Buyers BEWARE! The claims adjuster."The home was Poorly Constructed and Defective products were used . My home was delivered damaged interior/ exterior. The roof leaks, Water in the vent/light at stove, wall is Black- sign of Black Mold in the wall. counters not sealed, Vinyl siding damaged (factor was to lazy to cut it to fit). Defective kitchen faucet,Receptacles through out house installed damaged,not properly connected,exposed live wires not capped,loss of power in the 3 rooms- not up to Code, when it rains the receptacles "Trip" due -moisture/condensation inside the walls.
Burning smells inside the walls is not a good sign! Smoke alarms have been "unusable" due to defective wiring(sound off 24/7). I have lights flickering,shortages and surges.The 3 winters in the house have been "Environmentally Stressful", very cold due: The home "Is not properly sealed/weatherized", the doors were installed "warped" I stuff plastic bags in the large openings/gaps trying to keep cold air out, I have water leaking in the back door window-not sealed,I have Mold growing on the doors, the door frames are uneven. The "Furnace" not properly working since June 2020.I had to buy a "new thermostat",coil started freezing up in July 2020 has continued, the fan had been rewired,the filter keeps getting sucked down into the unit because there is no proper placement for it. I have stood on a ladder for 2 years pulling it out to replace it, this has caused a "Dirty Coil" and the upper pipe to clog with pet dander and dust. I pay to keep it unclogged. The unit has shut down twice, it was serviced 5 times, I had a defective heating cable and copper cable, I have leaks coming from the front pipe, leaks coming from all side of the unit, walls have decayed from black mold and water damage. I have to turn the thermostat up to 75 to generate heat. I use space heaters and the oven to help heat the house due to "No proper air flow". The ducts were installed damaged with holes in them preventing air flow, I have water and mold in the ducts since July 2020. The heat and cool air goes to the Belly of the house. I had 2 water cavities under the home from 2020-2021 that caused mold in the insulation,plywood to cup the floors.I was left with an exposed washer wall for 4 months due to a leak that was never fixed-still leaking. I was left living in the house having to keep the "Main water" shut off because of a defective tub faucet -water ran from April 2021 it wasn't replaced until June 2021 and not properly installed-I was also left with "No Hot" water as of 2023. I had a defective show head in one bath-clogged unable to use for a year, defective toilet seats, I still have an "unusable" toilet. a tub faucet with no screw. Black faded mirrors due to moisture/condensation since 2020. the pipes coming in were not sealed, I have torn and cut wall paper from construction of the home. The walls "ARE NOT
Mold/mildew/water resistance. The home was filthy! crud on all ceilings, ant colonies in both bedrooms. Control panel is still not flush in the wall, it had loose wires,defective heat fuse. Tru's attorney "the home is Livable and All repairs have been completed". Dishonest. Discrimination comes to my mind! Tru is a big company- pick and choose what repairs to fix. I can't afford an attorney to sue. home never should have passed inspection! Hurricane Sally dropped a limb on the roof over a bath room cracking the ceiling and a beam. I was told by Tru/Living Southern "A tree damaged Half the roof and caused "ALL" the damages. Living Southern has REFUSED to fix repairs while the home was under warranty,Blamed a hurricane (none of the wiring in the bath was damaged) So how could Sally cause damage to wiring and plumbing in the rest of the house. Why didn't the "tree" fall through half the roof? I suffer with an Auto -Immune disease breathing in Black Mold Spores and bringing in Outsiders to make repairs. The red plate on the means nothing to Tru Factory or Company :FRAUD comes to mind, the home couldn't have passed inspection under any Federal law.

I extremely love this place. The guy that refurbished my mobile home is great. Made it look like brand new. The price range is excellent. I highly recommend this company.

I would give this place a “0” if possible !! My roof has leaked since I bought it. They replaced half of the roof but not the front half. Crown molding and ceiling damaged from leaks which they have not fixed. Once they decide not to fix the issues... service manager refuses to answer my calls or call me back. She finally responds by email. Can’t reach the plant manager by phone. They tell me to just throw a tarp on it. Piss poor company that leaves their customers hanging. I will NEVER do business with them again !! Now with them wasting time, I’m sure there will be wood damage and mold. Time to head to court!!

Our trailer appears to be held together with spit and duct tape. The walls are uneven. The kitchen drawers are way off track, and every time we call to ask for help, someone comes with a hammer and he or she just bangs the hell out of whatever until it lines up. We have had TWO good techs who came out, but aside from them, the techs suck and the homes are put together with the cheapest possible materials in the sloppiest way imaginable! Molding just falls off the windows and walls. The material by the door, which isn't waterproof, is nothing but particle board. The floor has cuts and gouges in it. The wall material stains with the slightest touch. This company should be ashamed for charging what they charge for a home worth half the price.

So far had mine for about two years now. And I must say be prepared. Everything thing from top to bottom is very cheap. Not even a year later I am replacing sink sprayers, shower heads, have four door hinges that broke etc. It's been over a year since I put the warranty claim in and I get we'll send someone out. The first time I called was about a roof leak and someone from the place where I purchased it came out to stop the leak. Then it took them two months to send someone out to finish it. Have counter tops in kitchen and bathroom sagging. And the paper that is glued the the cardboard trim thruout the house is peeling and on the cabinets to.Also the tiles around the counter tops are all falling off I have to reglue as that happens. I also noticed when I moved in the bath tubs edges were not siliconed so the water cant wer the framing and the bath room sinks also.Be prepared for upgrades within a few years. And given the runaround when you call for warranty work. I'm still waiting for it.

I've had my mobile home about a year. My ceiling is cracked, two workers has came out and the crack has came back. I keep calling the rep keeps placing me on hold. This is getting very frustrating!! 5 years later paint is chipping off all cabinets. Refrigerator went out also.! Don’t get a river birch.

Terrible craftsmanship. I love the design, but customer service has been worse than horrible. First thing the appliances are suppose to be set up by the company, not by us. We waited weeks. Nobody would schedule to set up the appliances. Not that big a deal except that for us to set them up voids the warranty on them. Which is what we ended up having to do. We set everything up ourselves. Secondly, we paid extra for them to underpin the home and as per the signed contract the drier being vented outside was included. Never happened. A few weeks later my wife has to clean all the dust and lint from the dryer blowing under our home when we realized what happened. In addition to the holes the people that delivered the home knocked into the siding and didn't fix. The tile stared just calling off the sides of the kitchen and bathroom counters. At this point nobody had yet come with the checklist to see if everything was as it should be. The lady that answered the phone where we purchased the home told me we'd be responsible for the repairs.
Well, 2 1/2 years later we're sick of repairing. We're first time home buyers. Paid $20,000 down and still got 14.99 percent interest charged for a thrown together cardboard box with paint that literally peels off the sides at the first hint of moisture. We no longer want to pay house payments and repair costs. I'd rather rent and not have this headache.
And I have NOT mentioned EVERYTHING. The list of deceitful and underhanded things the people selling these homes is long and distinguished. Think before you throw away your money.

My experience with this company has been terriable I have owned my trailer for three years now and still have yet to have everything fixed that was messed up from the day they delivered it to my property the sheet rock was cracked in several places in different rooms the fiberglass shower has been cracked in the seat since day one it took them 8 months to send someone out to repair the shower and when they arrived it was the wrong company three years into it I have had to change every sink faucet cause the original ones were so cheap they have broke or started leaking the vinyl siding looks awful from being so wavy not being installed properly they came out four different times to replace the countertop on my island to have the repair guys tell me oh wel will have to remove all the rocks off the island to replace it 2.5 years into owning it they came out and replaced the countertop in an hour without removing any rocks with the wrong dam countertop needless to say the quality of the trailer and company service has been the worst I have delt with I could list more and more problems but it will be useless as to they will still not have everything done

This company's workmanship is terrible , the product is the worse I have ever experienced . They lye to the customers and is very incompatent . I would advice any consumer to run NOT walk away from their homes before giving them any of your moneyu . I have had a ongoing moisture problem every since I purchased . My home has literly rotted and is falling down around us.

This company has been wonderful! The warranty work that was required was performed in a timely manner with personnel who were efficient, knowledgeable and courteous. We would recommend this company.
