have had to be remedied due to their poor workmanship, planning and lack of attention to detail. In the future of purchasing another home, I will most certainly make sure the builder is not Marrick.

Sadly, I own a Marrick Home. If you want a home where the builder takes lots of short cuts, this is the builder for you. An inspection shows damage to my home as a result of actions or lack of actions taken by Marrick. The structure shows signs of grading problems, which has caused a sinkhole. The sump pump discharge is too close to the house, which has caused another sinkhole. Water is flowing toward my house because the property requires excavation and regrading of the entire perimeter of the house. This is likely due to inadequate compaction or back-fill materials like with my neighbor's property. Regrading the property will be expensive because the piping has to be redone. The settling of the home is questionable. Every room in my home has drywall cracks and the ceilings look to be on the verge of falling. There is no indication of asphaltic foundation waterproofing. Recently, I discovered the 25-year roof Marrick approved had to be replaced. The shingles were poor quality and the subject of a class action. If I could give no stars, I would. Buyers beware!

My wife and I purchased a Marrick town home that was less then 4 years old from the original owner. We discovered a significant leak in the sewage line behind the garage drywall within the first couples days. The leak had been going on for an extended period of time and the Marrick construction superintendent agreed. Although we understood that the warranty on the home is only 1 year we were hopeful that because they pride themselves on being a 'local company' they would take responsibility for such a significant issue arising within a few years of the home being built and stand behind their work. We were very disappointed when management denied any responsibility. Furthermore, we were very upset that we were given this news via a text from someone that did not introduce themselves, provide an explanation or respond when I texted back. Very impersonal and unprofessional. There are plenty of builders in this area, maybe choose another one or just be very diligent when inspecting their work. They are not the "local" company with "a superior quality product...and a total commitment to customer satisfaction" that their website says they are.
Update to the review. In fixing the leak it was found to have been caused by two nails that punctured the sewage line when the home was built. Marrick is however avoiding any responsibility. Apparently if they make a mistake but it takes too long to find it, then they are not at fault.

I recently purchased a townhouse in one of the Marrick Homes’ communities. I grew up in this area, so I was looking to move back home. The moment I entered the community, it was breathtaking! The homes were just amazing and everyone that I drove passed always had a smile of their face accompanied by a friendly wave. The kids were playing and just so happy. The whole neighborhood was just spectacular! I notice the very scenic walking trails and the gorgeous pool! At that very moment, I knew this was going to a place that I would call home! I went on a tour of the model home and it was a jaw dropping experience. The decor within the home just drew me in immediately. As soon as I walked through the door, I was greeted with a very professional Marrick Homes’ agent, Mike Jacques. He approached me with a smile on his face and I knew that anything that I needed, he would make it happen. He provided me with outstanding customer service and I was very pleased with whole experience! It was just amazing how Marrick Homes with above and beyond my expectations! If had any questions throughout the process, they were all answered with an amazing level of expedience and accuracy. I visited my in-process home every weekend and the progress each week was just impeccable. Before I went to settlement, I met with their construction supervisor and he was very thorough with the whole process and you can tell that he treated my home just like it was his house. During the walkthrough, their supervisor was marking things that I didn’t even see. He explained everything in-detail, especially as first time homeowner, it was very helpful. I was just impressed throughout the entire process and I’d highly recommend Marrick Homes to anyone! If you’re looking for your first or next home, Marrick Homes should be your only choice!

Marrick Homes did right by us, especially Lynn Smithburger. Lynn was excellent and very easy to work with from the first day we met her. She is highly responsive and professional. She is a true professional who knew how to skillfully navigate the demands of representing her client (Marrick Homes) while at the same time successfully addressing our needs.
Lynn is really good at what she does. We felt comfortable working with her. She made the overall process of purchasing a home with Marrick painless.
My family and I would unreservedly recommend Lynn and Marrick Homes to all of our peers.

Worst experience ever!!! From site plan errors sparking the need to change the floor plan of the house and generate new contracts (at more cost to us...no less), inclusion of an undisclosed basement pumping system discovered by a neighbor after the foundation was constructed, significant build delays, home delivery with mold in both the interior and exterior garage attics, failure of the “mystery” sewage pump due to a flushable wipe (our fault even though we never approved of the inclusion of this low grade system) and the subsequent failure of the ground water sump pump at the 1 year and a month mark (you can only argue for repairs within the first year warranty). My recommendation is to hire an independent inspector if you opt to go with a Marrick build. My inspector found numerous deficiencies in the build quality (off-center installed sliding glass doors, improperly installed roofing ridge vent, improperly installed appliances, and improper sealants). Unfortunately, I was forced to pay additional fees for my independent inspector as Marrick was a “no show” to the scheduled re-inspection after too many deficiencies were noted in the first inspection. Worst of the experiences had to be the exploding fireplace glass that occurred the first time we used the system. Marrick left it as an “undetermined” cause due to either improper install (mentioned by the repairing contractor) or a defect in the manufactured glass. Either way, the unit’s glass exploded with my children only mere feet away! Thankfully there were no injuries. Yep…all of this is factual and actually happened! To add insult to injury, I just pulled a two-inch screw out of my tire from the ongoing neighborhood construction that is poorly policed for clean-up and debri in the area

Lynn Smithburger, was an amazing person to work with and she has gone out of her way to assist me through the building process. She has put in the extra time to ensure that I was satisfied with the service that I was receiving. She has gone above and beyond with giving guidance, answering questions, taking my call at all hours of the day, and just making the building process stress free and exciting. Also, I want to thank Dave Fernades the superintendent for all the hard work he has put together for me in my new home. He always had everything completed in a timely manner. Dave always reassured me that he would correct any issue or concerns I had and made it a better experience. I would highly recommend Marrick Homes to anyone looking to build a new home. You will be 100% satisfied with your decision!

Want to live in a well planned community? Perhaps build on your own lot? Call Marrick Homes. I was able to customize one of their floor plans to fully suit my family’s needs. I moved walls in our walkout basement, customized my kitchen island, added a seat to the standard owner’s shower, created nooks, and even removed columns for a true open floor plan. Make it a Marrick. We did.

Would give less than 1 * if possible
We built in 2006 and had a series of major issues. The front windows all needed replacing which the builder did after it was determined that they were not framed correctly.
2 car garage would not allow for 2 cars to be parked in the garage - and I'm not talking about monstrous sized vehicles. The builder did make modifications to the garage steps to give us a few more inches, but it was still very tight.
Entire main level was upgraded to hardwood flooring, which needed to be ripped up and redone after the builder determined that the beam was installed incorrectly and caused the floors to buckle. The builder also did fix this issue.
The reader is probably wondering why I am complaining since the builder stepped up to fix these issues? They shouldn't have been issues to begin with for what this house cost us.
The builder was VERY difficult to work with during the buying phase. The sales person told us the house would not be ready before February of the following year so we delayed putting our house on the market and the house was done in December. The builder threatened to sue us for breach of contract. I wish we would have run then.
In this development, 80% of the roofs had to be replaced before the 10 year mark. We dealt with leaks and many other problems. I would never build with Marrick again.
How they manage to stay in business is amazing!

Very bad experience after being in my brand new home only 5 months... more details to come standby... I guess I just don't want to believe what I am going through with these people now.. the bricks are separating from my brand new home...and they are trying to say someone hit my home .. while others are saying it's faulty construction and poor workmanship ... even the insurance company and an inspector is saying the same thing as well ... POOR WORKMANSHIP AND FAULTY CONSTRUCTION... very hurtful...

MARRICK, makes big claims about good homes for great neighbors. Don't believe the hype. Once they have your money, you're on your own. They didn't do any sort of drainage under our basement slab because "a walk out basement doesn't require it". Well, 12 years later, I'm paying a contractor thousands of dollars to jackhammer a trench around the inside of my foundation so that property drainage can be added. I would never do business with this company again and I wouldn't recommend them to build a doghouse. If this site allowed for pictures, I would have included them.

Beware! Marrick customer satisfaction claims are not what they profess! Seems to me that they don’t care about customers after they cash your check. I can give numerous examples: 1). I told Marrick many times that I wanted a level front yard. I had back surgery and have lower back issues that are aggravated by mowing steep grades. I reiterated my request for a level front yard many times. But during construction, I visited one day to find the footers were poured and my front yard would be very steep. As a compromise, I asked and Marrick agreed to install retaining walls to provide a stair stepped level front yard. Marrick said they had to wait until after closing so the ground could settle. I trusted that they would honor their commitment. After a year, I bugged them and finally some 15 months later they put in 3 walls. Well, that provided leveling for 75% of my yard. I told them it needed to be 4 walls, and their landscaper said to try mowing it and if needed, we could revisit installing a 4th wall in the spring. I did as they asked and found myself slipping and sliding as I tried to mow the area that is still steep. I asked their VP, Jay Webster, for the fourth wall and he said no. Then I wrote their President, Marvin Ourselor, a letter in November (now 29 months after the closing date), and pleaded for Marrick to finish installing the 4th wall as an amicable compromise. I got no reply. So in January 2018, I went to their office and asked to speak to him. To his credit, he did see me. But my pleas fell on deaf ears, as he said Marrick would not install the 4th wall. Hence, I still have 25% of my front yard that is very steep, and no other recourse other than to tell my story. 2). Another example is the heated ceramic tile in my bathroom. They never worked from day one. I bugged Marrick to fix them for over a year, but they had my nearly $700,000.00 check firmly deposited in their bank account, so I presume they could not be bothered. Over a year after buying this house, I took it upon myself to fix it myself. I presumed if I attempted any repair, they would claim that I violated their Marrick warranty, which obviously isn’t worth much anyway if they won’t even attempt to address their home building deficiencies. In any event, I fixed the tile floor heating in about 10-15 minutes. Turns out that they didn’t wire the thermostat correctly. Took me 5 minutes to swap a couple wires and bingo, worked like a charm! In spite of these (and I have more!) deficiencies, they still won’t honor the compromise on the front yard! You would think they’d want to make this right with me, as fixing the retaining wall issue is all that I asked. So...beware!!! If you decide to buy Marrick, don’t believe any of their customer satisfaction claims!!

There is a single word to decribe Merrick homes "CROOK". Be careful to what yoy getting in. My drive way has start caving and cracking. I have called private contractor to gice me an estimate. They showed me that my drive has onlt one qoute asphalt.and the second and final covering was not done. He showed me the neighbores drive way which are 2.5" above the grass area and mine is at same level as grass. He also digged aa side of my drive way that shows only 2" asphalt where all others are more than 4" driveway asphalt. I willl not recommend this company. Lots of corner cutting inside the house that will take long tolist. Dont get foled by Marven the owner sioft speaking tone.
