Not having need for a home inspection in over 20 years, I initially thought the quoted rate was a bit high….but the reviews for Ridge & Valley Home Inspection, LLC were great and the property was large and had unique features. I was absolutely 100% incorrect on the rate being high. Josh and his partner spent nearly 6 hours on the property - testing, detailing, photographing, and explaining all the way. The fee was actually ridiculously low for the (wo)man hours spent on the job, as well as the thoroughness of the inspection - everything from the crawl spaces to closets to drone photos of the roof. As expected, there were a number of findings, but the comprehensive report provided (as well as his on site commentary and explanations) helped narrow down the critical items required for negotiation with the seller. As everything was detailed and photographed quite clearly, the seller kindly agreed to handle all items as requested. Josh was punctual, professional, responsive, and had excellent communication from start to finish. He has my highest recommendations and it was an absolute pleasure to work with him!
