Brooks took care of our maintenance issues & concerns in a timely manner & refunded our deposit rather quickly. Would strongly recommend leasing from this company.

Brooks Real Estate broke the law and withheld my security deposit in error. (See Code of VA, § 55.1-1226, G.) The company failed to notify me of the date of the final “move-out” inspection, thereby not allowing me to attend, as required by law. Subsequently, they withheld a ludicrous amount of the security deposit, claiming that an already professionally cleaned house needed an additional ~$700 worth of additional cleaning services. Further charges were assessed for pre-existing drywall damage which was notated on the original move-in inspection. After more than a month and many failed attempts to reason with their management, I have been forced to file a small claims suit to recoup what is owed to me.

Shame on me for not heeding the warnings from previous reviews of this property management company. If a zero star review was an option, I would have gladly given that. Should you choose to rent with Brooks, expect poor communications and questionable decisions. Renters have rights: protect yourself.

Absolute sham of a company. I own a unit in a property they manage and they do absolutely nothing to maintain the building or its surrounding grounds. They will do everything to blame you for things happening as a result of their poor management to your unit and will never take responsibility for they are beyond rude and unhelpful. I allege there is something quite sinister happening here between the board and this “management” company.

Brooks Real Estate took management of Longhill Station January 2024. Since they took management it's like a difference between night and day. Our manager is Michael Kwiatek, he responds to email, phone calls and provides feedback. What a difference compared to the prior company. During the change I had questions regarding my prepaid balance, and he fully explained everything, followed back up and advised when the prior company transferred that credit. I would be happy to recommend Brooks Real Estate and Michael Kwiatek.

I had the opportunity of working with Melissa on a complaint that I had in my condo and she took the time to come and assist me prior to her taking her vacation. I thought that was very considerate and very professional. She make sure that the owners was in a positive frame of mind Before she went on vacation it was very excellent of her to do so and truly appreciate it.

They never reply to emails. Every time you email, youll get an automated message reply to wait 72 hours. Even after 72 hours they never reply. Neighbors will violate the HOA noise policy and they do nothing. Horrible company. Trying to sell my home and they refuse to send me the required termite inspection documents for the sale. Never do business with these people, ever.

Slumlords. The house I rented had a broken screen door and water dispenser for the entire year, plus a broken dryer for months. Company rep literally laughed at me every single time I called to complain. A/C was also broken for weeks during the summer. I suggested partial reimbursement to laughter of course. I set utilities to turn off soon after I left but subsequent tenants were allowed to move in without telling me while I still had a lease and charged me for months of utilities. Company rep again laughed at these issues. Over a year later and I don't have this money. I've never missed a rent payment in my life nor faced such issues in years of renting. Look elsewhere.

I rated Brooks Reality with one star. If I could have rated it with 0 stars I definitely would have. I went in there to ask ONE question. Instead of the employee answering the ONE question with a yes or no, or I can or I can't: He just started hollering, assuming things, saying things that aren't true, being very irate, and in patient with me, etc.. The whole time I was trying to ask ONE question he wouldn't let me get a word in, at all. As I was going out the door I repeated my ONE question. He finally gave me the ONE answer which is all I needed in the first place. I told him if you had answered it that way the first time I could have been out of here 10 minutes ago. This is NOT a place I recommend for anybody. If he talks to me like that, can you see how he would talk to everybody else. He was very inconsiderate, and rude. Absolutely no respect.

Crisney is the best real estate agent ever! She assisted us with staging and selling our home for top dollar. She offered great coaching, advice and knowledgeable insight. I just signed my second year lease with Brooks. My rental agent Elaine has been no less than excellent with my family. She is very attentive, and responds very quickly to any maintenance request that arises. She is very thoughtful, and monthly will email you some educational fact, or some type of uplifting message. She has been understanding, attentive, and avaliable when ever I've needed her. This is the main reason we decided to stay another year with Brooks. Everyone in the office has been kind, and considerate with my family....kudos to Brooks, and especially Elaine.

I’ve rented from Elaine Voncannon for almost three years and had no issues at all. She is always available and responsive. She makes sure that yearly smoke detector and pest control are completed. She also has the house power washed and the roof cleaned off which for a single mom afraid of heights is very much appreciated. I absolutely recommend working with Brooks Real Estate and Elaine Voncannon for your future home. I’ve been very happy with my experience.

Do not rent from them they rodents in units and roaches. Property manager is horrible to deal with and she hires subpar contractors to make repairs. The shower at the unit I stayed at shattered from hitting toilet it was too close too and when I moved out she sent me a bill for 5000 and she didn’t pay my hospital expenses do yourself and favor and do not rent from her. Avoid renting from any units she has and save yourself the trouble.

The worst company to rent from. They are unprofessional, rude, disrespectful. Their repair people call tenants outside their name and talk about them when they fix repairs at the property. They property manager sent a fraudulent bill after I moved out at her request to offset her expenses for the property not being paid.

As an out of state homeowner, I was seeking a property manager to help with my Williamsburg rental property.
I hired Brooks Real Estate. Almost immediately Elaine Von Cannon tried to hold me up and pay 500 dollars to install smoke detectors.
This is something the fire department does for free.
Just to keep this very short, as I could write a novel about all the negative and terrible experiences I have had with Elaine as "manager".
Most recently I have wanted to sell this property.
Elaine tried again and again to get herself inserted into the sales procedure. First, she reached out to my tenant to offer her "services".
This was immediately after I made it clear to her, we did not need her representation.
I tried to get a key to give the realtor I chose to help me. I received an email telling me I "had to go through Elaine". Wrong.
Then, Elaine could not find the key to the property.
Please tell me how she is managing property she does not even have a key for?
The chosen realtor then informed me after doing a showing, that my tenant had 2 dogs in the property. He is by lease, only allowed one.
I found this out from another source. Elaine has not been to my property in 2 years and cites Covid as the reason for not doing her job and performing inspections.
Finally, I did manage to find a buyer and when the new owner asked to have the security deposit brought to her lawyer at closing, Elaine brought the check into the lawyers office and would not give it over "unless they were sure" the deal would close.
She could not do an inspection of my house in 2 years, but she can show up in person to make trouble at my closing.
She also bad mouthed me to my attorney saying I was being "secretive" about selling my house.
No secrets since she knew I requested the key be given to my realtor for the purpose of showing the property.
She also called Crisney and A-hole to me.
Elaine is by far and away the most abrasive, racist, non-professional person I have ever had the misfortune to deal with.
I could say much, much more, but there is not enough time in my day.
I close with saying..do not under any circumstances use this company for your real estate needs whatever they may be.
Run, don't walk.

Moving out I got charged for four more days of rent for no reason. Also to remove tape marks and clean a tub that had been clean repeatedly and was clean still cleaned for inspection they charged me over $500!!! With no explanation. The house was spotless when I left and sold quickly for it. ... Sad ending to this business transaction they weren’t too bad before then but this leaves and awful stain though.

I would do zero stars if Google allowed. Please look elsewhere before renting through this company!! They are a great staff upfront, but I'm honestly telling you to look elsewhere. I have a great job, great credit score and ended up renting a house in a remote area because of the land. This house sat vacant for a long time and when we did our first walk through we could tell that nobody had been in the house in a very long time with the musty smell and years worth of leaves piled up on the house and yard (yes, years worth). We were fine with that and cleaned the house up nicely for a year and a half. When we moved out and received our deposit, we received $671 out of $2,300. To put it nicely, we polished this dump into something much better and they backcharge us out the ... you know. Carpet cleaning $284, I get this if the carpet was cleaned before we moved in. Cut grass $75, I cut this 2 days before we moved out. $700 for a leaking toilet?!! (We had no idea) I can go on and on, but please do yourself a favor and DO NOT use this company for your own future sake. Trust me I am going through every social media outlet to prevent someone else having to go through this.

Beware of Brooks Property Management! We applied for a home to rent, and were told there were no other applicants. We paid the application fee ($100 for me and my husband), emailed and called to follow up. Several days later, we were told they had chosen to go with a different tenant that applied after us. Not because we weren't qualified or there were any issues with our application--they allowed others to continue applying for the home and selected a different tenant after collecting fees from everyone that applied.
I asked that my application fees be refunded, since we weren't disqualified. They declined, and told me they might have as many as six couples (read: at least $600!!!!) in applicants for a single house because they continue accepting applications, even when one is pending. In my opinion, this is extremely unethical. They are clearly scamming people with no consideration for their potential tenants. I would avoid them at all costs!!!
