Bryan was extremely thorough during the inspection process. He not only made sure I fully understood what the issues were he was finding, but he also helped me understand the severity or lack thereof as everything in my eyes was a big deal or an expensive fix until he would shed some light on it. Bryan showed up on time, prepared with his ladder and drone and sewer scope and he got right to work and wasted no time. I asked him many questions during the inspection and he happily answered all questions honestly and respectfully. The inspection was a couple of hours but the time went by fast. He was very meticulous and marked everything on the inspection log. He was able to approximate estimates for repairs for us and he guided us on the most urgent of repairs to the least urgent repairs upon moving in. He did not cut any corners. The house he inspected for me had a crawl space basement and he climbed underneath, multiple times, and took lots of pictures. Not once did he complain. Not once was he rude. It is hard to find honest folks out there that do a comprehensive and detail oriented job these days. He was genuine and authentic and he will have my business for life. If you want a home inspector that is thorough and knows what he’s doing then you need to hire Bryan ASAP. No doubt about it.

As a first time homebuyer, I can say this should be your first and last stop when looking for a home inspector! I have used Bryan’s services not once, but twice. (He saved me from making one of the worst purchases of my life) This man knows his trade. We worked with Bryan for our first home under contract. We initially contacted him based on his excellent reviews online and he turned out to be absolutely first class. He was simply phenomenal. He identified issues in a new construction and made suggestions on how to address it. Based upon his astute observations, we finally decided against pursuing it.

We found another property and called him right away. Once again, he impressed us with a very diligent inspection. He left no stone unturned in assessing every inch.

Since he is able to do sewage scope at the same time, it reduced our coordination with multiple agents. Our realtor couldn’t believe it!!! I would give Bryan Weaver a higer rating if I could. Our experience was exceptional. Bryan spent 4.5-hrs thoroughly analyzing our 1700 sq ft home - inside and out. We were concerned about a possible mold problem or sick house syndrome. He actually identified and FIXED the problem (clogged fresh air inlet to the furnace) on the spot. This was something missed by the heating/cooling specialist we had out last year. Incredible!

As a first-time homebuyer, the inspection process is daunting. You hope and pray that the inspection nets positive results. I am on inspection #2 and contracted Leave it to Weaver this time around. When compared to inspection #1, the difference was like night and day. Bryan Weaver spent hours at the home (built about 1910-1920) and provided a comprehensive report. He took the time to explain which issues were common and those that needed to be addressed immediately. He came across as extremely knowledgeable and approached my inspection like it was his own. I highly recommend his services.

Bryan is very *RESPONSIVE* to any questions and/or concerns. He is very *PASSIONATE* and *KNOWLEDGEABLE* in his trade. You can sense this. He took his *TIME* to inspect our potential at home and did a very *THOROUGH* job. His report is typed with photos and details. I would hire him again in the future and *HIGHLY RECOMMEND* him to friends and family.

User beware!!

This inspector missed an entire bathroom in my house. Shortly after moving in, we noticed a huge water problem. I contacted the inspector to find out what could be done. He told me that he doesn't make mistakes, and I should have contacted him 2 days after the inspection (for anyone buying a home, you know that isn't how this process works). He also said that he wouldn't note anything about the bathroom if there was nothing wrong with it. But I can post my entire inspection report that shows everything he noted that was "okay" indicated with a green checkmark. He did get back with me and told me that it appeared that the bathroom in question was not listed on the report. There are other issues in this bathroom (a light switch that doesn't turn anything on, and an exhaust fan that doesn't work) that are also not listed anywhere on my report. He set up a time with me to come out and look. That day came and went, no call, no show. When I contacted him about the missed appointment, he told me me realtor told him he owed no obligation (she told him to contact another inspector). My realtor and company agrees that the bathroom is not listed, and noted that in her 24 years, this is one of the least detailed reports she's ever seen from an inspector. He agreed to come out and look, but it has now been a week with no contact. Attorneys have been contacted so next steps can be taken.

**In response to the owners..

I never started a bathroom remodel, so that's a blatant lie. I didn't move into this house until June 24th, and called him July 15th when we noticed a mushroom growing out of the bathroom wall. Attached are pictures, and conversations where he said he would be in touch and then I never heard from him again.

Super thorough, took his time looking at every aspect of the house I'm buying. The whole Inspection report is sent to you in an email/PDF going over every aspect including pictures of things that should be addressed. Would definitely use again and would recommend to friends and family! Thanks Bryan!
