James was professional, knowledgeable, and comprehensive. He was in no hurry and took his time as he thoroughly inspected all spaces and systems, including nasty crawlspaces. His report thoroughly answered all concerns and addressed many issues we would have simply missed. Great work! Most highly recommended!!!!

James was hired to complete a home inspection for us on May 23, 2019, in Federal Way, WA. The inspection was on referral from our realtor, Miles Bailey with Ken Crotts & Company. Upon completion of the inspection, we were given a verbal confirmation by him that the property was in good shape, and that specifically the roof had “at least 5 more years on shingles”. We were promised by him that we would receive a written inspection within the next day, however, as of today (August 23, 2020), we still have yet to receive a written report from him. As the sale of the house was under a quick sale, on June 12th, 2019 we decided to move forward with the purchasing the home based on his verbal confirmation that the home was in good shape.
Over the next six months, numerous attempts were made by both our realtor and us to contact him in an effort to obtain a copy of the written inspection.  Finally on November 10, 2019, we successfully made contact with James and were informed that due to personal reasons he did not have a written copy of the report.  As an offer of resolution to make amends, he offered to pay for another inspection company (4 Seasons Home Inspections LLC) to come out and provide us an inspection for our records.
On February 9, 2020, 4 Seasons Home Inspections LLC conducted an in home inspection on our property. To our surprise and frustration, we were informed by the inspector that the roof was in severely bad shape with many leaks, and they highly recommended that the entire roof needed to be replaced immediately. We have since had four separate roofing contractors conduct inspections on the roof, in which all confirmed that the damage was significant and should be replaced immediately.  On Tuesday March 10th we were forced to have to replace the roof.
Being first time home buyers, we placed our trust in James as a professional inspector, that the initial inspection was conducted correctly and that we had assurance we would not have any major issues with the home.  Now, within a year of closing, we now no longer have the ability to negotiate with the seller on the price of the house due to the poor condition of the roof, nor do we have the ability to finance the cost of the roof into our home loan.  We feel that James’ negligence has resulted in a significant cost at our expense.  We have sought legal counsel, and upon recommendation, have made multiple attempts to contact him in the hopes that we can come to an agreement on the reimbursement, however as of today. All emails, letters, texts and calls have gone unanswered The total cost for us to replace the roof was $13,482.71.
James, we would appreciate you working with us to settle this issue and ask that you contact me by September 30, 2020.  In the event we do not hear from you by this date, under the direction of my attorney, we will be forced to proceed with legal action.

James was great. His eye caught the tiniest details from drip marks on the skylight to a termite wing in the window sill. Sleuthed out a simple fix to a broken jet tub. He really knows how to use his infrared camera to find what the naked eye can’t see.

Where there was damage, he recommended reasonable fixes. When structures like the roof were in great shape, he offered advice on maintenance to keep it that way. The 60-page inspection report came later that evening! I’ll use this document as my primary maintenance reference for years to come.

Sharp, knowledgeable, affable, very reasonably priced, it was a pleasure to work with James.

James Lagergren came out on Saturday 7/6/2019 and do the inspection he was paid in cash. He promised the report either later that day or Sunday. It it now 7/12/2019 and there has been no report. The realtor, myself, and several others have tried to contact him by phone, text, and social media. He responded once to the realtor asking for an addition day to finish but has not been heard from since.

Rainshadow Home Inspection was one of the inspection services recommended by our realtor. James did a thorough inspection of the house, providing a detailed explanation as he assessed each area of the home. I appreciated the level of detail he provided, speaking in terms the average person can understand. We needed the report later that day and it was sent to us by 1:00pm. A few weeks later, when the flooring installer had some concerns about a high moisture reading in one area of the house , James crawled under the house to investigate. Not only did he do this on short notice, he didn't charge an additional fee. I'm wowed by the level of care and service James provided. I highly recommend Rainshadow Home Inspection.

We recently bought a log cabin in rural Jefferson County and James did an incredible job with the inspection. He was extremely thorough and very knowledgeable about log homes. He was a clear communicator and took the time to teach us about the maintenance of our log home. He helped us prioritize the repairs needed on the home, and even helped connect us with a few reputable contractors in the area. His inspection report was very detailed and included a ton of pictures. Based on his report we were able to negotiate a lower price. We really enjoyed working with James- he will be our home inspector for life!

I had the opportunity to have James inspected on two home last summer. He is excellent. James took time to explain. He is sincere and straightforward.

I am re-editing my review. James inspected our home before moving in. He missed tons of things, including open-end pipes in crawl space which created a disaster. There are many things he could inform us how unsafe the place to live with kids, especially one with the immune problem.
My previous experience with other inspector involved a good 5 hours of inspecting and James spent just about 2 hours. I can see how he misses things.

He completed two home inspections for me back to back because I was out of state and was in the area for a limited time. He made sure that all my questions or concerns before the inspections were answered even though he was busy.

Also, his rates are very reasonable. When it came time to inspect, he was very thorough and honest about his findings. And he emphasized safety. Throughout he was professional, gracious and courteous. He makes you believe in customer service again.
