We had the glass replaced in our large 1985 sunroom, originally installed by the same company. The replacement went smoothly and the installers dod a superb job! Thanks you Pete and Mike!

The folks at Sleepy Creek Sunrooms (Mike, Pete & Saul) did a fantastic job replacing the roof on my 20-year old sunroom! A few months ago a hailstorm severely damaged the room's polycarbonate roof, poking literally hundreds of holes in the upper layer of the plastic. The company that built my sunroom and its parts went out of business years ago, posing some challenges. Luckily for me, Sleepy Creek Sunrooms agreed to take on the project. And in discussing the project with Mike & Pete, they suggested a way to upgrade the sunroom. Since the sunroom has walls of windows, the room has always been stifling hot in the summer because of the sun's heat also coming through the old polycarbonate roof...even with the room's air conditioner running. They replaced the polycarbonate roof with a solid roof (aluminum-clad, with foam core) to block the sun coming in through the roof. The roof looks awesome, both interior and exterior and the room temperature is much easier to control. Saul took great care in removing the old roof and installing the new, and did a fantastic job. Some parts on the roof had suffered damage over the years and required replacement -- none could be purchased, so Sleepy Creek installed new custom-made parts. I can't say enough good things about the folks at Sleepy Creek Sunrooms!!!

Sleepy Creek Sunrooms did an outstanding job building my 3-season room. Everything from explaining the product and providing a fair price to timely installation and follow up left me feeling like I this was one of the best home contractors I had ever worked with! I am happy to recommend Sleepy Creek Sunrooms.

We had our old run down deck replaced with a sunroom (12x16) and composite deck (6x32). Planning was made extremely easy with an onsite visit by Mike and Warren. They helped us design the sunroom and then obtained all of the necessary permits and approvals. The work crew was extremely professional and detail oriented. The project went extremely smooth from tear down to installing the final touches. We love the room and deck and are glad we went with Sleepy Creek/Maryland Sunrooms.

It was the best experience from the first online meeting where they were already able to design an immediate visual representation of what we wanted. The planning and contract phase was straightforward and smooth. The construction itself was accomplished promptly by an experienced and professional crew. Excellent communication throughout the process. We love our new enclosed patio and highly recommend them!

Bottom line -

If you're even considering building/modifying a patio or sunroom, I strongly recommend to at least set up an appointment with this company. I am beyond satisfied and cannot speak more highly of my experience with them.

My contractor selection process/ How I chose them -

I have previously worked with around 4 contractors doing house renovations in stages over the past 2-3 years. Each with its own challenges despite recommendations and good reviews. Before selecting them, I considered quotes from three building strategies: (1) Individually pair an architect and hand pick a builder. (2) Large national patio company, or (3) Local patio company.

Option (1) The time and effort to source materials and the contractors to build a bespoke sunroom was beyond what I could manage.

Option (2) the unnamed national patio company had a team of contractors to build a bespoke sunroom, however the salesman was so completely removed from the building process, that he struggled to answer my pointed questions regarding the build. There was also pressure for me to sign a contract and put a deposit before getting the preliminary plans that I would need to hand to the HOA for approval. Communication and follow-up was also an issue.

Option (3) - Sleep Creek Sunrooms - I first had a video chat with Mike and Warren where they were able to draw on my photographs to give an idea of the process. Mike has countless years of building experience and later became the company owner which is reflected in his detailed explanations to my many questions. His knowledge spans the material science and structural engineering of all aspects of the build. He has experience not only with most manufactures but also knows noncommercial brands that can help with cost savings without sacrifices in quality. In short, they gained our trust quickly.

Preparing HOA documents -

They were extremely fast and thorough in providing all the documents my HOA needed. The engineering plans were extremely through and most questions my HOA had were already answered on this document.

Their work -

Mike works with a team of regular contractors for building, electrical and HVAC. I spent the most time observing the builders. Saul was the main guy and he would come with his assistant daily around 650-7am on most days Monday through Friday. They worked late and came on Saturdays when time was lost due to rain. Saul was extremely impressive in how careful and meticulous he was at each stage of building. To have a reliable builder who is methodical, punctual, a great communicator and generally pleasant to work with is very hard to find (this is reflecting with my experience working with 4 other contractors). I am so happy with the quality of the build that I'm finding excuses to get more work done on my house just so that I can work with them more.

Communication -

Communication with Mike has been the best experience I have had with any contractor. Texts and emails are replied almost instantaneously. If Mike doesn't know the answer directly, he is very quick and efficient about following up with his contacts or directly to the manufacturer to get you an answer. This level of commitment is admirable.

Timing -

They projected to finish the job including estimates for permitting, HOA approval, acquiring materials and the build and surpassed the estimates by as much as 50% sooner which was amazing. My previous unfortunate experience is that you have to chase contractors down, jobs slow at the end and they only barely make their deadline. None of this was the case with Sleepy Creek Sunrooms.

Honesty -

I posed questions of different materials (windows/roof/doors) to all the contractor options and Sleepy Creek Sunrooms came across as the most straightforward about sharing their professional judgement and reasoning. To convey this level of honesty you need to talk to the builders and not purely salesman. This level of honesty was reflected throughout the build process.

Great company which did a sunroom and kitchen for us near Chantilly VA. Mike the owner is honest, fair and friendly. We had extra issues with kitchen (electrical needed upgrade, moved plumbing to open up wall, etc) but Mike and his team cranked through it with spectacular results. I highly recommend him to everyone.

Mike and his crew put up our beautiful sunroom that we, our friends, family and neighbors all love. Everyone spends time there when visiting. 5 years later needing some minor upkeep, Mike's crew did an outstanding job of minor caulking and completely cleaning the inside and outside of the sunroom walls and windows. We highly recommend Mike and Sleepy Creek Sunrooms. Too bad Google only offers up to 5 stars as that isn't enough.

Mike and Ken showed up at exactly 7:30 am, as scheduled, to repair a sliding door from our 2008 installed sunroom. They were pleasant, professional, and hard working, accomplishing the job in a minimal amount of time. Because of the way the installation was done in 2008, they were required to do extra work to remove and repair the door. They explained what they were doing, showed the old and new parts involved, and explained what should be done to ensure many more years of good service from sunroom. I was extremely impressed!

Could not have had a more positive experience with Mike, Glen, and the entire crew. From start to finish, they were a pleasure to work with. Mike is incredibly knowledgable, responsive, professional, and thorough. He kept me up to date on changes related to delivery, weather, and when the project would begin. Everyone on the crew was friendly, competent, attentive, hard working, and a pleasure to have around.Their expertise was evident. Our windows are gorgeous and we are completely satisfied with the work done. They even vacuumed up after!

We hired Sleepy Creek Sunrooms to convert our screened-in porch into a four season sunroom. The final product looks fantastic and we are very happy with the workmanship. The owner Mike Malone is meticulous, responsive, and completed the project on time. We look forward to doing business with Mike and Sleepy Creek again.

If you are lookingfor a sunroom it is a must to give Sleepy Creek Sunrooms the opportunity to show you a product in my opinion is second to none. Mike at Sleepy Creek Sunrooms is a meticulous craftsman in all the details of the build. My wife and I couldn't be any more pleased with the room. The room looks like apart of the original build and not like a add on. Bottom line is Sleepy Creek Sunrooms uses all quality materials for the build in addition to the group of craftsmen doing the installation when done you will have a room to enjoy with family and friends for many, many years to come.

Look no further for an installer of your sun room or patio. MIke and Bill Malone are true professionals. They installed a 3 season sun room for us that exceeded our expectations. Everything was spot on perfect. Plus, they're really nice guys.

Mike Malone built our patio last year as a subcontractor for a building company. While we were not thrilled with the company, we were so pleased with the outcome that we asked Mike to build our second floor sunroom. He has since started his own company --Sleepy Creek Sunrooms -- and I want to take all credit :-) The sunroom is completed and is gorgeous! Best of all, Mike and his crew are really fun so its a pleasure to have them hanging around (this is a big deal for me). Highly recommend and am happy to take calls to discuss.

Service questions
1. Should I stay home during roof replacement?

It's not necessary to stay home during roof replacement. Roofing work is noisy and can cause vibrations inside the house, which might be uncomfortable. Most homeowners choose to leave during major parts of the project, but our team ensures safety and keeps you updated, whether you're home or not.

2. How long does roof replacement take?
+-

The timeline for a roof replacement typically ranges from one to three days, depending on the size and complexity of the roof, weather conditions, and material type. Larger or more intricate roofs may take a bit longer, but we always aim for efficient, timely completion.

3. How to hire a roofing contractor?
+-

To hire a roofing contractor, start by researching local companies with good reviews and proper licensing. Request quotes from multiple contractors, verify their insurance and certifications, and ask for references. Always ensure you get a written contract that outlines the scope of work, timeline, and payment terms.

4. How to check if a roofing company is legit?
+-

Check if a roofing company is legit by verifying their business license, insurance, and local certifications. Look for memberships in professional associations, read customer reviews, and ask for recent project references. A legitimate company will be transparent and provide all documentation upon request.

5. How to choose a roofing company?
+-

When choosing a roofing company, consider their experience, customer reviews, warranty offerings, and quality of materials. Make sure they provide clear communication, detailed estimates, and a solid portfolio of completed projects. Local expertise is also a major advantage for understanding regional roofing needs.

6. How do you know if your roofing contractor is ripping you off?
+-

Warning signs that your roofing contractor might be ripping you off include vague contracts, pressure to pay large upfront deposits, lack of proper documentation, and unexplained price increases. Always ask for itemized estimates and written guarantees, and avoid contractors who avoid answering your questions directly.
