He was thorough and informed me of his findings and recommendations throughout the inspection, which he conducted methodically started from the upstairs working his way down and then outside. This review is actually for two inspections at two different addresses that TJ from Above Grade did for me. Great experience that gave me confidence as the house buyer! TJ was incredibly thorough and professional. He gave detailed explanations during the process and looked over every accessible inch of the house. He also provided advice on areas of maintenance and/or monitoring that would needed if I was to buy the house. The first house inspection he did was for a house I thought I would love but I ended up walking away from thanks to the list of issues TJ found. The second inspection at the second home TJ did thankfully did not find any major issues. Both inspections lasted 2+ hours each and TJ was walked roofs, went into the crawl basement, climbed up into attics with no pulldowns, poured over every wall, floor, joint, fuse box, mechanical, etc. Even my real estate agent commented that she had never seen an inspector so detailed. I will be recommending Above Grade to anyone and everyone looking to buy a house.

If you're trying to get out of the city right now, you need Todd as your inspector. He is beyond reproach. The way he went about our (rushed) home inspection was superb. He knows how to talk city folk through the new experience of inspecting a home upstate. He really knows what he's doing and understands how to communicate what might be a problem, why, whether it can be mitigated and so on. Above that, he was super helpful, kind and made every effort to accommodate us given how fast we were trying to move. We trusted him to help us move and place our life savings in a new home and we made a great choice. We actually found our dream place - this market is hot - and he made time for us on a Friday afternoon despite travel. Without moving this fast on the inspection, we may not have got the place. Chuck was extremely thorough and knowledgeable when inspecting a home, pre-purchase. When I showed up he was already up on the roof assessing and taking pictures. We walked through the whole house, inside and out, and he pointed out causes for concern but also indicated strengths of the property and what he thought was positive about it. He answered every question (and I had a lot) in detail and took the extra time to really get into details. His report hit my inbox a few hours later and was extremely detailed with pictures, descriptions and also distinguished necessary from recommended upgrades. Buying a house is a big deal - don't mess around. Go with Above Grade.

Chuck is the best! We are in the process of looking for our first home and he inspected two houses for us. His experience and knowledge is clearly abundant and he walks you through everything educating you along the way. One thing that is very important in a home inspector is trust, and we really trust Chuck’s opinion. When issues come up with a house during an inspection Chuck will walk you through the situation and give his recommendations on how to handle. He also does all of this with a friendly and easy going demeanor which is especially helpful as buying a house can sometimes be a stressful experience! He gets you his reports quickly and they are very detailed. All in all, Above Grade gives you peace of mind when buying a home, you know where you stand after the inspection.

Above Grade sent out their guy Todd. Their boss is Chuck Sweed. Todd was nice and thorough in the home inspection. Above Grade does radon testing by default with their home inspections and they pass that test's cost on to their customer. However, for the home that I am in the process of purchasing, when my realtor checked in with the seller's agent it was discovered that Above Grade failed to come back and collect the test, and asked the seller's to seal and send in the radon tests. When I received the result of the radon test it turns out that one of the two canisters wasn't sealed properly and couldn't be properly tested. The sellers, nor buyers, of a property are the ones who are supposed to seal and send in the radon tests, mainly because radon testing has a certification attached to it, but more so because the inspectors are paid to do it. The responsibility of sealing and sending in the radon tests rests purely with the home inspector, who was hired to do these tests. In my view, they failed to complete the job that they were paid for and left the job about 70% done, at most.

We've been exceedingly pleased with all aspects of the home inspection process. Especially during the pandemic, Grade Home Inspections was professional, thorough and speedy. If we need another home inspection we will definitely use them again.

A true professional, it was a great experience from beginning to end.
