We recently listed our home for sale and decided to do a pre-listing home inspection with Alliance. Although we didn’t need to have an inspection done we felt it would be beneficial when selling our home. From the beginning to the end of the inspection process Troy was readily available to answer all of our questions. Troy returned our calls promptly and was always courteous, professional and most importantly knowledgeable.

Troy thoroughly inspected our home and property then composed a very detailed report which included many photos and several videos. We were pleasantly surprised to have the completed report the following morning!

Having a home inspection done with a highly experienced and knowledgeable company is detrimental. Alliance is a top notch company, they met every one of our expectations. We will be using Alliance again and referring our friends and family to them!!

Erik not only did an incredibly thorough, rigorous inspection, he took tons of photos and went out of his way to explain every inspection process, what he was looking for and then what he found, highlighting concerns with pictures and description. And just to add icing on the cake, he made himself available to me to discuss a few concerns live so I could understand the entirety of the things he discovered. He was competent, professional and had a fantastic service mentality. If you need a home inspected, Alliance and Erik are absolutely the best I've ever seen!

Troy went above and beyond to ensure the home he was inspecting would be eligible for financing. He made several extra trips to the property to obtain inspection photos for an engineer certification. We could not have closed on the property without his help.

He even took the time to share some of his knowledge with us while he was doing his inspection, which I appreciated. Recently, we engaged Alliance Home Inspectors for a comprehensive home inspection as part of our home-buying process. The friendly office staff scheduled our appointment within five days of going under contract, and the home inspection itself couldn’t have gone more smoothly. Our inspector, Erik, was extremely knowledgeable and upfront about any issues he identified. He guided us on what needed immediate attention and what should be monitored in the future. We received the complete report via email in less than 12 hours after the inspection, complete with pictures and potential solutions. Sadly, I have to warn you to avoid using Alliance Home Inspections if you actually want to know about serious potential problems with your home. Due to failure to report in the inspection about flying squirrels, bats, and mice in the attic, plus broken fire detectors and a flooding basement, I had to pay thousands. Troy was worried I would sue, except I simply do not have the time or energy to deal with a liar who could have done the job thoroughly and appropriately the first time. As a member of the public considering using this service, please know that there are many more reliable inspectors who won't overcharge or fail to write down the truth accurately in an inspection report.

In response to the owner's reply, I did not post for years because I have had very complex stress and health conditions (really none of his business actually
)and did not want to deal with a liar who was bound to get defensive and put blame one me--I would have paid for a pest inspection if I was told that was necessary to be alerted about flying squirrels (living and dead), bats and mice!!! And how come Troy makes no mention of only taking a blurry photo of the attic with missing insulation and pests, saying everything was fine? Finally, it took me about a year and literally thousands of dollars to fix the many problems I was not made aware of through this inspection. When I have health issues and they were made worse by my living environment (not that Troy cares), I find it interesting that instantly he cannot be honest and acknowledge that some mistakes were made (or have any level of compassion). Maybe you'll be lucky and your home won't have many issues which means his inspection would probably be fine. Just know that something as simple as reporting broken fire detectors is definitely what most inspectors who care about their clients report on. I guess money really matters more than safety or the truth, and that is why I am taking the time to write a very thorough and honest review.

I had an excellent experience with Troy...he gave my elderly house a stem to stern inspection and talked through the results with me. Plus we strategized how to use the report as I prepare the house for sale - very helpful!

Had a home inspection before moving in a year ago. Here we are a year later and I have drained my savings fixing things that were listed as in good shape. Spent a good chunk of money on a home inspection before purchasing to make sure I wasn’t going to be having emergency repairs this quickly. Pretty disappointed as we had liked our inspector and trusted what he had to say. My advice to anyone looking for a home inspection: find someone you know and trust as they will tell you the truth and not just what you want to hear.

I hired Alliance home inspections to inspect the complete property including the engineer report required for a FHA loan for $1125 dollars . The inspection report showed no deficiencies. The report was inaccurate and incomplete. Alliance stated that it was a double wide not a single wide. As a result of their lack of follow through they had to return to the property 4x for things they missed. After the second visit we were told that it needed ties downs as it was discovered that they had none. This should have been caught in the initial inspection. I then paid an additional $1750 for tie downs in order to have the loan approved.. On Alliances 4th visit for additional pictures it was determined that it was indeed a single wide with an unsupported addition. In the end it was determined that it was the addition was pulling down the entire structure. It required proper support and a new roof.
This was a huge miss by this inspection company. They did a poor job. I was out almost $3000 and had to terminate the contract to purchase this house. I will not hire them again.

We had a wonderful experience with Alliance Home Inspections. Our inspector was Erik and he went above and beyond to ensure our prospective home was inspected properly. Unbeknownst to us, the home we were looking to purchase was out of oil. So when Erik can to inspect, he could not test the furnace or the water heater. We called the owner to add more oil and bleed the line. Erik came back on the following Monday to do this at no extra charge. And low and behold, the owner did not bleed the line. We got this done and Erik came back a 3rd time to finish our inspection. This is beyond professional class and my enormous thanks to Erik and the rest of the crew at Alliance. Thank you!

Very pleased with Alliance Home Inspections. Recently worked with Troy to get fairly complex property inspected. Troy spent the entire day at the property. It was a very informative experience. Only constructive criticism is that I wish the actual paper report was as thorough, organized, and well thought as the actual in-person inspection. Troy saved us the cost of fixing a poorly maintained septic system. He went the extra mile to return and re-inspect after septic tank was pumped out...and didn't charge any extra. Lori and Troy easy to communicate with and were quick to set up our inspection. They confirmed the day before our appointment and sent us a picture of who would be meeting us. Erik did the inspection and could not have been more thorough. He explained all of his findings to us at the end and quickly followed up with a detailed report. I enlisted the services of Alliance Home Inspection, led by Troy Francis, for a home inspection and feel compelled to share my experience for the benefit of future customers. Unfortunately, the inspection overlooked several significant issues, leading to considerable financial strain and personal hardship. As a disabled veteran with limited ability to undertake repairs myself, these oversights have been especially challenging.

Key issues missed during the inspection include:

Improper Flashing: Over 35 feet of missing or incorrectly installed flashing was not reported. This is a fundamental aspect of home integrity, and its oversight was surprising.
Fascia Damage: The inspection failed to note rotting fascia, holes leading to the attic, and inadequate sloping around the house, resulting in water accumulation and foundation concerns.
Foundation Issues: A visible foundation crack in one of the inspection photos was overlooked and not documented. This crack later evolved into a more severe foundation wall bulge, accompanied by a significantly uneven floor and structural damage, including out-of-square door frames and sheetrock cracks.
Despite the substantial impact of these issues, which have contributed to over $60,000 in damages, my request for a mere $450 refund — a fraction of the total cost incurred — was met with silence. This lack of response has compounded the stress and financial burden of an already difficult situation.

Given these experiences, I cannot recommend Alliance Home Inspection. Their oversight and lack of accountability in my case have been not only unethical but have also placed me in a precarious position, both financially and emotionally. I urge potential clients to consider this feedback when selecting a home inspection service.

EDIT: Initial complaints were as soon as foundation crack was found in Jan 28 2022 attempting to use the warranty with Alliance was also met with silence. The pictures posted were not different from the date of inspection, so I would have to disagree and say yes your worker missed 35 feet of missing flashing, along with holes in the fascia, cracks and holes in the foundation. The house was bought in end of 2021 so it has barely been over 2 years and the reason of bringing it up now was due to fighting mental health issues and going through multiple surgeries. Maybe you can spare a small portion of your thousands donated to veterans to a veteran you serviced? My last email from Troy was 17 days ago and I haven't heard anything back not even a status update. Although I see have the time to jump on to try and protect your companies name in the public eye. I am willing to change my review if Alliance is able to make things right.

I have been a licensed real estate agent for 16 years and used many home inspection companies. I now use Alliance exclusively because they are very professional with a thorough method of operation. If my buyer wants a simple home inspection or septic, water, mold, radon they can do it all. The customer gets a very detailed report with lots of pictures and explanations. Erik did a very thorough inspection the day before Thanksgiving. He came up in the first wet snowstorm with terrible road conditions where I feel a lot of other companies would’ve canceled. He found some issues that were very beneficial to my client. He knew that the time schedule was very important and very short he even worked on Thanksgiving to produce the report bottom line Alliance Cares about their customers and have very good inspectors. Nobody’s perfect but they are very good.

Troy and Ronnie were punctual, knowledgeable and professional. They made an extra effort to make sure all our questions were answered and our time-lines were met.

Troy was great. He was extremely thorough with the inspection and helped me to understand what he was doing during the process. He was extremely professional and well worth the money we spent!!! I'm very happy with his service and trust his advice 100%. Would recommend, 11/10.

I have never had so many problems with any company before. During the inspection I called the inspector to ask me to focus on some troubled areas, one being the garage. He states that is not on his work order. They had charged me for this service. He later goes out and inspects it but I don't receive the report for another week, well past my due diligence period. The actual home report is very thin and generic. The report mostly speaks about homes in general, not your particular home. It was about 80% accurate with 20% with either wrong or missing information. Lastly is communication. I paid for a sewer scope. I was first told he couldn't do it. Next I was told he was coming back through my real estate agent. Then a week later I called the office for the report and they said it was conducted I'd have it by tomorrow (last day of the due diligence period). I call again on the last day, no report yet. Finally, I call again and they explain the sewer scope was never conducted. I wish I could do zero stars.

James from Alliance Home Inspections (Bangor, ME) did a thorough, incredibly professional inspection of the lake home we're purchasing. The 92-page final report was highly detailed with lots of photos and narrative comments. James also followed-up to answer all of our questions and concerns--just perfect! Their price was a really good value, but more importantly, having peace of mind when making such a big purchase. We really trust James and Alliance and would highly recommend them!

We were concerned about a tint in our well water and contacted Alliance for assistance. They promptly scheduled a visit within a couple of days, and James, a courteous and professional technician, arrived to inspect our filtration system. He took the time to show us the location of the system in our home and advised us on suitable filters.

We opted for a full spectrum well water inspection, which cost $200. The results were available within a few business days, which we found reasonable considering that the Maine State Lab charges $127 for the same tests with a turnaround time of 7-14 business days. Additionally, with Alliance, we benefited from a knowledgeable inspector who not only took the sample but also educated us about the filtration systems.

It is worth noting that the inspection was performed on a Wednesday, and the results were available on Friday. However, the initial email containing the results was lost, and we had to call the office manager the following Monday to obtain them.

Cannot thank Alliance Home Inspections and inspector Aaron enough. He was super thorough, answered so many questions, and taught me a lot during the home inspection! The reports Alliance generates are also really user-friendly and helpful. Have already started recommending them. Thanks again!

I recently purchased a home and wanted to know what I was in for as far as repairs and maintenance. I have never had a home to inspect before so this was all new to me. I had the pleasure of speaking with both Troy and Shay (the owners) and they were extremely kind and helped me understand what would happen during this inspection. Erik our inspector checked every possible area of our home and eased our minds! What a great business these guys are running! If you ever need to have your home inspected, I highly recommend these guys!

Setting up our appointment was easy through the website. Jim was very thorough and a great communicator. He was professional and knowledgeable. He had all of the tools to provide us an informative report. We can complete our home purchase with confidence. We were very impressed and would not hesitate to work with alliance home inspections again.

Don't use Alliance Home Inspections. Troy Francis inspected a 60 year old cottage for me Downeast. The report should have ID'ed significant safety problems or things that need fixing, now or in the future. The report did neither. It stated what the inspector is supposed to do, but rarely said the significance of his photos. For example: He didn't test for carbon monoxide leakage (safety issue) from the very old oil heater, in spite of his photo showing obvious signs of water leaking down the exhaust pipe, possibly corroding the heat exchanger. He didn't complete (to be fair, maybe not his fault) a septic inspection I paid $400 extra for, but refused to give me a partial refund for what he didn't complete. His photo showed the shield on the electric service cable was off, a safety issue, but he didn't say it needed to be replaced immediately. The house has 2 electrical panels, but the inspector never even found the second, which was easily spotted in the kitchen. I could give many other examples of how unsatisfactory the report was. This is the seventh home inspection I've purchased in my life, including one in Steuben last year and this one is by far the worst. When I called to complain, even when Mr Francis, the proprietor of Alliance, had no response to my complaint, he wouldn't admit anything could have been done better. I contact the company about the issue with no return call when it was discovered and also when we moved into the home to find evident issues. I then had my realtor contact the inspector and was told that “there was no evidence of moisture in the home upon inspection”. The report that was provided was very short and not in detail. I also did not “blast” your company, I made a detailed and accurate statement to which I was finally replied to since I made it public. I did not receive a call about this matter when it was brought to the attention of the owner from my review, he only made an undignified response.

We contacted Alliance Home Inspections due to a recommendation from our realtor. It was very important to us that the inspection was thorough because we purchased the home out of state due to having a short notice military move to Bangor. This was relaid to the company at the time of booking their services. The inspection was conducted at the end of April, with us moving in July. In August we began having issues with our roof leaking with the wet weather, with it getting progressively worse. Upon another company’s honest inspection it was apparent Alliance was very negligent in the one they conducted. It was clear there was severe roof damage that was able to be seen from the ground. An issue that would have taken years to happen, not suddenly. It was discovered in there were two major damage spots in the roof, where it can be seen from the ground where it was previously “inspected”. The holes were only being held up by weathering, if it wasn’t for that our roof would have collapsed both in the kitchen and our 10 week old baby’s nursery right above her crib. We trusted Alliance for a quality inspection paying $700, but we then had to pay $12,000 for a new and safe roof.

Iv'e owned many homes over the years and have worked with many inspectors from not so good to very good. Jeb Barnes tops the list of the good ones. I have some construction expierience and it didn't take me long to see that Jeb was very knowledgeable and knw what he was doing. Highly recommend Alliance and Jeb, would use them again if needed!

I was very pleased with the time the inspector took and how thorough he was looking over everything, he was pleasant and informative, I’d be happy to use Alliance in the future.

Very personable, but not thorough enough for buying an old house and missed serious plumbing issues we had to fix only a few months after inspection

Update: we also had hidden mold that is going to cost us upwards of $7000 in repairs. Having to deal with your out of state 90 day warranty is useless. I’m not the only poor review.

I dislike that it has come to leaving a negative review, but here we go as apparently they are responding to reviews but not their emails.

We purchased a house last November as first time home owners and contacted Alliance. They were initially very responsive and pleasant to deal with. The inspector came on time, spent several hours on the property, and then we received a nice detailed report within a week.

The house we purchased has a chimney. The inspection overall said the chimney was good, the only concern was a damper not working freely and cleaning out the chimney cleanout. They recommended getting a formal chimney cleaning as their ability to inspect the interior chimney is limited. November is a busy time to try and find a chimney sweep. We called several and only one called us back, but couldn't get out until May. Where the initial inspection didn't show any major red flags, we didn't push the issue and decided to wait until May.

Unfortunately, the chimney inspection didn't go well. We were told that there was severe water damage due to various factors (hence the RUSTY cleanout, not dirty), the furnace pipe leading to the chimney was not regulation size, the flashing of the roof wasn't installed properly, and the list goes on and on. We were told the sale never should have gone through without a formal chimney inspection and there are significant red flags that should have been caught from the ground—EXTERNAL issues Troy, not internal. Overall it's going to cost us over 7k to do just the initial repairs alone, which is tough to swallow as it's already tough as buyers in this market as is. We have never lived in a house with a chimney so I am not sure what is normal, but I can tell you that the photo showing the "dirty" cleanout was clearly not dirt, but I took the inspector's word that this was normal.

I reached out to Alliance to discuss the issue. We are outside of the 90 day warranty because it took so long to find a chimney sweep to come. My first email was June 1st, got no response, then sent another one to an email I found on their website on June 5th. I got a response back June 14th essentially with a canned "we always recommend that you get a chimney sweep as our ability to inspect chimneys is limited" response. We are not holding Alliance accountable for the things they truly could not see, like pieces of the chimney liner falling into our furnace. We would like for them to be accountable for the things they took photos of and clearly didn't know what they were looking at that violate the InterNACHI standards (which are easily found online) our contract said you would follow. We would have been grateful for "hey, I am not sure what's going on, but this doesn't look normal so try to get a guy in here ASAP." They offered to refund a PORTION of our inspection fee but Troy had to contact the manager (June 15–and who is his manager??). After no response July 7th, I sent another email back, and it's been crickets. It's now been over a month since they last communicated with us. So as a word of caution to others reading these reviews, if the house has a chimney, do not rely on their inspection of it, but please set up your own inspection with an external chimney sweep, and push to get it done within the 90 day warranty as the company is not going to stand behind its work. Also, we were told probably over 10 times that we would get a call back, but never did, and usually we waited over a week before reaching back

Edit: I am not sure what happened to the original review and response. I eventually did get our inspection fee reimbursed several months after starting this process by comparing the inspection photos to InterNaCHI guidelines found online. Troy told me on the phone that he would send a check, and it did not come for a couple of weeks and only after we had to threaten legal action. He told my husband that he decided not to send the refund after all because he remembered after our conversation that I had written a negative review (that he had already replied to online prior to us speaking).

I just signed my papers for my home today! I got thrown for quite a few loops during my 8 months trying to purchase my home, however these guys helped me get here today! I was on a tight timeline and their response was fast and efficient! Highly recommended!

They inspected a small commercial property that I bought, and they never checked the roof. They said it was fine because that's what the seller told them. At the first snow, the roof leaked and I had to sue the previous owner to collect. When we contacted them, they did nothing. They kept our money, never checked A ROOF IN MAINE, and then did nothing to make up for the mistake. Just an awful experience.

Being new to the area and a first time home buyer of an older house, finding the right inspectors was my highest priority. After considering a few options I decided to go with Alliance based on a trusted referral, but I'm a naturally skeptical person and still had my concerns going into the process.

But, when I first called, Shea in the front office was courteous, easy to work with, and immediately got things scheduled while walking me through the different service offerings. Then when Troy and Ronnie arrived just a few days later to conduct the inspection they were not only friendly and professional, but also more than happy to have me there throughout the entire process to ask questions and learn from them. That's when I knew we made the right decision.

That first day they spent 3hrs on the property, answered all my questions, and showed me each step of the process. Then they returned for a second visit to complete further inspections on the septic and water systems and quickly updated the reports.

But aside from the thorough inspection process itself, they've continued to work with me even after the final report to answer follow up questions and provide input as we navigate insurance and work estimates.

I can't thank Troy and the team at Alliance enough for supporting us through this process and I'd highly recommend them to anyone looking for a skilled, professional, team of inspectors in Maine.

Had Troy out this morning to do an inspection. Very thorough and high attention to detail. Would highly recommend to anyone needing an inspection.

The inspection was complete and detailed. Highlighting a huge problem that was a deal breaker - thank heavens. Also highlighting the moderate and small problems so had I gone ahead, I also knew what to repair in the near term and what could wait for awhile. I would definitely use Alliance Home Inspections again and recommend to friends and family.

I'm a first time home buyer and a good friend, who is a multi-year experienced realtor, recommended Alliance Home Inspections to me. I am beyond impressed with the service. They have guarantees of their inspection where if something was overlooked, it may be covered. The reports they send you after the inspection is easily understood with many pictures.

A gentleman named Erik Morse did a full and thorough home inspection, septic inspection, and a water test. He took his time, was very friendly, and down-to-earth. Very educated with many years of experience. Isn't afraid to climb on a roof or rummage around an attic.

The bank made me do another test where it failed the first time. A gentleman named Barry came and did another water test for me which they don't normally do but was very happy they were willing to work with me. I had not planned to be at the property and was going to leave the door unlocked for them but I managed to be there last minute. Barry was extremely friendly and was happy to see me there, for he commented that he says its boring to do this by himself and just loves to see the people hes working with. He also highly recommended Erik, saying he's one of the best we have. Lots of experience.

I also had the opportunity to speak with the owner's wife, Shay. She was very pleasant to communicate with and went out of her way to help me out.

Troy explained the entire process before setting out and asked for any areas of concern we had. He and Fonda checked and tested all the systems and covered every last corner of the house, including the exterior, with Fonda walking the entire roof area to check for any potential problems. The extensive photographs in the report helped illustrate its findings and gave us confidence that every inch of the house had been checked. Before finishing up for the day, Troy summarized his findings so we had time to ask whatever questions we had. As a result, the final report held no surprises. This company goes beyond what is typically done these days. When the owner heard of our mold sensitivities and resulting health challenges he quickly show a level of compassion this is not something you see very often these days from a business. I can’t say enough good things about Alliance home inspections. Erik was early and had already started on the outside of the home. When we arrived he was incredibly generous with his knowledge and let us know how things would go. He also encouraged us to ask any questions we may have and to also point things out that we might have questions about. He suggested we add a septic inspection on. He said it’s something people don’t think about because you can’t see it but a little money here to check can potentially save you up to $30,000 later in repairs.

I’m so glad he suggested it because we ended up seeing several cracks in the pipes of the home we were potentially going to purchase as well as a block. It was something that would have been a huge shock to us and something we wouldn’t have been prepared for.

From scheduling to payment the entire process was as smooth , professional and thorough as can be. It was money well spent and I would not only recommend them but I would work with them again in a heartbeat.
