The whole team at Basement Masters did a great job on two projects to waterproof our basement and both turned out great! The first one was a major project where they had to dig to the foundation and waterproof the whole side along with installing a sump pump. They knocked it out with ease and they beat the national chain's pricing by a wide margin. The second job wasnt that small of an issue but they still completed it in one day. Highly recommend Basement Masters!

Can’t get any better than Basement Masters Waterproofing! After reading excellent reviews, I contacted them to check for a foundation crack. Long story short, I have a new leak in my basement that appears to be from a fault in the French drain system an old company (NOT Basement Masters)installed years ago. The old company advised me to have a plumber check for issues in the house, and have the foundation checked. There’s a lifetime warranty on the existing system, but there is a hefty fee if they come out and it’s not a warranty issue.
Randall, the owner of Basement Masters, came over very promptly and checked the foundation…no cracks. He also looked at the old drain system and had some good information on that too.
He kindly asked that I call him with results when the old company checks the system for warranty coverage. I sure will.
This company is honest, ethical, and willing to go the extra mile to help. Quite refreshing in today’s environment.
Randall, and his wife Leah, have been a pleasure to work with. I very highly recommend Basement Masters Waterproofing.

***** update. Read the answer to my comment. I wasn’t calling for a quote over the phone. I kept asking for an appointment at my home. Do you want to hire a company that strait up lies? Lol! Clearly they didn’t read the comments. I say I wanted someone to come to my home. This isn’t s credible business. Come on! Anyone who reads this will know you don’t listen & lie. Lol this is ridiculous.

I have never called a business where the person taking the call was so frustrating I chose not to have the company give me an estimate. I need a French drain installed in my basement with a sump pump. Simple, right? I explained what I needed & she decided to second guess everything to the point she wasn’t listening. Clearly didn’t understand what I needed. I said I had an unfinished basement but she decided I had water on my non existent drywall. All she needed to do was send someone over to discuss the French drain. She didn’t need to be involved. I understand there are questions, which need to be asked to establish the problem, but it isn’t your job to reinvent the wheel. She informed me she was in the business for 14 years. I struggle to understand how the business is still in business with her assistance. It was so frustrating i chose not to have anyone come to my home. The first phone call is a vital representation of a business. If you can’t pass the first call, how are you credible?

BMW provided 1 of 4 estimates we received for encapsulation of our crawlspace. 2 companies used high pressure sales tactics for their pre-packaged services. BMW right-sized the work for our project, did not pressure us, and came in >30% cheaper than the other companies. Since they completed the work, we've seen no evidence of moisture in our crawlspace.

This is not a normal review, since Basement Masters didn't actually work on our house. We called them because of moisture in our basement walls. They came out, and determined that the problems were of a different nature than what they do and required the services of a carpenter to fix a faulty deck. They very easily could have sold us on a bunch of work that wouldn't have solved the issue, but instead gave us an honest assessment. They are honest, ethical, and won't take advantage of you. That was truly refreshing, and shows the kind of people they are. Call them!

Company has a lot of integrity. Concrete work on our stoop did not settle well, and Basement Masters came out twice within 1.5 years to ensure quality repairs and customer satisfaction. Easy to get the repairs sent to the project managers, although the project managers are busy, which was the only downside .Otherwise this company is great and would work with them in a heartbeat based on their proven reputation and commitment to doing the job right.

In a bid to proactively arrest some cracks on our exterior concrete walls, I called Basement Masters Waterproofing after finding them on Google.
From start to finish, the experience was professional, put me at ease and educational.
I was assisted by both Emily and Leah.
Emily made sure I was promptly attended to and Leah was kind enough to explain issues to me and after reviewing the photos I sent, confirmed that they were just wear and tear. She also directed me on how to address the more serious of the cracks.

I'm long overdue for posting this review as we had the work done over a year ago. We hired Basement Masters Waterproofing to excavate our 60 year old town home and redo the waterproofing. We chose them because they came highly recommended by neighbors, and all of the fabulous reviews online. We were given an estimate of the work, and an option to install a sump pump if we wanted.

Our unit is the end unit, so they had to excavate both the front and side of the unit. It was all hand digging, and we were impressed with how quickly and efficiently the crew excavated down to the foundation; they had to remove the Azalea bushes in the front of our home, and excavate around the base of a large Magnolia tree in our front yard, which is very close to the foundation. The lawn in front of our home was protected with a tarp, and the crew did an excellent job of keeping the site looking good and roping it off for safety.

The work was completed on time, and for exactly what the estimate said it would be. Before the work was performed, our basement walls always felt damp, and the walls were covered in calcium deposits (yellowish crystalline deposits). Now, our basement is warm and dry! We couldn’t be happier with how the job came out. Thanks Basement Masters!

I don’t have to worry about the rain anymore. My contact with Basement Masters Waterproofing went well. The staff were prompt, nice and professional. My appointment was within two weeks.

My pre-inspection with Sharif Omar went smoothly. Sharif is very knowledgeable and professional. I had about 5 bids on the resealing of my walkout basement wall. Sharif was the only one with detailed information and diagrams as to what was required for the job. My foundation was resealed and I had an exterior sump pump added as well. I felt very confident with his recommendation of the work that needed to be done by his crew. And speaking of the crew, they were professional and brilliant.

I’m very satisfied with the work done by Basement Masters Waterproofing. My neighbors complimented on the work as well. My next door neighbor said he was watching them do the work and said, “ they did a great job.” He was impressed.

The price was very reasonable. The work was professional and I don’t worry about the rain anymore. Seriously I don’t have to worry, as my basement has been dry even with all the rain we’ve had. They are the best in waterproofing my basement, and I highly recommend them.

I think what sold us to Basement Masters Waterproofing was their lifetime guarantee and the fact that we met with the owner on the estimate, he did not rush or pressure us and he also contacted me several times during the construction for updates. Basement Masters Waterproofing did a fabulous job installing two sump pumps (one indoors and one outdoors) and waterproofing the outside of our basement that had been seeping water through the walls. The plan provided to us by our project manager was very thorough right down to the model and technical spec of the sump pumps they were installing. Once the project began, the team worked quickly and were very professional. Whenever I had questions about our project, they were very quick to respond. I would highly recommend this company!

We had set up a time for someone to come out and do an estimate with Thomas. Another person, Tom, called back and said that their jobs are usually at least $20k+ (this is also contrary to what their website says when they walk you through to give you estimates) and our insurance company likely wouldn't cover their estimate for the work they'd need to perform. Jokes on him - we had a couple grand other work we wanted them to tack on as well... Tom also mentioned that since they do 12-15 projects a month that their overhead is very high. Nice of him to admit outright that their business structure makes them super overpriced. If you're into pretentious contractors with no tact, Basement Masters is the one for you.

I waited until after 3 BIG rains with a totally dry basement to post my review. Our basement was wet 365, 24/7. Basement Masters Waterproofing gave us a useable basement for the first time. Pictures show before and 3 after. They were professional, courteous and accommodating. We felt so confident in the company that we had them do our job while we were on vacation. 100% Trustworthy! Finally, they not only did the job making our basement 100% dependably dry, but outbid all the other companies for the same system.

Great work by a great team. Everyone is professional. After getting more than 1/2 dozen quotes from companies that only addressed the issue from the outside or the inside, Basement Masters was the only one that gave me options and explained the pros and cons. They were able to get in and do the work ahead of schedule and the work crew was professional and tidy. Basement Masters went above and beyond to ensure I was happy with the work. I feel so lucky that I chose the Basement Masters Waterproofing to inspect my home’s foundations. I believe that the foundations are the most important part of the house. Therefore, I was willing to do anything to fix any problems with the foundation of my home. The interaction with Basement Masters Waterproofing company was great from the beginning. Leah, the customer care representative, was very helpful and friendly. Randall inspected my basement and the exterior of my home and clearly explained that nothing was needed to be done to the foundation of my home. These guys are really top notch. They're locally owned and operated with their own crew that performs that work instead of unknown subcontractors. The crew that performed our exterior excavation (BY HAND), led by Walter, were family members, with the exception of one gentleman. I got a chance to get to know them over the course of their work and it was a pleasure to see them enjoy each other and take pride in their craft. Digging 8' deep x 30' long trenches in near freezing temperatures is not a glamorous gig, but they performed the work with grace, cleanliness and utmost professionalism. Each crew member had a particular expertise, whether it be masonry, horticulture, water management, customer relations, etc. The team onsite was well educated and answered all of my questions as they came up and kept me informed of challenges as they arose. The price was fair, but most importantly, our basement has been dry and my sleep sound since the day they showed up. Do yourself the favor of hiring Basement Masters Waterproofing. Oh, and every single plant, bush and tree that they removed and replanted has survived through the Spring... Wow!

I met Randall (One of the owner). Randall listened to my concerns about the interior system. He looked over the basement area and gave some input on what his company could do.

I explained that there were additional stuffs I wanted to also do, Randall said he would give me some other reference that could help with my plan. After looking at my basement, Randall told me he would get back with me over the weekend for an estimated. Randall explained that his report was very detailed and he could not provided a quote upfront. I was a little disappointed because I needed to know the number for budgeting and comparison.

However, I waited. Randall did send over an estimate as promised. The Estimate was Very Very detailed. I was very surprised. It had the language of the works we had discussed. In addition, it had pictures of what it would look like. It also gave additional work that his company would offer that was relevant to my plan. Not only the estimate listed those additional offered works; it gave me options. These options also were also in pictures format so I could visually see it.

I could see that he took time into putting the estimate together. I had looked a lots of others company; this company definitely stand out on the details of their proposal.

Even with all that, I still did not like theirs upfront deposit policy. They required a lots more than 10% of the job. His company upfront deposit was Astronomical. I have my opinion about deposit. You can check my others reviews about it ( No space here to put it). I did try to talk with him about the deposit. Randall was very cordial about it. He explained that the deposit is really to see how committed customers to the company. Randall advised that he couldn't do the 20% that I offered him. I respected that straightforward answer. At least I knew where his company stood and not felt like I'm being place in limbo.

End the end, the deposit was what turned myself and my family away from them and I'm going with another company that didn't require any deposit. Maybe, on my next house I might try them if thing didn't work out with the company I picked. Or if my family and friends need a waterproofing company and they don't mind the deposit, I would pass them along.

Overall, not a bad experience. I can't give five stars because I didn't experience theirs work. Everything else thumbs up!

The guys were great to work with. The poor crew had to dig out a 20 foot trench three times because of the rain. Never charged me extra for the extra work. Let me know what was going on the entire time. I would have them back if I ever needed more waterproofing.

Basement Masters Waterproofing did an excellent job installing drain tile in my basement. I have had a lot of difficulty finding reliable, trustworthy contractors in Northern Virginia. They identified the problem and fixed it on time and well within my budget. There was never any upselling or scare tactics. If you haven't been able to find the right company to fix water issues in your home, look no further. I hope I never have water problems in the future, but if so, I'll be calling Basement Masters Waterproofing without hesitation.

We have a basement that has an outdoor entrance and ad a small drain at the bottom of the stairs that was inadequate- it only took one or two leaves to cover the drain and we would have a flood come in under the basement door. We lived with this situation for many years, and even with vigilance to keep the drain clear we had several floods a year to clean up. Finally, 2 years ago, I called Basement Masters and they replace the drain with a much larger one, with a large reservoir under the drain and we haven't had any water in the basement since. I am kicking myself for not calling years sooner .

They did the job well, they did it fast. Wish the finish looked a little better, side of the house is a bit messy but it is doing the job. Not inexpensive but i guess worth it. Pleasant to deal with. I did not get bids from other outfits as they were touted to be the best. I am confident this work has resolved my issue. Would use them again. You get what you pay for usually!

We had multiple basement water problems in our Virginia suburban home. Installing an inside and outside sump pump, grading the yard, and installing drain pipes from downspouts ameliorated problems somewhat but our basement still had wet spots. I called Basement Masters Waterproofing in August of 2016 to see if they could help solve my longstanding water problems.

Mr. Butterfield came promptly, reviewed our basement water issues, and recommended several solutions, including an inside and outside solution. We chose the latter that involved digging out from our basement footing several feet and installing drains and waterproofing to the foot and outside masonry walls. Mr. Butterfield was low-keyed in his presentation and in no way were we pressured to decide in favor of the more expensive solution.

Walter and his crew completed the work in October in an efficient and professional manner. Along the way all requests for changes were accepted and acted upon promptly and with patient understanding. We were faced with the extra cost of disconnecting and moving our air conditioning unit. Walter figured out a way to elevate it and suspend it while digging under the unit at no additional cost. We have a complex patio that had to be partially dissembled, then reassembled and that was done professionally. We asked that gravel, not earth, be placed all the way up so the patio steps would not settle. We asked that the indoor sump pump be removed in favor of the outside pump placed close to the house. We added the request to examine our patio sump pump. All these and more exceptions were done and errors made in former attempts to solve our water problems were corrected. The extra costs for our additional changes were reasonable. Cleanup was thorough and the job was finished expeditiously.

Thanks to the excellent and professional job of Basement Master Waterproofing we have a bone-dry basement. Wet corners have been eliminated. Rain no longer increases my heart rate. Thank you Basement Master Waterproofing for a job professionally done!

Absolutely fantastic right from the first interview! Very personable, extremely professional, explains everything that is needed to be done. I had 4 other companies come in for estimates. What a disaster!!!! Their prices were out of sight! What they suggested that had to be done was extremely destructive to my basement creating additional work and costs after they were done! Randalls ' helpers were equally as good as Randall. They explained everything they were going to do before they got started AND showed me as they were progressing what they did so far. Very polite and efficient. I left to go to work and came home late after work. I was so amazed at what I saw!. It was dark out and so I went and got a flash light, so that I could see what I thought I saw!!! I anxiously waited for the morning so that I could check this job again. I could not and still can not believe the job that they did. You could not tell that anyone had worked this job after they were done,, !! So clean and neat. Beautiful. I am so greatful and pleased. They were not the cheapest quote I got, but their price was very good for what they had to do. AND, I didn't have any extra expenses after! Basement Masters provided a multi-focus project for us that included French drains, waterproofing of basement walls inside and out, and replacement and upgrade of underground roof drainage piping. Their engineering analysis, proposed solution, and installation were all superior and have worked masterfully to correct and control serious problems of weeping cellar wall cracks, erosion due to above ground rain runoff, and underground routing of water from roof gutters. Their project manager was knowledgeable and easy to work with and their installation crew was outstanding in focused installation work, cleanup, and avoidance of damage to structures, lawns, and plants. The follow-up by their project manager was prompt and thorough. The project manager inspired confidence and provided an excellent solution and project plan and the crew delivered speedy and positive results. I strongly recommend them to anyone with difficult waterproofing and drainage issues.

Did both an exterior and interior water management solution. Only took a few days to do both. The site stayed exceptionally clean. They even took apart and reassembled the small deck steps and landing to do the needed work (some other contractors said they would just trash the deck and make me rebuild it) Costs were similar to all the other quotes I had received.
