We built a home with Built By Adam’s that was completed in April 2024. Unfortunately, I would not recommend Built By Adam’s due to their poor craftsmanship and even worse customer service/ accountability.
In the first week of moving in to our new house, we gave our kids a bath in the guest bathroom on the second floor. When I returned down stairs, I noticed water leaking from the ceiling. Ultimately, there was about 6 points of water leaking through the ceiling. We had already filled the tub to give another bath, so instead of draining that one, we slowly bailed the water out with five gallon buckets to prevent further damage. I can’t tell you how humiliating and regretful it is to carry buckets of bath water down the stairs of the brand new house you just paid almost a million dollars for is. We later found out the tub drain was not sealed properly. The worst part of this situation is we did not even get an apology from Ryan or Leah. Their response to fixing this was to send a someone to run drywall over holes from the water. You can still see the lines from the drywall as it was not blended properly with the ceiling.
Another significant issue is the flooring. The flooring was supposed to be installed by the flooring company it was ordered from, per the contract we signed with Built By Adam’s. Unbeknownst to us, Built By Adam’s had their GC install the flooring instead and did not tell us. The flooring came out uneven. You can teeter totter a level on the seams of the flooring and there are gaps between the baseboards and the floor in some spots in the house but not others. When I brought this concern to Built By Adam’s, they sent the GC who installed it to come speak to us. The only thing he said was it is within the guidelines that comes on the box (without showing proof) and we can sue them if we want.
We also had issues with the doors in the house. Many of the doors were hard to close. I brought this to the attention of Leah in hopes of having someone fix them. The response I got from her was, “the doors were working properly when you bought the house”. So we planed a door to get it to shut right. The next day, the GC happened to be at our house for another issue. When I mentioned the door issue to him, he told me he leaves the doors a little loose to allow the house to settle and had an easy way to adjust the screws to get them to close easy. When I brought this info to Leah, she was unwilling to replace the door. It is clear there is poor communication between Built By Adam’s and their contractors. Why wouldn’t she have just told me the GC could adjust them? Because she is obviously not on the same page with what their contractors are doing. I look at this miscommunication between her and myself and her and the contractor as their fault, but she did not take accountability for that and refused to give us a new door. There was also a significant miscommunication on the design of the driveway. The excavation was not complete when we moved in and we had to go back and forth about what the driveway was promised to look like vs what it was left as. Eventually we came to a compromise that was enough to move past the issue.
Another issue with Built By Adam’s is their building process is far from turn key. We were left on our own to do the hydroseeding, finding a propane company, installing a generator, plus, we had to buy many light fixtures on our own. This led to a lot of travel to stores and then to the job site to drop off items, as well as a lot of hours of labor working on the yard. The light bulbs we originally purchased did not work well in the house for some reason (they flickered a lot) and we lost hundreds of dollars on that. When you buy a brand new house, you do so with the mind set it will be less labor intensive, but for us, it was more time consuming and labor intensive than our previous house.
