EPDM Coatings

We have been dealing with a deteriorating roof for a long time and finally had the Butyl Liquid Rubber recommended by another of our properties. We had applied the flash coating and once it cured, we had more rains. So far, even with just the flash coating, we have not had reports of roof leaks. We applied the main coat and it should cure before the next round of rain. I wish we had known about this product sooner!

I purchased EPDM liquid rubber paint last year for the first time. I live in the Caribbean where there is much sun, wind, salt, heat and used this product not only on a cement porch roof but exterior and interior concrete walls where all other paint lifted due to moisture and efflorescence.. The rubber paint has not lifted what so ever and looks fantastic. I only painted the rubber on the seaside to see if it worked and this year will do the other side. The product is expensive and you really need to follow directions. I had my cement floors painted and they have not turned out well because the workers did not do the prep needed and some areas the paint has lifted . My advice is follow directions and you won’t be disappointed in the this product.

I had the choice of replacing a flat rolled asphalt roof or coating it. After investigating various type of coatings at Home Depot, Lowe’s and Menards, I decided that EPDM Liquid Butyl Rubber Coating would be the easiest and best solution compared to replacing the roof. Delivery took three days, cleaning the 14.5 by 14.5 foot roof took 2 hours, applying 90 feet of Seam Tight took 2.5 hours and applying the liquid rubber took 2.5 hours. The products were easy to apply and adhered very well to the original roof material. The roof looks great and should last another 15-20 years. I am very happy with the results.

Coating lasted 3 years, not 10. I was satisfied with the initial results, unfortunately it didn't hold up. I followed the instruction. My roof rolls off on the edges which made it difficult to get a thick coating, which contributed to some of the failure. There are places where it has lifted from the underlying roof and tore a hole.

Updated Review 1 Year after application - July 2024 - Unfortunately the Liquid Butyl did not perform well where water normally pooled around roof gutters. The freeze and thaw cycles over the winter months had put micro holes the product and eventually it peeled away. We had also put it on areas where water does not pool and those worked out fine, so I think this product needs to be retested for under water pooling areas, it does not perform well in these situations even though the company Q & A said it would. This is a word of caution to other homeowners facing the same issues we were having. Unfortunately the search continues for a product that would stand the test of time.

July 2023 - This Liquid Butyl is an amazing product for EPDM roof repairs. We’ve had our flat EPDM roof for over 10 years and have tried at least 5 different products that have all failed over time on lap seams and areas where water collects and then freezes over the winter. Each time some part failed, we kept adding more and more products to the seams and seams areas were getting thick and starting to disrupt rain flow. Somehow we were able to find EPDM Coatings after an exhaustive search, it was pure luck as search results mainly advertise larger box store brands. After cleaning the areas, the product went on smoothly and easily. We have covered over all of our multiple previous patches and finally have some peace of mind and stop worrying about leaks. Best of all is product conforms to the existing surface and does not add thickness.

EPDM Coatings Liquid Butyl Rubber (LBR) is the very best product you can apply to your roof. It far surpasses ordinary and/or typical roofing tar products. I am extremely happy with the simple application along with the many years of roofing free maintenance LBR will provide!

I have a 20+ year old EPDM roof on the back porch of my house and have never taken care of it properly. It was leaking and in need of serious help. I talked to a few roofing contractors who wanted several thousand dollars to replace the roof, which seemed extremely excessive. I searched the internet for repair options and EPDM Coatings was the website I kept coming back to. I purchased the roof protect / cleaner, seam tape, and the liquid butyl rubber. I followed the application instructions and now I have a roof that looks like new and doesn't leak- for a fraction of the replacement cost. I am very pleased with this product- check out the before and after pics.

Had to give a solid review to this company. We have been using them for the past 5 years now so i thought it would be fitting. We have tried all the other products over the years, from silicone to elastomerics even some solid commercial grade products and nothing compares to the liquid butyl rubber. You pay a little more for the pails but given the fact that there is no primer involved and it only needs one coat it actually winds up being less expensive in the long run. Their staff has always been great and in fact many times they have someone on call on the weekends to answer text messages. None of our vendors to this and we had reached out to them several times over the weekend to get an order in. Hands down great company great product.

At first we were satisfied with the products that were sold to us by "Greg" who incidentally would not give his last name after we had a problem with the EPDM failing after only being installed 6 months ago, which was primed with Pro Flex primer, problem seams were addressed by butyl tape and other areas were caulked as he advised. What he did not tell us which is key component is to apply the Pro-Flex with Cork Powder. Proflex has the advantage of being able to be mixed with cork which makes a crack-filling thicker 'putty-like' material. The use of Butyl tape is no longer necessary and even inferior in durability and much more expensive. Where Butyl tape would be about $1/lin. ft, Proflex+Cork can be used and the cost is closer to $ 0.50 / linear foot. By having the primer and filler made of the same chemistry, no incompatibilities can arise. Proflex + Cork can be applied to smooth edges, which are the first failure point of any coating, because as it settles, it will be thinner on any edge to a degree.. By using Proflex+Cork, all seams can be 'smoothed' so the top-coat of rubber which follows remains at the proper thickness for its intended 10 yr. life. Do not deal with EPDM Coatings, call or contact the manufacturer Pro Guard Coatings directly for another distributor other than EPDM Coatings who is only an unprofessional middle man. This was a $7,500 material order.

Overall great product. Customer service is 2nd to none. This is probably the 9th time our shop has used them. The rvroofmagic product is really great if you have a roof that needs the proflex primer because rvroofmagic alleviates the need for it. Happy rv'ing everyone !

Had used the liquid epdm on a portion of our warehouse two years ago and our company decided to finish the roof. It is a very good product in fact it took care of all our leaks just wish the freight company made good for one of the pails they damaged. The companies tech department was very good one of our staff members is a retired roofer so he was the key contact for asking questions etc

Guys I wanted to get back with you regarding your product. First I want to say that I have never written a review before but felt inclined to do so in this situation. We had purchased some roofing sealant from you about $3000.00 worth. We received it within 4 days which was great but that is not the reason for this. I wanted to say how relieved we were with the overall service of your company. I am not very knowledgeable of roof sealants and I must have called in 6-7 times and every time your sales department took the time to explain things to me in detail. Their patience is to be commended. After we started applying the product we had some additional questions and of course called in again and were helped as well. I am old school and it is quite refreshing in this day and age when every company wants to automate every portion of their business that you guys are there to answer questions and provide really great service; something missing quite frankly in this day and age.

Terrible customer service. Placed order to end up getting 2 orders and double billed. Stay away from this vendor! They will keep your money upon a mistake and blame you for it, did not notify me that they had my money and I had to find out on my own through my cc statement. You have been warned they hit me for over $1100 when they should have only taken a little less than $600 and after 9 days I finally got my money back. Customer service is terrible because I am being blamed for their mess up by everyone I talked to with their offices. I am now being threatened by legal action if I refuse to remove the facts of what has happened and my treatment from them.

Our school had been gradually replacing/repairing its roof about 75,000 sq ft. We had tried several types of products mainly types of elastomerics and nothing seemed to work. Three years ago we started using epdmcoatings and their liquid rubber and now three years later first time our initial repair area is leak free. We are in the process of recoating the rest of the product but if I can give any advice, don’t buy a cheap product. It was about $1.29 a square foot and I had my maintenance guys put the material down. The other two products we initially used required a primer and one even required two coats of the top coat that came out to $1.63 a sq ft and the roof still leaked. On top of everything they are a great company to work with. Over the three years we have called them so many times I lost count but their advice and attention to us was great.
