Advanced roofing was highly recommended by a good friend. They replaced our entire roof about 30 years ago with 35 year Architectural shingles. We have an antique house which had cedar shingles covered at a later time with asphalt shingles.
The job was to remove all shingles, plywood decking and install new shingles and decking.We’ve had a few leaks since then, but nothing major inside the house. As it’s time to replace the roof, we did not know Advanced was still in business, so we had several estimates and engaged a five Star company to do so. They started what was thought to be a routine job today. As it turns out, they discovered (and verified with pictures) that many of the original cedar shingles had not been removed, and 4/8 “ (code is 5/8”) plywood had been nailed over the old shingles in a way that there were many separations of at least 1/2” between planks, which were not aligned with the joists in a proper fashion. Much of the decking had lifted up, pulling some of the nails which held it. These led to some weakening of joists, ruin of most insulation underneath, and several areas of leaks-some of which had entered the house. In addition Advanced had covered two essentially flat areas with regular shingles, which is strongly not recommended. All of the above carelessness or intentional malfeasance has led to our unexpectedly needing: strengthening the joists with sister joists, removal of the original cedar shingles which Advanced had not completed,’removal of all existing insulation and replacement with new, and installlation of properly coded 5/8” plywood decking. In addition, although Advanced had installed proper ridge vents, they had provided no additional venting, such as soffit vents, which is a preventive for moisture, mold, and rotting of underlying structures.
