We hired J&K Construction to build a work shop for our farm. The concrete slab was framed up without the footer being prepped. In the contract it says that the footer would be to building code, and my husband had a heated discussion about there not being a footer prepared for the concrete and it was explained to my husband that the 4” was enough to support the weight of the steel building. We were convinced by James that this 4” was sufficient. Being a farm building, no permit is needed, so there would be no inspection. Finally, 7 months after the initial contract was signed, 3 days before my husband is to return from deployment, the concrete was poured. The following weekend my son came to visit; he is a foremen for a barn building company here in Virginia. He walked over to look at the slab and told me that because there is no footer, this slab is not to code. I called codes and compliance, and discussed the existing slab and building requirements, and I confirmed that this would not pass inspection. I may still go ahead and get the permit myself just so this work is documented as failing inspection. Now there are two options to correct this mistake. One is to add (one foot) footer all the way around, making the building two feet wider and two feet longer. Because the building has been purchased and manufactured for us already, we cannot adjust the building size without losing a ton of money. The second and only option is to cut off a foot of the concrete all the way around the building, and dig the footer, and tying it into the existing 4” slab. A lot of extra work, time, and money. I don’t know why he did this... he’s done great work for other people.
I have video and still shots of the work being completed, and I will document the footer being corrected. If you decide to use them, make sure you have a permit, even if one is not required.
