Brooks took care of our maintenance issues & concerns in a timely manner & refunded our deposit rather quickly. Would strongly recommend leasing from this company.

Brooks Real Estate broke the law and withheld my security deposit in error. (See Code of VA, § 55.1-1226, G.) The company failed to notify me of the date of the final “move-out” inspection, thereby not allowing me to attend, as required by law. Subsequently, they withheld a ludicrous amount of the security deposit, claiming that an already professionally cleaned house needed an additional ~$700 worth of additional cleaning services. Further charges were assessed for pre-existing drywall damage which was notated on the original move-in inspection. After more than a month and many failed attempts to reason with their management, I have been forced to file a small claims suit to recoup what is owed to me.
Shame on me for not heeding the warnings from previous reviews of this property management company. If a zero star review was an option, I would have gladly given that. Should you choose to rent with Brooks, expect poor communications and questionable decisions. Renters have rights: protect yourself.

Absolute sham of a company. I own a unit in a property they manage and they do absolutely nothing to maintain the building or its surrounding grounds. They will do everything to blame you for things happening as a result of their poor management to your unit and will never take responsibility for they are beyond rude and unhelpful. I allege there is something quite sinister happening here between the board and this “management” company.
